It is not a tourist apartment but a family luxury home that is currently leased for short periods..
It does not represent a less expensive alternative to a large suite in a luxury hotel but an opportunity to spoil yourself, surrounded by the beauty of art and nature.
From the front terrace you can watch everyday fantastic sunrises and sunsets.

Designed by the famous milanese architect Ignazio Gardella in the late 50s, this building is a rare example of successful acclimatization of modern architecture in the historic heart of the city.

In the 2010 and 2011 this Venice luxury apartment is been completely renovated in a refined manner and all furnished with original luxurious antiques furnitures, carpets, tapestries and original Venetians and oriental objects

All beds are equipped with new mattresses, very comfortable. The sofa bed is quite similar to a bed because it is equipped with a thik spring mattress.

This Venice Luxury Apartment has very easy connection with Marco Polo Airport: Alilaguna Lines.It drives you in 1h.15 to the apartment. stop at Zattere Incurabili Pier at Dorsoduro :few steps from home! or private taxi-boat (price is about 90euro)directly to Spirito Santo Church at Zattere Incurabili-Dorsoduro(1/2h.trip)

From the Venice Marco Polo airport: You can get a water taxi (it takes 30 minutes) to the new ACTV water bus stop Spirito Santo, which is 40 meters from the apartment. You could also get the Alilaguna Line blue to the Zattere stop (it takes one and half hour).
I will come to meet You at the stop. If You arrive with the train You could get ACTV (public transports) line 2 from the Santa Lucia railway station stop - direction Lido - and get off at the Accademia stop (15 minutes). I will wait for You there.
If You are arriving in Venice by car, You could park at the Tronchetto island and then get ACTV line n. 2, direction Lido, to the Zattere stop (15 minutes).

“Perfect” The property was highly praised in reviews. We expected near perfection and it exceeded our expectations. The apartment was a very comfortable home in a great location. Giorgio was a host rather than a landlord and mad sure we were comfortably situated. He helped us with opera tickets and cooking lessons. It was as if we were insiders in the culture. We have been to Venice may times and this was by far our best and most immersed adventure. Gelt io sent us to a friend for cooking lessons and this aspect was worth the entire cost for the trip. It was fun and educational and delicious. We had the front part of the apartment for two of us for a wek and then added. Five members of our family in the back half. The front was a haven . The entire apartment was spacious and allowed for privacy. Just go do it

“A Beautiful Apartment in Excellent Location ideal for Mobility Impaired!” My Husband, Adult Daughter, young son, and I stayed in Giogio's apartment in April 2012. I have bad arthritis which makes it necessary to use an electric scooter and walking frame to get around. Not only was Giogio's apartment wonderfully appointed with spacious rooms it had a small lift and absolutely no stairs at all, even from the "street". Located on the lagoon the views are supurb. The furnishings were everything we imagined from an apartment in Venice, and the double glazing means you can shut out the noise if you wish. However I loved throwing open the balcony doors and listening to the sounds of boats travelling along the lagoon. Waking up to the sounds of church bells peeling was simply sublime! To get around without needing to use those cute humpback bridges with stairs we turned right when leaving the door to the apartment and traveled over two bridges which are ramped. Turning at the church and following the path to the other side of the island (onto the Grand Canal) takes you strait to the Academia Vaparetto stop. From here you can travel to San Marco (St Marks Square) and most other places. By taking this route we completely eliminated stairs. Giogio is a wonderful host, he met us promptly having given us directions to reach the apartment from the port via water taxi. The apartment is very well appointed including wifi, and is not far from a small supermarket (same directions as above but go straight ahead at the church). Small Cafe's were only a short stroll away. If you are looking for a fantastic apartment look no further than this one! I would go back in a heartbeat and recommend it to anyone without reservation.

“Sunlight and water - a generous and comfortable apartment in a great location” We stayed in Giorgio's apartment in October. It's in a wonderful location right on the Zattere waterfront, with all the fun of the passing water traffic and the lights of Guidecca in the distance at night. The bright, light-filled living room/dining area was terrific, with additional space in the kitchen and everything we needed for comfortable meals for the six of us. Access to the apartment was easy, it looks slightly tucked away on the map but in reality it's a two minute walk to the Salute vaporetto stop on the Grand Canal and not much more to the frequent Zattere service - so it's perfect for arrivals and departures, whether via the station or the airport. Giorgio's written (and spoken) English is excellent, and he was very helpful in accomodating all our booking needs. This made the arrangements very easy, with prompt replies throughout, and when we arrived he was ready with advice and even managed restaurant bookings for us despite our arrival mid-Saturday evening.

“A beautiful holiday apartment with great canal views” A spacious, stunning apartment, great views, all facilities, easy walking distance to most attractions. The owner, Giorgio, had thought of every detail - he tested the wifi and put fresh milk in the fridge - and ensured everything went smoothly with our trip. He provided advice about any topic from bars where the locals go, to water bus passes and travel to and from the airport.

“Quality apartment with stunning views” We enjoyed a wonderful anniversary break at the Waterfront Apartment. Booking was easy and the owner, Giorgio, was very quick to respond to our enquiries. The apartment was very well equipped and we were provided with a welcome basket containing basic groceries, together with coffee, sugar, oils, condiments etc etc. The furnishings were very comfortable and in good order and there were lots of interesting books, ornaments and works of art. The view from the sitting room & bedroom was fantastic - you could almost be on a boat. The location of the apartment was very good - the supermarket was within easy walking distance as were the main attractions, with two water-bus stops a short stroll away. There were lots of good restaurants within a short walk and we spent most of our time wandering around admiring the scenery. One of the best parts of our stay was sitting on the small balcony adjoining the bedroom drinking a glass of wine and watching the world go by on the water - perfect!
