Villa Proserpina is a stunning 18th century villa in the picturesque village of Filettole which lies between the cities of Pisa (~15km) and Lucca (~10km)

After parking the car in the secure garage you approach the villa through formal Italian gardens along a path lined with cypresses.

On the ground floor there is a large entrance hall, which leads to a dining room with 12 place settings a fully equipped kitchen with open fire and table to seat 6-8 people. The breakfast room provides a more intimate dining space and has 6 place settings. There is also a family bathroom with an enormous marble bath.

The florentine stone staircase with its frescoes depicting classical dancers leads to the first floor (piano nobile) where you will find the sitting room which is painted with murals that portray a romanticised image of the hill towns, forts and churches that surround the villa. A frescoed hallway leads to the music room /office with dual aspect views to the upper gardens with its chapel and olive grove. The upper gardens can be accessed via an external door at the end of the hallway. The owners private apartment is also on this floor, but of course the owners will not be present during your stay.

Another stone staircase leads to a games room with its full sized pool table and separate seating area. The four bedrooms and two bathrooms are all accessed from this area.

There are approximately 4 acres of garden which comprise a formal Italian garden at the front of the villa, a large lawn suitable for sunbathing ball games etc. and a hillside with mature planting and olive grove. A 12m x 6m swimming pool is being installed at the beginning of September 2014 and will be ready for summer 2015. For bookings for summer 2014 there will not be a swimming pool at the property.

For culture lovers, Lucca was the birthplace of Puccini and every August there is an opera festival next to his villa in the nearby town of Torre del Lago. Florence is just over an hour away and for beach lovers, the resort of Marina di Vecchiano with its beachfront restaurants and golden sands is about 20 mins drive. There is a large water park with will thrill even the most discerning of teenagers and for younger visitors there is a small water park with go-kart track about 15 minutes from the villa.

The Tuscany region

Filettole and the surrounding area is steeped in history. Its position on the border of the provinces of Pisa and Lucca have been the scene of many battles and the ruins of the hill forts can be seen and explored today.

Nowadays it is the ideal place to explore Tuscany. The historic city of Pisa, with its famous leaning tower, cathedral and baptistry is less than 25mins by car. Or you can explore the city walls of Lucca either on foot or by renting a bike. For opera lovers, Lucca is the birthplace of Puccini and each night at 7pm there is a recital of his works in the city centre. From 25th July to 30th August there is the Puccini Festival in Torre del Lago (close to Puccini's home) see http://www.puccinifestival.it for tickets.

Further afield there are the cities of Florence (1hr 20mins by car), Sienna (2hrs by car) or you can explore the wine cellars of Montepulciano and Montelcino which are deep below the streets of these hilltop towns in ancient Etruscan caves. It can seem that the towns are afloat on lakes of wine.

For the kids, the beach is 20mins by car and there is a water park and small go-kart track for under tens about 15mins away. For those seeking bigger thrills, there is a waterpark about 50mins from the villa in Cecina and a full sized go-kart track in Prato which is about an hours drive (about 15 mins past water park)

Vecchiano

Filettole is a charming village and most of the things that you will need day to day are here in the village. There is a restaurant within walking distance, (search La Greppia Filettole). Also there is a supermarket, a bakers (where you can buy delicious croissants -or cornetti as they are called here), there is a butchers, hairdressers, barbers and at least three bars all within walking distance.
