NLA calls for 'better application' of laws to help landlordsRecently introduced laws which apply in England and Wales need to be better understood to ensure landlords are afforded adequate and fair protection, it has been argued.

The Tenancy Deposit Protection scheme was launched this year on the April 6th with a view to protecting a tenant's deposits - but there is now an assumption that the tenant needs more support than the landlord, the National Landlords Association (NLA) believes.

As a result, Elizabeth Brogan, senior policy officer for the NLA, has articulated a need for the laws to be interpreted in a different way to ensure that the balance is redressed.

"I certainly don't feel that there is more regulation needed," she said.

However, "there needs to be better application and better understanding of the regulations as they are", she added.

Another route, as proposed by the law commission, could see the tenancy agreements simplified.

This would act to make "everybody's lives easier", Ms Brogan commented.

Around 150,000 landlords have made the effort to register with a scheme, the NLA has reported.
