Xyloporta retains the traditional feel of its original old farm buildings and courtyards, yet has the comfort and convenience of modern facilities arising from its recent extensive restoration. Here you have complete privacy among the olive and fig trees.
Xyloporta with Tassia's little cottage, with so many personal touches, is the perfect place for two or three families with lots of children, the largest bedroom has a ladder leading to a gallery which can sleep three extra children/teenagers or brave grown ups!. So there are enough beds for family parties of up to 17 and we have been know to add an extra bed and make it 18!
On the other hand, this secluded hideaway among the olive groves, brimming over with charm and character can also be a perfect cosy holiday for smaller groups wanting to get away from the pace of modern living and experience real Greek living and the kids can make as much noise as they want! A perfect villa for entertaining, with a table which can seat eighteen in the protected barbecue area.
The really private pool with its panormaic sun bathing deck and shaded area under a giant olive tree has spectacular views along the Zakynthos coast and the resort of Alikes (magical twinkling lights at night) to the right, the island of Kefalonia to the left and behind you the whole range of hills bounding the rugged west coast of Zakynthos.
Xyloporta is seven minutes from hidden coves & beaches and mini markets and five minutes from the nearest taverna, so long as you do not come across the goats being herded down the road!

Xyloporta consists of three converted old farm buildings and Tassia's newly converted cottage.

A newly converted single cabin with full size single bed.
Two further bedrooms in the largest old farm building, which look south over open hillside

A second spaceous en suite twin bedroom with a large fireplace that can convert to a children's dormitory,
(with three beds on the lower level, and a gallery which can sleep another three!) or a large double bedroom.

Xyloporta's living/dining room with its open plan kitchen has French windows leading out to both a covered terrace dropping down to the pool and open terraces with natural shade from vines and a very old olive trees. below. The covered terrace is perfect for enjoying the calm sea of early morning or watching the bobbing fishing boats returning to shore with their night's catch.
Tassia's living/dining room leads onto its kitchen with an original bread oven in the corner, but it does have the essential microwave and dishwasher!
Tassia's has one large bathroom with WC and a separate 'gents'.

Arriving from the parking area, a delightful vine covered courtyard greets you, and from here you enter the main living/kitchen area with French doors leading to the swimming pool and magnificent views of the coast line.
Xyloporta has three courtyards offering guests chances to enjoy or escape from the wind or sun as they please.
The first leads to the other two, passing various doors to bedrooms, etc.
The second courtyard, enjoying the shade of a majestic olive tree, leads on to the swimming pool area - a perfect quiet area from which it is possible to watch activities in the pool without getting splashed!
The third court yard is a walled ping pong & BBQ area with two windows framing yet another coast line view and the island of Kefalonia.
Xyloporta, with its terraces & courtyards, some allowing the breeze to circulate, others walled in, some in the shade and some in full sun, has a special place for everyone, but, perhaps best of all, is watching the ever changing light on the sea from the spacious wooden deck. Set a little lower than the pool and surrounded by olive trees guests can laze on the sunken deck enjoying views of rolling forests and olive groves, reminiscent of a Tuscan landscape in one direction, and in the other the sea and indented coast line of Zakynthos.
At the far end of the pool there is another very old olive tree which provides shade for one of several 'alfresco' eating areas. Another is on a covered verandah leading off the sitting room, a wonderful spot for peaceful breakfasting while looking out to sea.

Conditions
We require payment in the following installations:
Following a request for a villa we will hold the property for 7 days, allowing time for us to receive the completed booking form and 30% confirmation payment. If payment is not received the property will be released and open for other bookings. The remaining 70% is due 5 weeks prior to the first day of the booking.
£300 refundable deposit to be paid on arrival as security against any damage to the property.

The Ionian Islands region


The island of Zakynthos claims to have more sun than any other Greek island, and yet thanks to the winter rain, this island once called "The wooded island" by Homer, is far from arid. While the South of the island is flat and much more developed, the north is rural, with striking mountains and sweet smelling pine forests, and lower the rolling hills with their fields of wild thyme & rosemary, drop dramatically into the Ionian.
Northern Zakynthos, with its abundance of olive groves, epitomises the charming and laid back style of Greek rural living and you are likely to see goats balancing half way up an olive tree. Unspoilt family run tavernas with their shaded terraces welcome guests and offer fresh barbecued fish which may easily have been caught by the man sitting at the table next door. Everyone is amazingly friendly.
There is also a strongly religious and artistic side to the Zakynthians. The local churches and monasteries, complete with exquisite carving and gold-embellished icons are well worth a visit. Zakynthos town has an interesting museum, shaded colonnades and an excellent fish restaurant. Shopping is great and the large town square is lined with tavernas and coffee houses (delicious freshly squeezed orange juice).
The Zakynthos / Port Nicolaos area
From Micro Nisi and Aghios Nicolas, you can rent a boat to explore little coves & beaches, water ski, snorkle in azure clear water. For young children wishing to 'bucket & spade' Alikes & Alikanas (25 min away) offer long sandy beaches, all the usual beach attractions, (windsurfers, pedalos, etc) and endless tavernas leading right down to the sea. There are several scuba diving centres on the island.
Enjoy the marine life with a glass bottomed boat or visit the famous Shipwreck Bay from the sea; alternatively, enjoy this spectacular sight from a cliff top viewing platform.
Nearby is the hill town of Volimes, centre for the island's weaving industry where charming local pottery, and other quality souvenirs can be bought at very reasonable prices. Beware if in Volimes for Greek Easter, the locals love to set off fire crackers as they wander in and out of the churches!
The Fish Festival is a great celebration at the end of August with the islanders coming to Aghios Nicolas where they eat and dance till the early hours. Although plate throwing has now been banned in Greece, every week the L'Astoria Restaurant, which is right on the beach of Aghios Nicolas, has its 'Greek Evening' with local dancers and hundreds of white paper napkins are thrown instead of plates - this is a great event for young children!
Sophia's Art Cafe is another quirky meeting place for young and old. The owner has filled it with her own works of art which include life size papier mache statues, exotic jewellery, and highly original paintings most of which are for sale. They also serve a multitude of hot chocolate & tea varieties as well as cocktails and some surprisingly delicious Greek wines.

So together, Xyloporta & Tassia's Cottage can sleep 17/18 - ideal for children/teenagers!
