Villa Primrose is well presented throughout and sits on an elevated position commanding exceptional views of the surrounding countryside, olive groves and the Adriatic sea. This modern detached property with an established and well maintained garden is situated in a peaceful, quiet residential lane yet only minutes from all the local minimarkets & amenities.
The small SANDY beach of Zambratija is only 10 mins walk and other Blue Flag beaches of nearby Savudrija are within easy reach. This coastal area of the Istrian Peninsular offers a wealth of culinary delights, there are many Pizzerias, Ristorantes and Konobas (which are Agrotourism restaurants) to enjoy the local wine, fish and meat cuisine, all at a reasonable price. Visit a local vineyard, the small fishing village inlet of Savudrija, the hilltop artistic/jazz village of Grosnijan (both nearby) or the famous beautiful town of Rovinj.
For the energetic, there are lovely walks directly from the villa into the surrounding countryside as well as local hire of mountain bikes and scooters etc. The Umag resort of Katoro, just 5 mins away, hosts a varied range of watersports and for the young at heart it continues after dark with its nightlife of open bars and discos.

The Istria region
This region of Istria is very green being the most northerly of the Croatian coastline lying in the Gulf of Venice. The peninsular is steeped in Roman and Venetian history. Much of the architecture still shows evidence of the Venetian influence throughout the various towns, none more so than Rovinj, considered to be the 'jewel in the crown' of the Istrian coast. This area was also a very important province to ancient Rome and provided much of its olives and wine. Little has changed, today you can travel throughout the region which is populated with olive groves and vineyards. Visit the Roman Amphitheatre at Pula, considered to be the finest outside of Italy and the Unesco designated 'Basilica' in Porec.
The local area is very Mediterranean in style, both in terms of climate and culture. It is often referred to as being "old Italy" or "the way it used to be". The soil is red, the colour of wine, and local produce and small vineyards are scattered all over the landscape. Umag is only 5 mins down the road, a typical fishing port and recently upgraded to being the most northerly yachting marina in Croatia. From here you can take the ferry directly across the Adriatic to Venice only 1-2 hours away. Umag also hosts the famous ATP Tennis Tournament every July which attracts the world's top tennis players. The tourist coastal area of Umag is called Katoro and offers all the usual water sports, activities and attractions of a holiday resort. The local coastline has many Blue Flag rocky beaches with pristine clear waters yet nearby you can sunbathe at the small but rare local sandy beach at Zambratija.
