Maple Barn is set in idyllic, unspoilt countryside with magnificent views over open fields in the lovely village of Sutton in the heart of the Norfolk Broads. The beautiful sandy beaches of the East coast are less than five miles away, as is Wroxham the main boating centre of the Broads.

This sympathetically restored barn retains many original features including vaulted ceilings, a wealth of beams and exposed brickwork. With one double and one twin-bedded room, a fully enclosed rear garden with BBQ and plenty to do in the surrounding area, the barn is an ideal holiday home for all.

Norfolk is a county brimming with stunning scenery, a wonderful coastline, stately homes and gardens, irresistible shopping and picturesque villages with welcoming country pubs. North Norfolk boasts miles of beautiful sandy beaches with seaside towns like Cromer and Sheringham, and market towns such as Aylsham and Holt.

The popular Norfolk Broads is a network of inland waterways consisting of large expanses of water, long meandering rivers and smaller lakes and are unique throughout Britain. It is the perfect place to relax and unwind and offers some spectacular wildlife.

Wroxham

The village of Sutton is situated on the River Ant, a tributary of the Bure, in the heart of the Norfolk Broads. Sutton is ideally situated to explore the beautiful North Norfolk coast with its sandy beaches, the tranquil Norfolk Broads rich in wildlife and the cathedral city of Norwich, just 14 miles away. For dining out there are a number of nearby restaurants and local pubs offering a good and very reasonably priced menu.

Sutton village boasts the largest corn mill in the country at nine storeys high and is also home to a small pottery studio. The Staithe at Sutton is a picturesque location where boats can be hired and fishing is permissible with a rod licence. Golden Pond can be found a short walk from the barn, known for its carp, tench, rudd and roach. The nearby village of Hickling is on the edge of Hickling Broad which is the largest of the Norfolk Broads and is popular for boating and windsurfing. A regatta normally takes place during the holiday summer months. It is also one of the homes of the Norfolk Wildlife Trust, the area being a haven for ornithologists, nature lovers and walkers with beautiful countryside all around. Cyclists will love the quiet lanes, with a number of places offering cycle hire.

Lovely sandy beaches can be found at Waxham and Sea Palling, which is just three miles away, and there is easy access to the whole of Norfolk's rich and diverse coastline. The Broads Museum is located in the small market town of Stalham just 5 minutes away, where the nearest supermarket can also be found. The centre of the Broads at Wroxham is just a short distance by car where you will find regular cruises around the beautiful Norfolk Broads and at Wroxham Barns local craftspeople working.

At Aylsham you will find the Bure Valley Railway with its miniature steam and diesel trains linking the town to Wroxham. The picturesque Georgian market town of Holt, coastal village of Cley with its National Nature Reserve, Blakeney Point's seal colony and the traditional seaside resort towns of Cromer, Sheringham and Wells are all within easy reach by car. Golf courses can be found at Sheringham and Royal Cromer.

"charming perfectly placed property"

As the title suggests, Maple Barn is perfectly placed for this area of the Broads, the sea, Norwich and the north coast.
Three National Trust properties(Blickling Hall ,Horsey mill and Felbrigg Hall ) within a short distance. Excellent cycling and walking area.
Very comfortable property with ample room. clean and everything provided plus thoughtful extras. All facilities available locally(shops, petrol, easy access to main routes, very good pubs (accent on local beers and ciders)
The only criticism would be regarding the "over the bath" shower; nobody over three feet tall would be able to stand up without cracking their head on the impressive crossbeam! An electric shower in cubicle without a bath may be better. However, we made do!
All in all, an excellent find in a delightful area and friendly local people a bonus.

"Nearly perfect"

We stayed with two 12 year olds and found the accomodation very nearly perfect. Reading the review of the people who were there just before us, they pick up some points that I too found could make it PERFECT - info on heating, shopping, eating (directions to pubs etc) could be a bit more 'obvious' on arrival, and the maintenance bits can only be sorted if the owners are told - they are so helpful that I'm sure they'd welcome the opportunity to put things right. That said, I loved the place - the accommodation, the surrounding area, the beaches, the pubs, the locals, the Friday chip van in the village! We'll be back in the summer - definately!

Thank you for leaving your review on Trip Advisor. For clarity, we confirm that we did respond to the email you sent following your return home, however we did neglect to respond specifically to your points raised which we now take the opportunity to do in the order as written.

1. Broken safety catch on rear bedroom window. We apologise unreservedly for this oversight. The catch has been replaced and all security aspects are now included on the checklist completed prior to each letting. However, had you notified us whilst you were in residence, the catch would have been changed immediately.
2. Suitability of property for toddlers. We have had a range of families with children from babes in arms to teenagers, all of whom have enjoyed their stay at Maple Barn and we will encourage them to continue to do so. It must, however, be left to the individual parent/s to decide whether this or any other property is suitable.
3. Front door lock. We have had a locksmith attend the property who reported the front door lock functioned as it should, although slightly stiff when opened from the outside which has been eased with lubrication. If you found the door difficult to open you should have contacted us immediately. In terms of fire risk, there is of course more than one exit from the building.
4. Shower over bath - not quite sure how else to describe it. There is often a compromise with properties such as Maple Barn to retain the original features. The shower is, unfortunately, one of those compromises.
5. Hot water/heating. The boiler and heating system was fully serviced the week prior to your occupation. We contacted our guest following on from your visit who confirmed they had not experienced any problems or lack of hot water. The heating is timed to come on twice a day, however it can be activated at any time like any standard heating system by putting it into continuous mode.

We are pleased that you enjoyed your visit to Norfolk and hope that you will visit the area again.

"Cosy home from home"

Lovely little cottage with everything you need. 4 of us came to stay at Maple Barn and everything is thought of, from kitchen equipment to dishwasher tablets! It's in a quiet location, but close by to small towns with large Tesco supermarket and some lovely restuarants - i must recommend Mermaid's Slipper - amazing food and lovely hostess/staff. We even popped into Norwich using the Park and Ride leaving the boys at Golf - so all set up very well! No problems over the weekend at all. Vendor was very accomodating and all very easy to set up.
