Kaminia Villas is within 12km of Zakynthos town and 10km from the airport. The local beach, Kaminia, is a secluded yet easily accessible beach with calm waters and panoramic views of Laganas Bay and the “turtle island” Marathonisi. The local village Lithakia with its historical church and its friendly and family-owned traditional tavernas, bakery & mini-market is 1.5km away.
With its extensive unspoilt surrounds, these private villas are ideal for guests looking for a relaxing and comfortable stay. There are three villas, two of which are available for rental use throughout the year. The owner stays in one of the three villas and acts as host to meet, greet and assist guests with their requests during their stay. There is also a swimming pool [9m by 5m] and an outdoor shower for guests to use during the Summer months.
The villas are set within stone-walls and the grounds [approx 2,700 sqm / in total] includes south-facing landscaped garden areas with matured olive trees, flower-beds, stone-paved walkways, shaded seating/rest areas nearby olive trees, open areas nearby the pool and traditional stoned-built barbecue stoves. Also, there is a fruit & vegetable section in the garden with seasonal pickings for guests. Each year [normally November], Extra-Virgin olive oil is produced from the olives from the garden and a sample bottle is included in the welcome pack for guests. There is also a private driveway / car parking area.
Each of the villas is decorated with comfortable furniture and modern appliances [including air-conditioning, fridge-freezer, washing machine and dish-washer, tv with dvd-player]. For each villa, there are two first-floor bedrooms, each room with twin-beds and an extra pull-out bed, and there is also a sofa-bed in the open-plan living area on the ground floor. There is a first-floor bathroom and a ground floor shower/wash room. Each villa has a front north-facing first-floor balcony and can comfortably sleep up to 6 persons. The indoor area of each villa is approx 100 sq.m plus spacious front and rear verandas.
A Private Motor-boat [see picture] is also available for hire for excursions from the local beach to the nearby island Marathonisi and the Lagana Bay area.

The Ionian Islands region
The Ionian islands and located on the western seaboard of Greece.
Zakynthos area
Zakynthos is the southern and third biggest island belonging to the Ionian group of islands. It covers an area of 405 squared kilometres where a bit more than 35.000 inhabitants live and is located 300 km west from Athens and 9.5 nautical miles from the Peloponneese.
Zakynthos benefits from a Mediterranean temperate climate with mild winters and cool summers; the generous winter rains favour the growth of thick vegetation and assure a remarkable water reserve. That is why the island is very “green” and in the past both Homer and the Venetian rulers used to call it “wooded” and “Levant flower”.
The very warm waters that wash the coast favour a particularly long tourist season (from May till the end of October) made Zakynthos an object of international interest especially because in the southern part of the island the CARETTA-CARETTA turtles breed; they are a rare specimen protected by the Greek legislation with a new marine park.
Along the rocky, western coasts the seals Monachus Monachus breed too and they are also protected by the local administrative authorities.
In addition to the wonderful natural landscape, Zakynthos offers the possibility to visit numerous deserted small islands that surround it like Pelouzo and Marathonissi in the Lagana's Bay, St. John in front of Porto Vromi and the Strofades.
The latter are two small islands 27 nautical miles south from Zakynthos which are part of the marine park due to their beauty.
In the last few years the island has undergone a progressive development to offer tourists modern infrastructures keeping its traditional aspect still visible both in the restaurants along the seashore and the small villages in the outback; this traditional aspect of the past together with the joy of life and hospitality of its inhabitants will touch you from the very first day.
How to get there
Direct chartered flights are available from most major UK airports, Amsterdam, Germany and Vienna from early May to late October each year. Direct flights from Athens to Zakynthos operate every day.
Direct ferries from Italy operate during June to August. Ferries from Ancona [Italy] to Patras [Greece] run all year round. From Patras, it is a 1 hour car journey to Killini, and ferries operate from Killini to Zakynthos take 1 hr and they operate every day.

Bookings are confirmed once a 40% deposit has been accepted and the balance is payable 8 weeks before the booking starts. Payments can be made in UK Pounds [to a UK bank account] or in euros [to a Greek bank account]. Account details will be provided during booking.
A breakage deposit of 300 euros is applicable for each villa booking - repaid at the end of the stay, subject to any breakages.

