Home description
Winchelsea Beach is one of the best kept secrets on the Sussex coast – miles of coastline as far as the eye can see with none of the hustle and bustle normally associated with such a wonderful seaside location.
This charming house is tucked away right at the end of an unmade private track and has a lovely light and airy feel with painted wooden floors, large abstract art on the walls and a truly wonderful aspect across the marshes towards the sea.
The writer-owner has thought of everything with an amazing selection of toys and books to enjoy – and she has even prepared a cookery folder of easy to make recipes to inspire you whilst staying! There are large comfy sofas around the log burner – a really cosy area in the depths of winter after a bracing walk on the beach! In the summer with all the doors open, the house feels part of this unspoilt landscape.
Outside, the lovely contemporary garden is a children’s paradise, with lots of space, nooks and crannies to play hide and seek, a trampoline, and a camouflaged den.
All in all this is a real gem of a location, where time stands still and memories are made – you can’t ask for more!

Winchelsea / Winchelsea Beach area
Winchelsea is steeped in history being one of the largest ports on the south coast in early medieval times. The town is approached through an original 13th century arch and most of the cottages in the town have cellars where smuggled brandy was stored! Tours of some of these smugglers haunts can be arranged.
The wonderful sandy beaches of Winchelsea and Camber are within five minutes with miles of sand and lots of water sports – lessons are available! Rye, too, with its winding cobbled streets, antique shops and tea shops is well worth a visit.
Inland there are several National Trust places to visit, including Sissinghurst and Bodiam Castle.

Further details indoors: The front door to the cottage leads into the sun room, with a stylish swing bench, a rocking chair and coat rack, from where you can enjoy the views of the pretty wildflower and shingle garden and the open countryside and sea beyond. A step up through French doors takes you into the light and airy open-plan living and dining area, which is decorated and furnished in a contemporary theme. There are wooden floors in both the living and dining areas, together with some character beams on the ceiling. Dining for six is at the pine table, with white painted wooden chairs, and a grey painted dresser.
The living area has two grey sofas, a two seater and a three-seater with fleece throws, a large footstool, two standard lamps and a wooden coffee table and cosy rug. The focal point of the room is a log burner, with a basket of logs supplied during the winter months. From the living area, doors lead to a hallway with two ground floor bedrooms leading off it. The end bedroom has twin beds with wooden bench and built-in wardrobe. Please note this can be made up as a double – please advise at time of booking how you wish this bed to be made up. French doors lead from this room onto the patio area. There is a further smaller bedroom (children’s room) with twin beds along the hallway – please advise if one or two of the twin beds are required at the time of booking.
The kitchen leads from the dining room which is an eclectic mix of old and new, fitted with contemporary stainless steel bench, electric induction range-style stainless steel cooker, microwave, stainless steel fridge-freezer, washing machine, dishwasher, and white ceramic butlers sink, with windows looking out onto the garden beyond. The kitchen has white painted cupboards, feature ceiling beam, a tiled floor, and plenty of work surfaces to create family meals. There is a large storage cupboard down one step from the kitchen. There is no tumble-drier but a washing line is provided at the rear of the property.
A door leads from the dining area into the family bathroom, with a tiled floor and a white suite, incorporating wash hand basin, bath with shower, wc and radiator.
Stairs from the living area also lead through a door to the upstairs light and airy master bedroom with en suite and French doors to a balcony with views over the marshes towards the sea. There is a double bed, pretty “chandelier-style” light fitting, and bedside table, chair and painted cupboard. There are useful storage shelves and hanging space at the bottom of the stairs. A door leads from the master bedroom to the white-tiled en suite shower room with velux windows, white wash hand basin, wc and walk-in shower.
Further details outdoors: Outside, the garden is very child-friendly, with shingle areas, wild flowers, and pathways winding through the pretty cottage gardens. There is a wonderful child’s sunken “den” area with camouflage netting over, together with a trampoline. On the patio area is a gas barbeque, and wooden table, benches and two chairs, with sun umbrella. There is parking on the driveway for one car, with further parking on the lane outside.
