Villa Mulberry is a recently renovated 200 year old Istrian farmhouse. It is situated in an idyllic small Istrian village of about twenty houses, on top of a hill overlooking the sea, and 15 mins drive to the coastal town of Porec.
The house is surrounded by woodlands and countryside, with breath-taking views. From the roof terrace you can enjoy the sunrise over mount Ucka, the Adriatic sunset, the Italian coastline and views of woodlands, fields and villages, and even the Alps 250 kilometres away. From here you will enjoy exploring the local countryside, walking, running and cycling along the lanes and through local villages, visiting nearby beaches or just simply relaxing by the pool and absorbing the peace of the natural surroundings.

The house is arranged on four floors.
A large basement room 8 x 6 metres, which is primarily a dance studio, has a window and French doors which open out directly onto the garden. This area also has a shower room, and is self-contained. It can be used as an additional bedroom.
The main entrance to the house and the main living area are on the raised ground floor. Six stone steps lead to a covered entrance and a hallway, which contains an open-plan kitchen/dining/sitting area, two double bedrooms, a bathroom and a utility room with washing machine and storage. One of the bedrooms is a double with a garden view and the other is a twin bedroom with a view of the garden and the pool. The bedrooms share the bathroom.
The kitchen is equipped with an electric hob and a microwave oven, fridge/freezer, dishwasher, kettles, a coffee machine, plenty of cooking utensils, glassware, plates and cutlery. A dining table can sit 12 persons. In the sitting area is a large L-shaped sofa and armchairs, and a TV/DVD system. The sofa can be extended to provide another double bed. From this area there is a doorway directly onto a covered balcony overlooking the south garden and with a partial sea view.
From the ground floor hallway a handmade heavy wooden staircase leads to the bedrooms on the first floor.
The first floor spacious hallway has a window overlooking the garden, pool and the sea panorama. Off the hallway are three double bedrooms and a bathroom. One of the bedrooms is furnished with a double sofa-bed, and also has a small kitchenette. It can be used as a second sitting room if required. Another bedroom has one double and one single bed and the third bedroom is furnished with twin beds.
This floor is very special as it contains a small sitting room with glass walls, and a surrounding terrace, from which you can have uninterrupted views of an enormous stretch of the Adriatic, all the way from Rovinj to the Italian coast. You have a 360 degree view of the wonderful Istrian countryside, vineyards, olive groves, cycle routes and small villages. This room is reached by a wooden staircase from the first floor.

The spacious garden offers a great deal of privacy and is enclosed with stone walls and gates, and full of wonderful scented Mediterranean plants such as fig trees, rosemary and lavender. The pool is 8 x 3 metres and surrounded by a tiled sunbathing area, with sun loungers, chairs and sun umbrellas provided. Adjacent is a decked area which also has sun loungers and sun umbrellas. The rest of the garden is mainly laid to lawn. In one corner of the garden is an outdoor barbecue. For outdoor dining, a large pine table, benches and chairs are on one of the covered terraces, facing south. Pool towels are provided.
The Istria region
Central Istria is often compared to Tuscany. The undulating landscape with vineyards, olive groves, woodlands and river valleys is studded with numerous hilltop towns and villages, many originating from the medieval period and earlier and almost all offering spectacular vantage points over the surrounding countryside. The guide books pick out the hilltop towns of Motovun and Groznjan but there are many others worth exploring and we will provide you with our own suggestions of places off the usual tourist routes that should not be missed. These medieval settlements have charming village houses, squares and alleyways and in towns like Oprtalj and Motuvun more imposing architecture and fortifications.
Visnjan is a quiet town about 13km inland from the coastal town of Porec but boing on higher ground has panoramic views to the sea. The community has a history extending to ancient times and the local churches have some interesting 16th century frescoes. Local restaurants make the most of the excellent local wines and the produce from the region.
Visnjan is well placed to explore both the interior of Istria and the coastal towns.
