Key time for emerging marketsThe emerging property investment markets of central and eastern Europe are entering a crucial period, according to one expert.

Vanessa Bird, of financial services company Baydonhill, said that it was a telling time for these markets and that they needed "to go beyond the 2-3 year popularity span" they were currently experiencing.

She cited Bulgaria as an example saying that investors in the country were now "finding out whether they will actually see the rental returns that were promised at the beginning."

Ms Bird added that she believed that if expected returns were achieved then it would lead to increased confidence in other emerging European markets.

She suggested that Romania and Latvia were two countries that could benefit from this situation.

Investment in eastern and central Europe in general has been boosted by a number of countries in the region joining the EU.

Poland, Hungary and Estonia – along with a number of others – all acceded to the EU in 2004.
