Situated in the private mooring is a boat for guests use, this is very easy to use and can accommodate 5 passengers plus luggage.Full operating instructions are provided.
On the terrace overlooking the back garden is a superb hot tub which accommodates 6 people at a time. This can be used all year round there is also an outside shower for use in the summer months.
The property is extremely safe for children as it is all on one level and both terraces are railed and gated.

The Norfok Broads are a paradise for nature lovers and are the most important wetlands in Europe,alive with ducks,geese and swans,aswell as a host of other birdlife including spoonbills and herons.
The Wroxham area
Wroxham is known as the capital of the broads and provides a host of shops,restaurants and pubs and a lively Norfolk town atmosphere. it also has a good rail service to the nearby City of Norwich(7 miles by car).
A new pub has recently opened in a converted boat shed in walking distance of the property. Located off the Staitheway in The Avenue in the Peninsula complex.
But by far the best way to explore Wroxham and the surrounding ares is by boat,but an alternative is to cycle the many paths,the most famous being Weaver Way-a 56 mile long path which winds through the broads on its way to Cromer and Gt Yarmouth.
There is also a fantastic new woodland adventure park for children of all ages called Bewilderwood located on the edge of Wroxham.
The area is also excellent for fishing which can be enjoyed from the waters edge of the property.
For those who enjoy golf, the nearest couse can be found at Sprowston(6 miles)or the Norwich and Cromer golf course is easily accessible.

I was one of a group celebrating a birthday for 30 somethings. This was a mixed bag. The review on this site talks about a shabby interior and dodgy showers. In my experience the showers were fine and the interior was smart. We took tealight holders and fairy lights and this really helped with the atmosphere so I'd recommend doing that. The living space is decent and the bathroom I used was spacious and clean. However, the pillow on my bed looked dirty with bits of fluff on it. Thankfully I'd brought my own pillows. The bed I slept in was really lumpy and you could feel the metal. I appreciate that to make money the owners can't spend on everything to luxury standard, but the beds were ropey. The view is great, although the pub that the boat can take you to is like a Weatherspoons but an independent brand. The food at the pub was poor although the staff were friendly. If the boat is the main attraction for you, it would be worth establishing if there are nicer pubs to stop at if you like fine food. I can imagine this would be a great place in the sun (we went in January). The balcony is lovely with plenty of seating and wildlife. We were delighted to see a family of otters. The kitchen seemed decent. Attractive crockery and glassware and cutlery of a high standard but little touches were missing - no hand soap, only 2/3 dishwasher tablets and not enough loo roll to get us through the weekend. For me, the small touches are important. When having fun, who wants to go and buy loo roll? The other reviewer is correct, there is a bad smell from the drains and in the annex the drains blocked altogether. We alerted the owners but no plumber was sent in the time we visited. I didn't have direct experience with the owner but I can tell you that the locals complained and claimed that we had too many people on the boat. We had an official visit from the water people which wasn't nice. I suspect the locals rather dislike holiday makers? The hot tub looked filthy. I wouldn't use one anyway because they are known to be unhygienic, but my companions used it and reported the sliminess of the water. Of course you will be breathing in the blocked drains while you enjoy the hot tub! The annex would be my biggest complaint. One of our party had to sleep there and it was FREEZING. There was an electrical heater which didn't work or didn't fit the plug. I personally would have refused to sleep there as it was like camping. So for me, unless that part of the house (the annex) can be made habitable (warm and drains sorted), I'm not sure that it's fair to say that the house sleeps 10 people. I think there are prettier places in the world to visit, but that's just personal preference. If you like the idea of a boat and a games room with a big social space, this would be good. The interior is attractive and fairly chic (slightly beach-house style with some ironic pug pictures on the wall). I am a pretty fussy madam with an eye for detail, so it's worth bearing in mind that some of my companions didn't notice the points I'm making. It depends on how much you like your comforts. If the owners are able to resolve the drain smell, clean the hot tub/change the water and sort out the annex or sell this as an 8 people sleeper instead, and go the extra mile by being a bit more generous with the dishwasher tablets and loo rolls, then this could be an amazing place to stay. I would recommend it but only if you are able to negotiate any improvements the owners are able to make on the above mentioned points. If you have a mattress topper, then take it with your own pillows. Worth packing all the extras like loo roll, kitchen roll etc. And take some fairy lights for ambience. |
