Wonderful summer and winter resort. Hot summers and reliable early and late snow record and glacier skiing all year round! This lovely apartment is on the third floor of a chalet building in the heart of Zell am See,and only 250 metres from the ski lifts or lake. Zell is a charming small alpine town, nestling below snow-capped mountains on the shore of a wonderfully crystal clear blue lake. It's the perfect base for both summer and skiing holidays. The apartment sleeps up to 5 persons and is spacious and well equipped. For larger parties, we have access to additional apartments in the same building, in total sleepiing up to 23 persons. We also have a luxury three bedroomed apartment sleeping 6 persons approx 200m away and other apartments closeby, so if this one is not exactly what you are looking for or unavailable please still contact us and we will try to help.

The Austrian Alps / Salzburgerland / Salzburgerland region
Zell am see is a very attractive, small town, siting right on the edge of a an alpine lake. It is in a wide sunny valley and is easily accessible by road and train. In winter the area is a skiers paridise but its not all about skiing, there is plenty to do for the non skier, unlike many modern ski stations. Imagine taking a horse drawn sleigh ride or learning to drive a dog sled, across the frozen lake. In summer the climate changes drastically and it can get very hot. Last year saw temperatures in May of 35 degrees! In summer the lake is the centre of activities, with lots of water sports posibilities, boat trips, etc. There are many prepared beach areas around the lake with changing facilities, children's play parks etc. it really is a good family resort.. Salzburg is a great place to visit for a day trip. Why not do the sound of Music or Mozart tours! The famous Grossglockner glacier and the Krimml falls are also closeby.

Zell am see is a truly all year round resort and as well as winter skiing, there is a wealth of things to do in the summer too. The lakes and rivers are of drinking water quality and the lake can warm up to a balmy 25 degrees in July and August, ideal or swimming and water sports. You can hire canoes, windsurfers, sailing boats etc or take pleasure boat trips. Other activities include:- Mountain biking , white water rafting, canyoning, gorge walking, mountain walking, sailing, fishing, golf and tennis. Skiing on the Kaprun glacier is possible right through the Summer. because of this and its excellent snow record, the ski season starts any time from late October and can extend well into May. the apartment is just 250 metres fromthe local area the ski lift and if you fancy a change, or simply run out of runs to excite you, the resorts of Saalbach and Hinterglem are also just a 15 minute bus ride away.

How to get there
Zell am See is very easy and quick to get to. Its just one hour by car and 1.5 hours by train from Salzburg airport. Its also an inexpensive journey and public transport links are excellent, with train fares at only 12 euros. No need for a car when you get there either, there is so much to do and see locally and local trains and busses go regualrly to all the key attractions. In the ski season there are ski express services to and from the airportand all local busses are free. In summer, you can buy a 6 day tourist pass for just 60 euros which gives unlimited local bus transport, use of mountain cable cars and lifts, use of all the excellent indoor and lakeside swimming facilities and discounts on boat trips and tourist attractions. In winter cheap flights start at just £1 each way with regular flights going from most regional UK airports. Try www.ryanair.com ( up to 4 flights per day), www.thomsonfly.com www.flybe.com In summer daily flights are still available with Ryanair and Thomsonfly operate from both Manchester and Gatwick. www.flybe.com operate summer flights from Southampton every Saturday.There are also charter flights.
Generally, although the roads are kept clear of snow, we don't recommend a car in winter, its simply not necessary but in the summer a car is ideal for exporing the area, re recommend avis, and autoeurope for the best rates.

Further details indoors: This is a modern spacious apartment which sleeps up to 5 persons. It has a large fully kitted neff kitchen, large sunny balcony facing the lake, one double bedroom, spacious sunny open plan lounge and dining room with lake views, lobby, separate loo and bathroom and plenty of storage space. There are shared laundry facilities in the basement along with bike, ski and boot storage areas. The chalet is located just 50 metres from the icerink, swimming pool and indoor leasure complex and just 250 metres from the lake beaches and the town centre. Although central for just about everything, its is in a quiet area and therefore perfect for a restful holiday.
Further details outdoors: The property is right next door to the icerink and indoor leisure pool, with sauna, steam room and hydrotherpy facilities and restaurant. Unlimited use of the pool can be purchased with a valid lift pass for just 15 euros for 6 days. It's the perfect way to sooth aching muscles after a hard day on the slopes. In winter, there are open public ice skating sessions plus regualr ice hockey games of a very high standard, a great evening's entertainment. The apartment is also just a 2 minute walk to the lake and its lovely beaches and outdoor swimming pools which are open throughout the summer months.

A small fee for bed linen and end cleaning applies plus a compulsary 1 euro per person per night local tourist tax is payable. All linen and towels are supplied.
Conditions
This is a strictly 'no smoking' apartment. There is a lift and no steps to the lower entrance of the building so possibly sutiable for wheelchair access. Guests are requested to replace small items such as glasses if broken whilst in the resort. More serious breakages or damage will be charged at cost. A non refundable deposit of £100 is required to secure booking. The balance is due 6 weeks prior to departure. Property is sutiable for children but care should be taken to supervise young children on the balcony. Guests are requested to respect residents 'peace' and not disturb the neighbours with loud music or roudy behaviour. Guests breaking this code of conduct will be asked to leave.

We had never been to Austria in the summer and did not know what to expect. We wanted a change from spain ... we stayed in this apartment last summer, it was a great apartment with really lovely views. I can honestly say it was the best family holiday we have ever had. We wished we could have stayed longer as there is so much to do. The beaches were so well equipped and the water was surprisingly warm and so clean we could have drunk it!
