One double and one twin bedroom each with en-suite shower room/W.C. with steam cabin,foot massage, multi jets and radio.A further double and twin bedded room with a shared bathroom,tiled Carrere marble and double ended bath with over bath shower.
An additional double bedroom with 5ft bed and en-suite bathroom/W.C. with a double ended whirlpool bath and over bath shower.(This room is completely separate from the main building). All showers are power showers.

2 large balconies with seating for 10 people.A large brick built BBQ with additional seating area. Guests must provide their own disposable barbeque which can then be placed on the brick built barbeque. Secure parking for 5 cars.
Situated in the private mooring is a boat for guests use, this is very easy to use and can accommodate 5 passengers plus luggage.Full operating instructions are provided.
On the terrace overlooking the back garden is a superb hot tub which accommodates 6 people at a time. This can be used all year round there is also an outside shower for use in the summer months.
The property is extremely safe for children as it is all on one level and both terraces are railed and gated.
Guests must arrive at 2.30pm prompt for a boat safety briefing and must vacate the property by 10am on the day of departure. Later check out times can be arranged during low season., please inquire.

The Norfok Broads are a paradise for nature lovers and are the most important wetlands in Europe,alive with ducks,geese and swans,aswell as a host of other birdlife including spoonbills and herons.
Wroxham is known as the capital of the broads and provides a host of shops,restaurants and pubs and a lively Norfolk town atmosphere. it also has a good rail service to the nearby City of Norwich(7 miles by car).
A new pub has recently opened in a converted boat shed in walking distance of the property. Located off the Staitheway in The Avenue in the Peninsula complex.
But by far the best way to explore Wroxham and the surrounding ares is by boat,but an alternative is to cycle the many paths,the most famous being Weaver Way-a 56 mile long path which winds through the broads on its way to Cromer and Gt Yarmouth.
There is also a fantastic new woodland adventure park for children of all ages called Bewilderwood located on the edge of Wroxham.
The area is also excellent for fishing which can be enjoyed from the waters edge of the property.
For those who enjoy golf, the nearest couse can be found at Sprowston(6 miles)or the Norwich and Cromer golf course is easily accessible.

Shed in process of being painted, pool table recovered,new i pod cable screwd down and chained , roof leak which had been an ongoing problem involving thatch and lead work was a minor drip babies head being wet was not possible as cot won't fit where leak was ! I thought replacing sky box ASAP was the right thing to do. They waited 20 minutes for cleaning to be finished, I said they could leave late , I did not say they could take my boat out for 5 hours! I did my best to make her happy and sent £50 she did not do a review until she had been home 3 months !

Arrived late , rang me shouting about not being met , I explained we have a key safe for late arrivals , I explained boat could not be used without a safety briefing that I would need to be rearranged and paid for , I paid it for the sake of a quite life! Went mad again when I explained we do not supply cot bedding etc( we are not allowed to, I hung up and later spoke to her husband, never heard from her again , there where no complaints to me or the holiday company, I assume she was overwrought with a new baby and I wish her and her husband well
