Lammas View, was carefully restored in 2008 to form a comfortably furnished, self catering villa, overlooking the 300 year old town horse racecourse and only five minutes walk to the Warwick Golf Course.

The restful private rear garden is 115 feet long , with 3 paved terraces, lawn, varied shrubs, herbaceous border.

Lammas View is town centre holiday let, with approx 10 minutes walk into the central Warwick Square, bus station and shops.

The street is residential, but there is a bus stop within 2 minutes walk and a highly rated pub within 5 minutes walk; in our opinion it is suitable for guests without a car.

Warwick Train Station is approx 20 minutes walk with direct services to Birmingham, Leamington Spa and London

Car parking is in on street, which is a "resident's permit zone".

Lammas View has steep staircases and 5 steps up to the front door and is therefore not suitable for wheelchair users or those with severe mobility problems.( Please check if you have mobility issues)

The Central England/Cotswolds region

Warwickshire is located in the Heart of the English Midlands, south of the second city Birmingham.

The county is an unspoilt mixture of small villages, rolling countryside and urban areas; mainly small towns but also the city of Coventry.

The county is the gateway to the Cotswolds, the Home Counties and Shakespeare's England.

Its geographical proximity and excellent transport links make an ideal base to explore the real Heart of England!

The prosperous county used to be a centre for farming, engineering and in the north; coal mining.

In recent years many high technology companies, specialist design engineering, distribution, tourism and large universities provide the bulk of the employment.

Many commuters travel from the pretty villages and market towns, to the cities of Birmingham and Coventry to work; along the extensive road and rail networks.

Warwick the county town of Warwickshire, has a history stretching back to at least the reign of King Ethelred in 914 AD.

It is world famous for the historic castle, considered to be one of the finest medieval buildings in England.

The compact town centre is a mixture of Georgian, Victorian and Tudor buildings, with many small museums, numerous restaurants and interesting independent shops.

There are local events year round: Warwick hosts an annual Folk Festival in July and a Literary Festival- Warwick Words in early October. November marks the Victorian Evening and winter events at the castle.

There are 22 race meetings per annum at approximately fortnightly intervals.

This part of Warwickshire has many attractions for the visitor, close by are:

Royal Leamington Spa- 3 miles- is a mainly Georgian town, with extensive shopping.

Stratford Upon Avon- 8 miles- is the birthplace of William Shakespeare, and the home to the RSC Theatres.

Kenilworth- 5 miles- is another market town, mostly Victorian but with a huge ruined castle.

Nearby is the Royal Agricultural Show Grounds at Stoneleigh and the campus of Warwick University.

There are also many stately homes and historic gardens within a short drive.

"Adequate but nothing else"

We stayed here for 12 nights but did not feel it was not good value for money overall. The owner was not particularly friendly and was not receptive when I told him about the leaking ceiling every time… More

We believe we offer good value for money, at full occupancy this works out at £19-86 per person per night peak season. We deliver a consistent service, independently graded as 4 Star by Visit England,

Normally there is no difficulty with car parking, we provide a residents permit- free of charge- for guests to use during the duration of their stay. It does not however guarantee parking outside the house.

I am rather surprised by the review, as we met some extraordinary demands from this guest, including early morning arrival, reprogramming the central heating and purchasing especially for her a new hairdryer.

Thankfully most guests cope with the concept of keeping water within the shower, and that if you flood the bathroom floor leaks can occur.

"Not ideal for extended stay without a car"

Although the property was well provisioned with furniture and kitchen equipment and the backyard garden was delightful, we were very disappointed with the busy and noisy front street, the draftiness a… More

We are pleased that the guests found the central Warwick location, facilities and garden good.

I am puzzled at the comments that we are difficult to contact as we actually live next door?

We try to meet our guests expectations therefore all our facilities are accurately listed , and we have on our website extensive photo galleries and videos, showing the house layout and location, and explaining our check in and check out procedures. (All rooms have adjustable radiators, with individual thermostats).

We welcome enquires from potential guests and if you have specific needs or queries about what is in the property, we are happy to answer them.

Accomodation has everthing needed for a comfortable stay.
Owner very attentive.
Comfortable beds and functional furniture.
Nicely positioned for race course, market square and castle.