Jacky and Ivan from Ipswich, UK. August 2009. We stayed here for two weeks in August with our two daughters aged 19 and 16 and our friends who have similar aged children. It is a perfect holiday location for getting away from it all and relaxing without being too far away from local amenities and the beach. The villa itself was very well-equipped and clean - I have never slept so well on holiday! Sai, the owner could not do enough for us and was always on hand for help and advice. I must recommend his boat - trip to Turtle Island. The gardens are very well - kept and the perfect place for relaxing; we spent many an evening sitting with a drink into the early hours. I would recommend this property to anyone wishing to visit Zante and we hope to return ourselves one day.
Jackie, UK. August 2009. We returned from Zakynthos on 23rd August having had a lovely week at Villa Kaminia. The villa is perfect for a family of 4 in search of an extremely comfortable base from which to tour the island or just stay around the pool relaxing in the private gardens which surround the villas. The villa is perfectly situated in easy driving access to beaches, shops and a number of tavernas. Sai, the owner, is a really lovely man who is keen for everyone to enjoy their stay at the villa and on the island. His "local" knowlege is excellent and his hospitality (including the olive oil) was much appreciated and very welcome. The villa itself is extremely well equipped with dishwasher, 2 bathrooms and very welcome air conditioning. We would definitely recommend a stay at this villa and would love to return should we find ourselves in Zakynthos again.

The photos of the location on the web site do not give it credit - it is a little oasis of peace and beauty! We all loved the immaculate pool and pleasing gardens. The air-conditioning in the villa was very welcome as were the tasteful insect screens/doors - we were mozzie-free all week! The villa was clean, modern and comfortable. Sai, our host, was polite, welcoming and helpful, and nothing was too much trouble. Kaminia Villas is set in a beautiful location surrounded by olive groves, and yet is only a few minutes drive from a wonderful bakery, quiet local beach and a little further on, the the local village for post office, pharmacy and taverna. It is also well positioned for exploring much of the island by car. We would heartily recommend a holiday there and we would love to return again.
Stephan from Germany. July 2009. Our group of 6 peoples from Germany just arrived back at Germany and we all share the same opinion - this where the best holiday homes we ever rented. The place is in a very good condition and acts as a good starting point for tours around the beautiful island if you have a car or bikes. Sai, the owner, is a very nice guy and will help you with everything you need. He knows very nice people and spots all around the island an I can only recommend anyone to ask him about his favoured places on the island - this will lead you to places your guide book doesn´t even mention an you would have missed otherwise. As I allready mentioned - the place is in a perfect condition, but the best thing about it is it´s owner !!! Sai is very caring about the enviroment on the island, plants new tree´s in his garden and brings you fresh mountain water to drink if you want him to, so that you don´t have to buy bottled water witch would produce more rubbish than necessary, cause there is no recycling on Zante and so alle the rubbish would stay on the island - don´t forget this on your holiday trip and help Sai to reduce the rubbish by accepting his kindly special water offer. We will come back an I can olny recommend this place to everyone who plans to stay on Zante for a holiday trip. It´s by far not the cheapest accomadation on the island, but it´s more than worth the cost.

We had a great trip out on his boat to go around the caves and Turtle Island , and we snorkeled with wild Turtles from a beach recommended by Sai. All in all Brilliant, you would be hard pushed to better it, will love to go again."

With guaranteed summer sunshine and beautiful scenery it is ideal for those wishing to escape the rain and hectic pace of life for a while. Kaminia is located down a private road, set among an olive grove. It is conveniently near to an attractive local village which has all the amenities necessary for your stay. Within 1 km is a local (non-touristy) beach with superb clear seas, mountain views and friendly locals. If you don’t have the energy to venture to the beach, the villa comes with a pool in the garden! The air-conditioned villa is comfortable, modern and clean, containing everything you would need for a thoroughly enjoyable stay. The pool, BBQ and home-made olive oil are significant bonuses! The service by the owner is superb, always willing and ready to help with any enquiries. His knowledge of sites of interests, walks and local places to eat is worth finding out! For those wanting a more active holiday, there are plenty of opportunities to dive, snorkel, hire bikes, hunt for loggerhead turtles, venture out on boats or go on mountain walks all very close-by. I would happily recommend Kaminia villa for a wonderful laid-back escape into the sunshine.
