The Norfolk Broads boasts over 200 miles of rivers and broads, ideal for fishing, hiring a day boat and sampling the delicious food and beverages many of the riverside pubs and restaurants has to offer.
As a Broadland village, Wroxham offers a wonderful choice of shops wth Roys of Wroxham being the largest village shop in the world !
Wroxham barns and Bewilderwood adventure park are just a few minutes drive away offering lots of entertainment and fun for both adults and children of all ages. Norwich and its many attractions are just over 15 mins drive or train ride away, with Great Yarmouth taking just an additional 15 minutes.
The Annex is located just over half a mile from the centre of Wroxham and provides an ideal base for exploring.

Positioned very close to the capital of the Broads, the Annex offers a self contained base with the option to sleep up to 4 people.The accomondation consists of a double bedroom, shower/wc, open plan lounge /kitchenett with breakfast bar, dishwasher, fridge freezer, microwave,combi oven with double rings.The main seating area leads out to a conservertory with additional seating, there is also a area with bbq .
Situated in a quiet area ,the Annex offers an excellent base for exploring much of Norfolks attractions.Free Wi Fi.
1 double or 2 single beds in bedroom.

The East Anglia / Norfolk region

The county of Norfolk has much to offer visitors from near and far, its panoramic views with many varied places of interest will keep all ages amused and entertained.
Norfolk has an abundance of historic places to visit as well as the diversity of Norwich with its Cathedrals daily market, shopping malls and restaurants, Norfolk's coastline includes the pretty and quaint seaside towns such as Sheringham, Cromer, Caister, and of course Great Yarmouth with all the fun of the fair, all of these areas are withing easy reach of Wroxham.

The Wroxham area

Apart from only being just over half a mile away fron the capital of the Norfolk Broads with its many shops and attractions, Wroxham also has a second railway network with the narrow gauge Bure valley line running between Wroxham and Alysham with a combination of 8 steam and diesel locomotives pulling period passenger coaches, there is a good service which runs all week for most of the season.
Bewilderwwod adventure park has fun and excitment for all ages, apart from the huge forest and cycle hire, the parks zip wires, jungle bridges, tree houses and many other activities ensure for a fun day out for both young and old and is just over 5 minutes away.
Day motor launches can be hired by the hour or day allowing you to explore the broads by boat and when you return, you will find an array of restaurants and cafes ranging from Indian, Thai, Chinese Pizza, traditional carvery roasts and fish and chips, and yes we even have a McDonalds in our village!
Saling lessons can be booked just 10 minutes
away and easy to sail dinghies can be hired by the hour or day, finish of the day witha round of golf just over ten mins away.

Wroxham , the capital of the Norfolk Broads, is an easy to reach destination with many links by car / train / or by air via Norwich International Airport .
Travelling by car from the south, pick up the M11/A11 or the A140 to the Norwich ring rd. From the North pick up the A17/A47 to the Norwich ring road, there are signs north, south, and east around the ring road giving directions for Wroxham and the Broads.
By Train, there are many services around the UK from major stations including Liverpool street Station (London ) which terminates at Norwich station, change at Norwich to the local line to Sheringham which stops at Wroxham (15 mins).
From Wroxham, there are plenty of taxis avalible to the property which is just over half a mile away.
By Air, Norwich International Airport has a good range of flights from many European destinations, enabling visitors from far and near easy access to Wroxham and the 200 miles of unspoilt waterways of the Norfolk Broads.

We found the Annex to be very clean , competitive and just up the road from Wroxham, this was ideal for us to explore much of Broadland,

Mr &Mrs Norman West Sussex.

The owners provided a basic but welcome greeting pack, the Annex was tidy and clean and was close to everything we wanted to do, will come back next spring.

If a cancellation is made within 4 weeks of the hire start date, the owners reserve the right to keep the total hire charge minus the security deposit, unless a third party books the dates that were cancelled.,

in this case, a £50 administration fee would apply only.

Any cancellation more than 4 weeks before the hire start date would result in a 50% hire charge fee minus the security fee.
