A 150 year old converted dairy barn-Rustic Barn now has everything for the perfect broads holiday.Walking, cycling, bird watching, boating, fishing or simply sitting in the pub/bar garden watching the world go by, then at the end of the day you have to go back to a gorgeous rustic barn with beams, inglenook fireplace & comfy arm chairs.

The East Anglia / Norfolk region

The Norfolk Broads as we know them today are about 5000 acres covering over 200 miles of navigable waterways in broadland. In other words lots of opportunity for fishing, rowing, motor boating, sailing or simply sitting in your favourite pub garden watching the masses of wildlife, fish, ducks and swans or take a ride on the paddle steamer on one the many river boat trips.If walking, cycling or picnicing are on your list then you won't be disappointed here either.Theres even a real steam railway with a regular service.


Wroxham / Ludham area

Wroxham is considered by many to be the capital of the norfolk broads The town has grown up around the river so many of the facilities are " waterside " but can be just as easily accessed from landside.The choice of bars, restaurants, pubs and tea rooms will give you plenty of opportunity to observe folks just " messing around on the water " until you realise that you can hire your own boat and join in the fun.

From Wroxham-take the A1062 sighposted Ludham, Horning & Potter Heigham.

Stay on the A1062 over Ludham bridge & through the "S" bend in the middle of Ludham village
1 mile from the "S" bend take the left turn
( at cross roads ) into Fritton lane , where the Barn will be found 500 yards up on the left hand side.

Turn into the gravel car park at the "Pastures Green" sign.Rustic Barn is through the covered walkway on the right.

With two sets of double french doors leading out to the garden with table & chairs for those alfresco meals,what more could you ask for?

Rustic Barn has its own secure garden as well as a half acre communal playing field. The village of Ludham is just 1 mile away with pub,restaurant, tea rooms, small supermarket, butchers and church. Half a mile further on is Ludham Bridge and as the name suggests this is the ideal spot to pick up a hire boat for a day on the Broads.

The Barn will be available from 3 pm on the first day of your holiday.
Please vacate by 10 am on your last day to allow the cleaner to work her magic for the next guests.
