Fully equipped Smeg kitchen including dishwasher, washer/dryer. 5 minutes to central San Marco (1 stop on waterbus), buses very near and every 10 minutes, local shops, trattorias. Roof terrace. Quiet and convenient.
There are no steps on arrival route (there are many bridges with steps in Venice) so transport of suitcases is very easy. Near the Cipriani Hotel and Hilton with their spectacular swimming pools, which can be used for a fee. Bauer Palazzo, Harry's Dolce and other fine dining very near. Minimum 3 nights. Strictly no smoking. There is use of a private dock for taxis. The property is perfect for a couple who want a comfortable, modern house of quality, away from the crowds but very convenient. You will feel like a Venetian in this neighbourhood. Good local food shopping and restaurants very nearby, some with wonderful views.

The property is 78 square metres so is quite spacious and is very light and airy. The photos were taken late in the day so may appear a little dark. The property is like a little townhouse, with no one above or below. The stairs to the altana roof terrace are quite steep and only suitable for people with good mobility, though they are perfectly safe.

There is space to sit and sun bathe on the roof terrace and a new, retractable canopy to provide shade will be fitted in Spring. 2012. The roof terrace has panoramic views.
The roof terrace has excellent hand rails on the approach up, but the owner assumes no liability to guests who use it. Please do not be scared off by this, it is not that difficult! There are also 2 chairs and a small table which can be used for the ground level small patio. Outside space in Venice is very rare. There is a private dock which can be used for taxis. Boats can only be left there for a relatively short time as the dock is shared with other property owners.

The Veneto is famous architecturally for Palladio's famous palazzi, for its distinctive wines including Pinot Grigio and for its interesting Renaissance towns, including Padua, Vincenza and Treviso. There is easy access to the Dolomites just north of Venice which are very beautiful year round.
There are some interesting towns in the Dolomites, including Bolzano Grappa where grappa is made. The famous Verona is a short train journey away with its Roman arena which stages open air opera and other events in the summer.
The Venice, Veneto / Giudecca area
Of course, there is no other place like Venice in the entire world! It is very beautiful and its light is legendary. There are so many famous attractions which can be found on the internet, but the famous glass from nearby Murano must be mentioned.
Lesser known are the very many festivals: not just Carnival in February but there are many traditional rowing festivals, the blessing of the sea, Festa della Redentore with its amazing fireworks in July, etc. etc. Venice also hosts the Biennale contemporary art festival every 2 years from June - Nov. and the Venice Film Festival. There are special exhibitions every year and Venice is a centre for both Renaissance and contemporary art.

Venice is served by 2 international airports (Marco Polo and Treviso) and a mainline train station. There is also a large bus station at Piazzale Roma and it is also possible to arrive by boat.

This is an elegant and truly beautiful modern apartment, full of light. The entire glass wall that fronts it to the south with an uninterrupted view over the wide lagoon to the distant Lido and the cathedral ceiling with open, hanging bedroom together create a happy and radiant space. It is also comfortable and efficient with a designer style interior. Plentiful information is provided on local facilities, transport etc. The apartment is situated in a quiet corner of the Giudecca which feels local and untouristy and yet San Marco and the centre of Venice is only 5 minutes away over the water. We spent a very happy week in "Palazzo Picolo" in February 2012. It was so good having spent the day in bustling crowded Venice (we were there during the end of the Carnival) pouring over museums, churches and absorbing sights, famous or more secretive, to return to our retreat, so graceful and calm. It is an unusual find in Venice, where historic hotels/apartments can be dark, noisy and very expensive.
