This highly unusual Grade II Listed property, converted from a former grain store, is located on the banks of the River Ure in Langthorpe just across the bridge from the attractive old coaching town of Boroughbridge.

The three bedroom property ( two doubles and a single) is spread over four floors with the spacious lounge on the third level overlooking the river and the "conical" master bedroom suite in the oast tower.

It is ideally situated for easy access to both the Yorkshire Dales and the North York Moors National Parks and is approximately 8 miles from Harrogate, 12 miles from York and less than 6 miles from the cathedral city of Ripon.

Boroughbridge with its range of independent shops, pubs, cafes and restaurants is a short stroll away, just across the bridge. There is a large supermarket less than 2 miles away with the farm shop for the Newby Hall estate within 500 yards from the property.

A short flight of steps from ground level leads up to the front door, which opens into the entrance hall with ample hanging space for coats, and then into a fully equiped kitchen with oven, hob, dishwasher, fridge and microwave. Stairs at the back of the kitchen lead down to a utility room with a fridge/freezer, washing machine, tumble drier, an ironing board, iron and clothes airer. Off the utility room is an internal room with a small double sofa bed suitable for occasional use as an extra bedroom.

A short flight of stairs from the entrance hall leads up to the second and third bedrooms ( a double and a single). The main bathroom is located between the bedrooms and has a bath (with hand-held shower attachment) wash basin and toilet.

Stairs at the end of the bedroom corridor lead up to the lounge. This is a spacious and sunny room with windows overlooking the river and marina. This room is comfortably furnished with a dining table and chairs (a table extension is available if needed), two sofas and an arm chair. There is a TV with freeview and DVD/video. Free Wi Fi available. There is a child's room off the lounge with a cot bed suitable for a child up to age 5/6.

A further flight of stairs from this floor leads up to the Oast Tower where the master bedroom suite is located. This room is one of the main features of the house and is conical in shape with a high ceiling. There is a kingsize bed and a built-in wardrobe. The en suite has a shower cubicle, toilet and wash hand basin.

There is a enclosed south-facing patio area at the front of the property with patio table and chairs and a gas BBQ is available.

There is parking for one vehicle immediately in front of the property, other vehicles can be parked nearby.

There is free fishing immediately in front of the house and day tickets for other areas can be purchased from the tackle shop just over the bridge in Boroughbridge.

The property is not suitable for people with restricted mobility as it is over four floors.

Parents with small children should note that the master bedroom is located one floor above the child's room and two floors above the other bedrooms.

There is plenty to do and see in and around the Boroughbridge area.

York and Harrogate are great for shopping and sightseeing and both are only a short drive away. The "Park and Ride" for York City Centre is only about 15 mins away and the York Designer Outlet Centre is only a few minutes further around the ring road.

For children, the sea-side resorts of Scarborough, Whitby and Robin Hoods Bay are about an hours drive away. The Lightwater Valley and Flamingo Land theme parks are within easy reach.

For those who like visiting historic sites, Fountains Abbey, Ripley Castle, Studley Royal and Newby Hall are all close by .

The North York Moors and Yorkshire Dales National Parks are literally on the doorstep for those interested in walking, cycling or other outdoor activities.

Spent a lovely week at the oast house and had a lovely time,the oast house has plenty of character,the house was clean and tidy and a good location for us to for walking lovely bars and places to eat within a few minutes walk of the house,York ,Ripon are a short drive away and recomend them both,will recommend this house for a good stay

The booking was made with the owners Karen and Jeff via the internet. Smooth and easy transaction. The property has lovely views across the river, and is well equipped with everything you require for your holiday.There are a number of brochures in the property of places to visit
The location is great for exploring the Yorkshire Dales and York. There are a number of public houses and restaraunts within walking distance of the Oast house.A particular favourite is The Anchor pub, 2 minutes walk, the locals make you feel very welcome
