A peaceful retreat, great for traditional family holidays by the sea, with a fantastic rock-pooling beach just yards away, and easy access to the sandy beaches at Weymouth.

The house has three large bedrooms, and the lounge has a snooker table and lots of books and games.

The area is ideal for walkers, birdwatchers and lovers of Dorset apple cake. The delightful Ringstead beach is 5 minutes away by car (or 20 mins walk along the coastpath) and is popular with for picnics, swimming, windsurfing and kayaking.

The lounge enjoys fabulous views out to sea and across to the hills and coastal footpath and has a snooker table, TV and a selection of books and games for in-house entertainment. Comfortable seating for 6 plus window seat with cushions for 4 more.

In January 2012 a brand new kitchen was installed with new induction hob, fan oven, extractor, dishwasher, fridge and separate freezer. The kitchen is equipped with decent sized pots and pans and utensils for self-catering, as well as microwave, toaster, kettle, cafetiere and other expected utensils. A high chair is available - please request in advance.

The utility room has a washing machine and space to dry clothes.

The master bedroom upstairs has a double and a single bed and an en-suite shower, toilet and basin with shaver socket. One of the downstairs bedrooms has twin singles and a folding bed, and there is another spacious twin bedroom both with washbasins. A travel cot is available - please request in advance.

There is a new bathroom downstairs, with large center fill bath and shower.

There are plenty of puzzles, games, books and DVDs to keep yourselves amused and the snooker table has balls to enable you to play snooker and pool.

To keep you cosy in colder weather there is a wood burning stove in the lounge and the property has gas fired central heating and new thermostatically controlled electric wall heaters.

The house is set well back from the road. A wide set of steps leads up from the front drive (which easily accommodates 3 cars) to the deck at the side of the house with a step down to paving and a brick BBQ. The deck has just the right balance of shade and sunshine and is a great spot for relaxing and enjoying the sea views.

The gardens slope gently up towards the back, where there are spacious lawns and more sea views. There is an apple tree at the rear (help yourself in the Autumn!) from where a gate leads out to fields behind and up on to the beautiful coast path towards Weymouth.

The West Country region

A small county with a beautiful coastline and rolling countryside, this part of Dorset features in the novels of Thomas Hardy and the paintings of John Constable.

Walk from the house for about 5 miles along the dramatic coastpath and you will find the fascinating coastal features of Durdle Door and Lulworth Cove.

A few miles further on is the legendary village of Tyneham evacuated in 1943 and effectively frozen in time after the area was required by the Army as part of the Lulworth Ranges. The Church and Schoolhouse are still intact and provide a popular tourist attraction.

For children, within a 20 minute drive are the attractions of Monkey World and the Bovington Tank Museum.

A little further East there is the village of Corfe Castle, dominated by the dramatic ruined hilltop castle, which is linked to the popular seaside resort of Swanage by the Swanage Railway which still runs by steam.

Weymouth

Weymouth, 15 mins away by car, with its traditional fishing harbour and sandy beaches flourished in the late eighteenth century under the patronage of King George III. The seafront boasts many buildings dating from the Regency period and the old part of the town with its narrow lanes and terraced houses links the beachfront with the harbour.

The great thing about exploring Weymouth is that the main shopping area is just yards from the beach so the kids can play on the famous fine sand while you nip off to browse. The town includes many excellent restaurants, particularly specialising in sea-food, and also some great pubs and fish and chip shops.

Osmington Mills is located on the Jurassic Coast, a World Heritage Site famous for its geology and beautiful seascapes, and the village has a history of smuggling and shipwrecks. The Smugglers Inn has great local beers as well as locally sourced food and has plenty of space for eating inside and out - they also have a BBQ in peak season.

There are several excellent golf courses within 15 minutes drive.

A fishing lake and horse riding centre are within 1km.

"This holiday will live on in our hearts as one of the most memorable!"

Waterson was for perfect for our party of seven 18 year olds! Spacious, clean and tidy, it had everything we needed, making our stay very comfortable.

The location was fabulous! There's so much to see and do in terms of natural-outdoorsy-things that we hardly spent a penny on occupying ourselves (apart from a trip to the arcade!)
Costal walks, trips to Durdle Door, Lulworth, Weymouth and Chesil beach topped our list of activities.
We had about two rainy days playing poole and trivial pursuit and also managed to complete every jigsaw in the house (so had to buy some more!)
The vast range of books and DVDs were left untouched as we rock pooled, swam, sunbathed and hiked our days away.

Weymouth (15 min drive down the road) features a very reasonably priced Morrisons. The train station was a vital link in our holiday. A good bus service runs between Weymouth and Osmington and Weyline taxi service are also very useful for a good night out!

Richard and Paula were fabulous all the way through and completely understanding of 18 years olds who wanted a holiday before they all departed for uni. We had a hard time trying to find a place that would rent to under 25s but Richard and Paula were so accepting right form the start. Thank you so much, we had a whale of a time!
