About the home

This beautiful 5 bedroom house is located a 5 minute walk to the heart of Vilamoura and its marina with the beach only minutes away. The house has easy access to all amenities, including supermarkets and plenty of restaurants for eating out.

The house benefits from having its own garden and patio for al fresco dining and also a pool in the grounds only available for its guests.The house also has 3 balconies for enjoying the sun all leading off the bedrooms two south facing.

The living room also leads onto a patio area overlooking the garden and next to the patio is the private jacuzzi.
The house is ideal for families as there is plenty to see in the surrounding areas and the beach offers all water sports.

The property has has 5 bedrooms all with fitted wardrobes and 4 of them have en suite bathrooms with the 5th bedroom being adjacent to the family bathroom.
There is a double bedroom on the ground floor with an en suite bathroom which is ideal for wheel chair uses or people that have problems going up stairs.
There is a large private terrace witrh sun loungers and seating to enjoy the sun or a cold drink and al fresco dining.
There is a private garden with a large patio table and bbq with seating for all.
The house also benefits from satellite tv (mostly english channels) and air conditioning through out.
Within the living room there is a dining area and leads onto the garden which has a private jacuzzi in its own room next to the garden.

Conditions

Strictly no smoking we require a breakages deposit of £400 pounds/euros on entry returned after a property inspection provided no damage within 2 weeks of departure.

A deposit is required on booking of 30% and the balance paid 8 weeks before arrival.

The payment can be by credit/debit card or bank transfer
We do not accept cash ,cheques or credit card payment on the day of arrival for the rental of this property.

The Algarve / Central Algarve region

The Algarve is blessed with over 200 kms of golden sandy beaches all along its coast, with the larger ones having lifeguard patrols through out the summer. The beaches are free to use but there is a small charge for hiring parasols and sun loungers and are open all year around. There is also restaurants and bars on most of the large beaches offering excellent food and cold drinks and a warm welcome to everybody.

The Algarve is also known for its weather having over 300 days a year sunshine and its mild winters. Central Algarve is known for its varied night life from live music in its restaurants to the famous strip in Albufeira. The strip offers entertainment for all ages starts early finishes late but the area is also known for its fiestas which are held all over the Algarve through out the summer.

The Vilamoura area

Vilamoura has the largest marina in the Algarve with over 1000 boats moored there some costing over 20 million pounds. The area also has one of the most beautiful beaches and is golden sand called Faleisa beach it has all the water sports on offer and is 4 kms long.

There are also Roman ruins to visit in Vilamoura open 7 days a week as Vilamoura was important to the romans because of its access to water and fishing. The boats in the marina have daily excursions out to sea watching for dolphins and fishing for lunch.

Vilamoura is only minutes away from one of the biggest water parks in the Algarve called the aqua show and is open 7 days a week in summer closes in October.

The village of Pera holds a sand sculpture festival each year starting in June and ending in October and artists from around the world take part designing sand sculptures.

“An excelent experenance” Ideal location near to Marina and beach but far enough away to not have all the noise and bussle. Villa fantastic with everything you could need. Everyone helpfull.

“Not as discribed” Arrived at villa at 12.30pm, we where quickly shown round the villa but mike ( the maintenance man for the property ) did not know how to work the washing machine and dishwasher and we also asked him had the property been checked for damage from the previous occupants which we where assured it had, we then had a look around the area, it was 10 minutes walk to the marine and to the beach from the villa is about 20 minute walk, we the returned to the villa which is not a detached but a semi-detached which we where not told about as all villas we have stopped in are detached so as you can expect we heard a lot of banging from next door. We also had to pay a 400 euro bond in cash for damages which is a bit unusual as we have always paid by credit card, we later found out why !. In the morning we rang mike to tell him there was a broken lamp in my room which he offered to fix but we said not to bother as we don't use them we just wanted to let him know and we also told him that we had rolled up the rug in the lounge and put it in a corner as it was filthy and full of stains but in the web picture it looks nice and clean in the living room.Also that morning we had to put all the knifes forks and crockery as some of the knifes had marmalade on and the cups had not been washed properly, we also had to sweep up in a few of the rooms and noticed the floors had not been mopped and gave the kitchen a good clean. As the days went by we noticed other damage which we took photos of including subsidence on the patio where there is a big crack. Six days into the holiday the little window in the family bathroom fell out at 6 o'clock in the morning by strong winds, we reported it at 9.30 that morning, when mike came he claimed it had been forced open which non of our party did as we are all responsible adults and we respect other peoples property, previously we had noticed a pin missing on the window bracket but thought nothing about it as everything had supposedly been checked, we also mentioned other damage in the property but the maintenance man did not know what was on the damage list that the cleaners do which in itself is very strange you would think any professional agent or the maintenance man would do and not leave it to cleaners ???. When we complained to the letting agent we where told the cleaners reported no damage even the lamp in my room now I know why it was a cash bond.The showers cant cope with ten people having a shower some of us had to grit our teeth and bear a cold shower, there are only 8 sunbeds and the same for the lounge as we where a group of 10, 2 had to do without. The water in the jacuzzi smelled and beer cans where found in that room so this had obviously not been cleaned, the satellite tv only has the bbc, itv and channel 4 programmes. There are 3 other property's that share the pool but other people use it also , they all have a key to a gate in the fencing so don't leave your sunbeds unattended as they come and take them. The air-conditioning on the top floor does not work properly when we mentioned this they responded back that we should not leave the patio door open but what else can we do as there is no handle on the out side to open it,there are 2 decent balcony's for the twin rooms on the second floor but no proper seating to enjoy them only a little dirty looking child's chair, they never bothered fixing the window when they said they would do we wasted 2 days of our holiday waiting for them to come when they said they would do. Its the worst villa we have ever stopped in, it is not beautiful and luxury villa as described, we took a chance with there being no comments on trip-adviser but never again will we take that chance. If you do decide to go there take a pad and paper and do not let the person go till you have done a good inspection yourselves. Plus the company that deals with this villa seams to have changed the person in charge of this villa on our return that is very strange or are they trying to discredit our comments if that his the case, plus what they take out of our bond we have noway of knowing because it was cash we phoned the letting agent and asked to see her which she said she would do and then backed out by text . PS this is the first every bad comment we have said about all the villas we have stayed in everything I have put is an honest account of the villa Response: I will not get into hearsay comments about what our mantenance man knew or not knew. The maintenance man has been in charge of this villa for 10 years with no pronlems or complaints.The same cleaning team have cleaned this villa for the last 4 years with no complaints what so ever. We have rented this villa out for 4 years with no complaints and only went on trip adviser for this season so we only have had guests arrive this month august to be able to write a review. The reason for a cash deposit its for people who abuse the property like forcing a bathroom window open ,breaking a light in the middle of the night also breaking sunloungers.The guests we have had before have not complained about the maintenance man the villa being unclean in fact we have had several clients return every year for the last 4 years. I have a saying you never hear about the good things just the so called bad things but you cannot please all the people all the time . Look at the reviews in a few weeks when the real clients will write reviews,then judge.
