WEEKEND bookings for November / December / January are flying in ! 4th December weekend is available ( although 2 enquiries for it this week ), for 8 people at only £30 each for a weekend away in the Lake District !! January and February also available for weekend lets, these were hugely popular last year. The price includes all bedding, all towels, central heating, hot water. Above The Brook is a great place for a break, due to the feel of the house, the nice furnishings, and the location. For the latest availability just check our calendar at the bottom of the page, it is updated the instant we get a booking. October and November are fantastic months in the Lake District, we usually get good weather, the leaves are starting to turn colour, and although the area is still busy, the crowds that we have through August have eased. The house was renovated in 2007, and then furnished. Fully fitted kitchen with dishwasher and fridge ( please note there is no freezer ), utility room with 2nd sink, Bosch washer / dryer, hoover, iron, dining room seating eight, separate lounge with leather M & S sofas, 32" tv ( digital freeview ) and dvd. Upstairs there are 4 bedrooms, 3 of which are doubles ( one is actually a kingsize ), two singles, an en-suite shower room plus family bathroom, a 3rd wc also outside by kitchen ( BBQ loo ! ). Games room with PS2 including some games ( football, golf etc ), some board games and an Air Hockey table to challenge your Mum & Dad at. Fully double glazed, new central heating, bosch washing machine / dryer, microwave & dishwasher. Mini hi fi in the dining room. Small bookcase filled with a selection of books. Mains powered smoke alarms fitted to each floor. Please note that the fireplace in the lounge is for decoration only, and should NOT be lit ! The house is on Ellerthwaite Road in Windermere, and really is a leafy lane, there's lots of parking outside the door and it is very peaceful and quiet. We are now receiving calls for late Autumn and winter 2009 / 2010. If you are looking for a beautiful house which is close to shops and restaurants / cafe's / pub's / bistro's / supermarkets, you have found it ! The Cumbria/Lake District
The Lake District is simply the most beautiful area in northern England, being home to Beatrix Potter, Wordsworth, Ruskin, the National Park, mountains galore for walking, cycling, special cycle trails through forests, market towns like Kendal, Keswick, Penrith, picture postcard villages such as Hawkshead and Kirby Lonsdale.
Water activities aplenty on Windermere, Coniston to name but two. Steam railways at Lakeside and further up the coast, Eskdale (with Thomas the Tank weekends ). Fabulous beaches on the west coast of Cumbria, and Scotland only an hour away.

Windermere area
Windermere village is one minute from the doorstep, with shops, a large supermarket Booths, cafes, restaurants ( Indian, Chinese, Italian, English, etc ) traditional pubs ( 4 ), garage, post office, chemists, deli, fresh bread shops, newsagents etc. If you know your arrival time is around 4.00 pm why not do your shopping online and have it delivered to the door by Tesco from Barrow in Furness. They deliver 7 days a week to Windermere. The 3 screen cinema is only 2 minutes down the hill by car, again with restaurants all around it, plus pubs and Inns. Two minutes further down the hill again is Lake Windermere with boat trips all day, every day on the half hour and hour.
The Beatrix Potter Exhibition Centre is based in Bowness. Lots of live music in the evenings, tapas bars, and 2 disco's if you have the energy. Windermere Golf Club is 5 minutes by car, the pitch and putt in Bowness is the same distance, it depends on how seriously you take your golf ! Tennis courts 5 mins away. Horse riding 5 minutes away also. Lots of fishing, trout and course. Troutbeck Swimming Pool is one mile away and also has a gym, kendal Leisure Centre is 15 / 20 minutes in the car and has a pool, badminton, squash, fitness room etc.
How to get there
M6 motorway, then A591 all the way to Windermere, only 20 minutes off the M6.
Trains change at Oxenholme ( near Kendal ) then get branch line to Windermere, 2 minutes walk from the station.

Further details indoors: ' Above The Brook ' is named after both the local pub ( 200 yards away, The Brookside Inn ) and the stream that runs behind the pub. It is a one minute walk into Windermere village where there are cafes, street culture, restaurants, pubs, shops, post office, banks, fuel station etc. Bowness on Windermere ( by the lake ) is two minutes by car down the hill. We are totally central as Kendal is 8 miles east, Ambleside is 5 miles north, and Hawkshead / Coniston are 7 or so miles west.
Further details outdoors: A fully flagged rear courtyard, a garden wc, outhouse for bikes etc, outside tap for washing bikes down, plus a small single garage as well, off the rear lane, plus a small table and chair set for sitting out in the sunshine. Please note ( for the garage ) this is a very tight turn-in from the lane, I think it was built for a bubble car ! We do not advertise the garage for this reason, but a great place to put bikes etc. Completely walled courtyard for your children's safety, with a tall gate leading to the quiet back lane. There is a MacLaren buggy in the outhouse, 4 wheel fold up type, should you have a small child that uses one, it will save you fitting one into the car to bring to the lake district !
Further details
Holiday weeks start and finish Saturday to Saturday, checking in from 4.00 pm, checking out by 11.00 am. An initial deposit of 50% of the rental to be paid when booking, and the balance of the holiday week must be paid in full six weeks prior to the booking, or where a late availability is made, full payment with enquiry / confirmation. A deposit of £100 in the form of a cheque is asked for, to be held against any damage caused to the property whilst occupied. This is not banked, and once the house is checked over the deposit is either returned or destroyed. We are at the present time putting together a Paypal payment facility. Please note due to the massive Paypal charges being levied we will not be using this service again. The keys are picked up via a key safe near the front door. The keys SHOULD ALSO BE PUT BACK INTO THE SAFE WHEN VACATING AFTER YOUR STAY ( not put back through the front door ). Plus all rubbish must be black - bin - bagged before putting it in the large wheely bin near the garage. Re cycling bins are also provided.
Conditions
We ask that the house is left tidy and all used bed linen and towels are put in the utility room on the day of departure. All pots and cutlery / plates / mugs etc to be washed and put away. There is an ironing board and iron, plus a hoover, all of which are kept in the utility room.

The house is centrally heated which is included in the price. Towels and bedding are also provided.
We run special offers for the out of season months, which in the lake district is late November, early December, and mid January, early February. We will consider 2, 3 or 4 night stays during these periods. We accept cheques, cash. We now do not use Paypal due to their high interest charges.
We ask that when staying at our house, it is left as it is found as much as possible, with used bed linen and towels put downstairs in the utility room. This is greatly appreciated, many thanks.
