The barn is located in a community of three dwellings. With the adjacent fields being used for cow and sheep rearing. Chickens and ducks roam around the farm yard and can be a joy to watch whilst seated in the kitchen dinner or living room. Free Range eggs and home made jam can be bought from the Farm House. For the youngsters it maybe possible to arrange feeding the chickens and/or collecting eggs.
The accommodation is arranged over two floors with three bathrooms. The ground floor having two bedrooms a bathroom and a cloakroom. The second floor having 3 bedrooms, 1 of which is ensuite and an additional bathroom. Bedroom arrangements are as follows:

• 2x double bedrooms with bathroom adjacent
• 1x twin (singles)
• 1x king or twin (depending on requested configuration).

a. Entrance Hall
On arriving at the property you are greeted by a double height entrance hallway.
b. Kitchen Diner
The property benefits from a traditional farm house style arrangement with central dinning table comfortably seating 12, and can be reduced in size for smaller groups, a range cooker, beautiful stone walls at either end of the room, dish washer etc.
c. Living room
The living room has two stone walls, exposed beams, a wood burner, HD Freesat, Blue Ray DVD player with surround sound. The room has four leather sofas with wonderful views down the valley through the double height windows.
d. Galleried Library
Overlooks the living room and contains a quiet, comfortable seating area, stocked with a wide range of books.
e. Bedroom 1
Contains a double bed and connected to the entrance hall by a small passage on ground floor. The room is adjacent to the downstairs bathroom/wetroom which has a toilet, sink bath and shower area.
f. Bedroom 2
Is also adjacent to the entrance hall and is furnished two single beds.
g. Bedroom 3
Contains a double bed and connected to the upper entrance hall by a small passage way on the first floor. The room is adjacent to the upstairs bathroom which has a toilet, sink, jaccuzi bath with shower equipment.
h. Bedroom 4
Is also adjacent to the upper entrance hall and is furnished with two single beds or a double bed depending on the request of our guests, unless specified otherwise this will be configured as a twin room.
i. Master bedroom
The master bedroom is directly above the kitchen diner with a kings sized bed. There is an ensuite bathroom containing a roll top bath, separate shower cubicle, toilet and double basins.
j. Utility/ Cloakroom
The kitchen diner has a separate utility room with everything you need to wash and dry clothes. The area also contains a cloakroom.

The outside consists of approximately half an acre of land broken into several areas

b. Court yards, patio with barbecue and seating area and small grassed area.
c. Recreation area cut grass

The Powys/Brecon Beacons region
There is plenty to do in the area and a basket with many tourist attractions is kept at the barn along with a local walking map.

a. Pistyll Rhaeadr, The highest waterfall in Wales
b. Dolanog a mile and a half walk towards with an ideal spot for paddling.
Local walking routes include

An beautiful spot to visit with access to water sports from family Canadian Canoeing to sailing.

• Llanfair & Welshpool Railway
• Museum (Welshpool)
• Livestock market. Every Monday Europe’s largest sheep auction swings into life from 06:00 until late (usually after 17:00) well worth a visit just to see the auctioning.
Llanfair Caereinion – about 10 minutes has a Spar shop and a petrol station
Welshpool – about 15 – 20 minutes by car. Has a good range of supermarkets (Sainsburys, Morrisons, Somerfields, Iceland), all your high street favourites – Boots, WHSmith, plenty of cafes and coffee shops, and some interesting shops. Of particular note are:

We strongly recommend buying any meat you need from this local butcher. The food just has that much more taste than something from the supermarket.

Just come home from a lovely weekend away what a beautifully house and so social all the families loved it! The view the bedrooms the bathroom and the kitchen they owns have not wasted a bit of space!… More

Absolutely beautiful property which boasts stunning views. Plenty of parking and enough space inside for 10 people to be comfortable. This house was clean beyond clean and very well equipped! If charm, character, location and peace is what you are after then this is the place for you!
A great place for a family gets away or for a group of friends looking for a base. I would definitely book again.
Communication with owner is easy and he always responds in timely manner.

"A fantastic stay at The Old Granary"
There were 9 of us staying at this lovely property and there was more than enough room for all of us. It was great to have the teenagers sleeping downstairs with the younger children baby and adults upstairs. We could all sit round the table to eat and all sit in a comfy seat to watch TV or the sun set in the evenings. The bathrooms are to die for and the beds are so comfy I slept like a baby. A lovely setting we had a fantastic time and would recommend A stay here to any large groups who don't want to be cramped. This place has everything you need for a fantastic stay
