This comfortably furnished Quercy stone farmhouse is set in 2.5 acres of garden and field. With accommodation of 4 Bedrooms, 3 Bath/Shower & 4 WCs, Sitting /Kitchen Room, Dining Room and a 12m x 6m Pool, this makes an ideal family retreat...
The property is situated along a quiet rural lane and has views across the surrounding countryside. The house sleeps up to 8 people. The large sitting / living room with its open fireplace and comfortable sofa's has a TV,video, and Hi Fi player. The Kitchen is well equipped, with a centre unit, a large cooker, fridge/ freezer, dishwasher and microwave. There is a dining room with large table and seating for 8. Downstairs is a utility area with washing machine and spin dryer.

The principal (1)bedroom, has a large American 6ft bed, with a balcony and a private bathroom containing bath, basin and separate WC and shower. French doors open to overlook the garden.


There is another double (2) bedroom with a double bed and private shower room with basin and WC.
Upstairs are Two bedrooms, one with a (3) double bed and the other with (4) twin beds. These share a shower room with basin and WC.

A pretty garden surrounds the house. The 12m x 6m swimming pool with Roman steps is set in a lovely area away from the house. There are terraces on three sides offering sun and shade as required.

At the back of the property is an entirely separate, small, self-contained private site with its own entrance drive, parking and front door. There is a pPoperty Manager who is on site to offer any help or advice should it be required.

The Aquitaine / Dordogne / Lot et Garonne region

The climate during Spring and Autumn in SW France is usually pleasantly warm whilst the Summers have temperatures of around 25-30 degrees (can have spells of hotter weather) and the evenings are ideal for sitting outside. The Lot & Garonne is drier than the Dordogne.

The area has a fascinating history (scene of The Hundred Years War). as Aquitaine belonged to England in the 13th Century on the marriage of Eleanor of Aquitaine to Henry II. Many of the towns in the region are 'Bastides' (medieval fortified towns) built round an arcaded central square. Monflanquin, Monpazier, Tournon d'Agenais, Puymirol and Lauzerte are fine examples.

The Villeneuve Sur Lot / Tournon d'Agenais area

The town of Tournon d’Agenais is a Royal bastide town from 1271 and on the pilgrims route of St Jaques de Compostella built around a lovely square and belfry tower with superb views, restaurants, small supermarket, butcher and boulangerie. Also there a is a Friday evening market during July and August and during the season there are Jazz concerts & dances.
Other places to visit: Chateau Bonagui in a magnificent setting, one of the finest examples of 15th century architecture and was never 'taken'. The hill top town of Penne d'Agenais where Richard 'Coeur de Lion' had a stronghold and boasts a magnificent silver domed Church. Some larger towns with great shops and colourful markets are Moissac, Cahors with its 14th bridge, Agen and Villeneuve-sur-Lot are all worthy of a visit.
Activitiies in the area are: Adventure Parks, Boating ,Boules ,Canoeing, Go Karting, Fishing, Horse Riding,Golf ,Hiking, Cycling, Tennis, Swimming, Visiting Markets and Wine Tasting.

BY ROAD
The superb French Autoroute (Motorway) system makes driving here as easy as you could hope for. The main Motorways to this region are the A10 (from the north to Bordeaux), the A20 (from Paris via the A10, A71) to Toulouse and the A62 (from Toulouse to Bordeaux). The journey from Calais to Bordeaux is about 560 to 590 miles and should take around 8 hours. We are about 580 miles from Calais/Le Havre and 430 miles from St Malo. Cherbourg extends the drive by 2 or 3 hours. You can avoid the Peripherique at Paris by taking (from Charles de Gaulle Airport) the A 86 & A (& N) 186 and the A10 direction Bordeaux. The A 10 divides at Orleans where we recommend taking the A 71 (direction Vierzon and Toulouse) and then the A 20 to North or South Cahors.

BY RAIL
Eurostar runs via the Channel Tunnel between London and Paris (Gare de Nord) in 3 hours. Paris is linked to the high speed rail network (TGV). Departures for Aquitaine are from Gare Montparnasse station. Taking the train from London to Lille avoids the need to change stations in Paris. There are TGV connections to Bordeaux and Toulouse as well as to Agen, which is the nearest station to our properties.
