Norton Brook is a lovely 4 bed, 3 bath cottage, situated on the west side of the Isle of Wight within a short walk or drive from the colourful village of Yarmouth. Free wifi and SKY channels. Close to the bays and beaches of Colwell and Totland. The cottage is furnished and equipped to a high standard to provide very comfortable accommodation for 7-8 people in 4 bedrooms and 3 bath/shower rooms. Two separate sitting rooms. Sunny back garden and parking for 3/4 cars. Wonderful walks along the coastal path and nearby Tennyson Down.
Only a 10 minute walk from the centre of the delightful coastal sailing town of Yarmouth which has a variety of small shops, public houses, tea shops and restaurants. Easy access to the mainland on Wightlink ferries to Lymington.
Situated on the west side of the island the sandy coves of Totland and Colwell Bay are only a few minutes drive away.
This is a wonderful walking area and visitors can join the coastal path which links Yarmouth with the Needles and Tennyson Down – from which there are wonderful panoramic views across the Solent. There is also the nearby Freshwater Way – a pleasant walk across fields to the 'old' part of Freshwater where there is a lovely church, a farm shop, a good public house for meals and a beautiful area with much bird life around the River Yar.
Norton Brook offers spacious accommodation for 7-8 people in 4 bedrooms with 3 bath/shower rooms plus a ground floor w.c. and two sitting rooms. The cottage has been furnished and equipped to a high standard and is centrally heated. On the ground floor there is a fitted kitchen, a range style gas cooker and hob, microwave, refrigerator, freezer, sink and dishwasher; tiled floor.
The cottage also has a very attractive dining area in a conservatory where meals can be enjoyed. A washing machine, tumble dryer and additional fridge freezer are in a separate utility area.
There is a charming separate spacious sitting room with comfortable large sofas, a large flatscreen television with Freesat & DVD player; a second sitting room with a sofa, arm chairs, television/Freeview/video player, a small study area; a lovely ground floor master and double bedroom; a cloakroom with a basin and w.c.. Stairs lead up to another delightful double bedroom and third double room. In total, there are four double rooms (two with a king size bed) . (The downstairs double is slightly smaller but has a 4ft6' double. There is a futon on the 1st floor - which is ideal for extra children or the occasional extra guest (please note that there are only 4 proper bedrooms with beds but the property can sleep and extra 2).
Heating and electricity provided at no extra charge. Folding bed available to enable two children to sleep separately. Travel cot/high chair available if required. WiFi internet available.
Norton Brook has a delightful, secluded, paved courtyard style garden at the rear with a table, chairs and parasol. There a further area of garden at the side of the property with a small patio and parking for ¾ cars. The cottage is on the road linking Yarmouth to Freshwater Bus service within 2 minutes walk. Public house and general stores 10 minutes walk.

Equipped for wheelchair access and one of the showers has walking disabled aids.
Norton Brook is available for weekly holiday bookings from Saturday to Saturday and other times on request.

The Isle of Wight region
The Isle of Wight is just 23 miles by 13 miles and is located just off the south coast of mainland UK with ferry crossings from Southampton, Portsmouth and Lymington. Known as the Garden Isle because of its stunning natural beauty, the Isle of Wight is the perfect UK destination for holidays and tourists, catering for all age groups.
Due to the warmer climate that The Isle of Wight enjoys, being gently warmed by the Gulf Stream, the Island is often warmer than the rest of Mainland UK. It also helps to make The Isle of Wight a year round destination. The Island in Autumn and the winter months is peaceful and breathtaking. Whilst in Spring you can walk through woodland carpeted with Bluebells.
Yarmouth is located on the western side of the Island and the town has grown up as a result of its natural harbour, which is guarded by Yarmouth Castle, a fortification built to protect the Solent from invading forces by Henry VIII in 1547. The Harbour attracts many yachts and motor cruisers which take advantage of the estuary afforded by the River Yar.
This is a bustling town which has an active community all year round. Wightlink Ferries dock here from Lymington, the crossing taking just half an hour. It is the boats and yachts, however, which attract much of the business and custom. The square has a varied range of shops and delightful eating establishments and if you have not been to Yarmouth before, but feel it looks familiar, it is because much of the TV series “Rocket to the Moon” was filmed here.
From Yarmouth you can pick up a boat which will take you fishing in the Solent or perhaps off the Needles. There are also walks along the promenade and the former railway track, called “The Causeway”, which provides a delightful walk through trees and along the banks of the Yar. This will take you towards Freshwater and while you are walking you might see one of the Islands red squirrels, a fox or many species of birds.
The Pier at Yarmouth is also a great place to go fishing. Trips leave from there for various destinations, and in the later summer months, the Waverley, an old paddle steamer, collects people for a round trip of the Island. If you think the Island is beautiful now, wait 'til you've seen it from the sea.
Some of the more upmarket hotels are located around the Yarmouth area and are ideal for places to eat.
