IMPORTANT NOTES June 20th update 2015 The front facade of the building in particular due to some (around the frontal only) crumbling around stonework underneath the balcony & consequently this localized area I.e base of balcony has been safety-netted as a safety precaution until full remedial work begins. Thus the front balcony can not be used. - windows fully open, as normal though -. October- Dec 2015 the building will be undergoing major external restorations along with communal hallway upgrades thus Mon - Friday some disruptions during daylight hours will be anticipated - Thus special offer tariffs as due consideration, are now available. Excellent convenient location - if your criteria is to have all the best amenities ie; metro/buses/pools 1-3mins (but less the noise of late-night bars found within the neighbouring trendy barrio of El Carmen & the historic quarters. N.B - excellent public transport finishes early.. Don't get caught out forking out unnecessarily for cabs etc - when you can amble easily home via the impressive landmark C.14 Serranos towers 3-5 mins & Serranos bridge.Mountain Hire bikes can be locked in entrance of hallway. Otherwise the excellent value City bike hire has two bike stations within 2-3 mins walk. Over 205 throughout city & down at the beaches with full apps to check availability etc. Bargain rental 10€ weekly. See Valenbisi for apps, planners, stations etc

Great choice of local restaurants and bars all offering fresh food at low prices ie; 'menu del dia' at €7.50 (3 courses and includes a drink). Bar/cafe Elbocato - now reputedely the best 'locale' & opens 6/7 days 8.00-23.00 - 350m offering WiFi for the price of a beer/coffee to include a tasty pincho! - from just 1.30€. - A pincho in the historic city will cost 1.80€ excluding the drink!
9 km World famous Jardines del Turia 'un rio de cultura' accessed directly within 4 mins, see www.culturia.org to see all the best attractions ie; museums galleries etc. These fine gardens meander peacefully throughout the centre of Valencia to the City of Arts and Science the Palau's del Musica and Artistes (opera house) & the Biopark - opposite end of Tura gardens. Forget forking out for taxis- unless late getting back from the beach & clubs etc. Late night buses every hour until 3.00am to Plaza Ayuntiamiento - summer months only.
Why not hire a trendy Valencia City bike -125m,see www.valenbisi.es Located on the Calle De L'Argentar Suaraz station 132 (immediately behind is a 24/7 petrol station & shop) or 133 in Calle Alfambra - 90m to really enjoy all of Valencia's treasures. Dedicated bike trails allow you to cycle the world acclaimed Turia gardens just 2 mins ride away to all the best beaches etc all within just 25-30 mins.
Enjoy the city´s quickest most direct metro/tram service for glorious sandy city beaches from either 'Sagunto' or 'Pont de Fusta' L.4, both within 2-3 mins. See metrovalencia for routeplanners/timetables and terrific Bono deals. Park (FREE) & ride from Empalme L4 direct 10 min every 10 min 7 days Zone A - same for beach 'Bono' 7.20€ for 10 tickets.
New for 2015 charming gardens of Jarden de Morvedra just 1 min with brilliant kids play-areas & plentiful seating etc.
Why not make your break pay really for itself by nipping over to Bonaire - reputedly Spain's largest out of town mall - from Estacion de Autobuses which conveniently is next door to the Nuevo Centro (City's biggest mall) @ 10 min walk. Hop on frequent (every 20 min) bus 160 direct to Mall where you can find all major Spanish brands & global & outlets & 'end of lines' offering serious savings upwards of 80% OFF High St prices. That & a favourable exchange could well mean your 'quids-in'......
Not ideal for young children or anyone elderly/infirm as a combination of no lift, a narrow'ish stairwell and tall full opening windows/shutters with low balustrades might prove a hazard to some.No partying on the premises as this property is fully residential.
Bringing or hiring a mountain bike for great coastal rides, or wonderful countryside rides. Valencia has fantastic specialized cycle paths everywhere & its mostly flat until your up in the mountains of Sierra Calderona for amazing bike trails etc. Lock your bike in the communal hallway with secure eyebolt for padlocking to.

Valencia has everything that any major city has and much more with its subtle charms, hidden delights and excellent topography.
Its fascinating history, great country-side combined with superb fine sandy city beaches all very easy and cheap to access. Come and find out what sets this dynamic Mediterranean great city apart from many other Spanish cities particularly when it comes to real value & the authentic experience less the mutitudes of non-Spanish & forget about tediously long queues of visitors waiting to view anything of genuine merit.
Local market just 75 metres away. Take the first left due south off Calle Sagunto on to Santa Isabel into Plaza San pedro offering a compact but well stocked market open Tues- Sat. Excellent value supermarkets within just 3-5 mins.
An eclectic mix of fascinating medievel - Art Deco through to avant-garde modernity all contained within an easy pocket size city but emanating something more with its illustrious heritage. Cosmopolitan El Carmen and the Centro Historica directly across the Serranos bridge with its resplendant marbled Plazas and it's great terraced cafes, bars and restaurants 'really is the only place to hang out'. Later excellent nightlife - in fact some of Spain's best. Great selection of culture and recreational activities to suit all tastes.....
Valencia's possibly Europe's largest Biopark easily accessed by metro in 20 mins or less, 'stroll it' through the Turia gardens allow 45min. Visit over 1000 different species of wildlife within natural settings.
Valencia also sports excellent cycle trails (there are several bike hire shops nearby) around the city its beaches and fantastic countryside trails one recently opened dedicated cycle route starting to the west of the river Turia gardens along the Turia river northbound for over 25km - great anytime of the year - Ideally a hybrid or mountain bike is best. Stunning countryside scenery staring from the north of the city to Vilamarxant. No need to take any public roads other then a direct 200m via C.Sagunto to the river gardens and your enroute.......

"wonderful apartment, wonderful stay"
Had an absolutely lovely time in Valencia, and staying at this apartment, with its ceiling to floor windows that lets the sun flood in, really added to the experience. The apartment is in a typical spanish suburb, which is quiet (next to a nunnery/playschool) so not surrounded by tourists,but is only a few minutes walk to the main plaza of the old city. The owner, David, is ever so helpful, and very knowledgeable. The flat is up a couple of flights of old, narrow, stairs, but really are no problem. The flat itself is modern in design, spacious, and all the amenities you need. Will definately be staying here again.

"A Gem of a Short-Stay"
We can't wait to return to Valencia after the wonderful 5 days spent here this Spring; the weather was warm and sunny, the city has so much on offer, from the medieval market at El Carmen to the impressive City of Arts and Sciences, the varied and fascinating architecture, the excellent food and drink that can be found near the beach or in the heart of the city, the smell of orange blossom and the delightful Studio Sagunto which didn't disappoint: spacious, clean, comfortable, very well-equipped and in a 'real' part of the city just a few minutes walk to the Centre & opposite a baker's/cake shop which also offers tasty meals to take back to the studio to eat.
Great recommendation and endorsement for this wonderful city - its true Valencia by comparison to Spain's other two major cities offers something far more subtle and overall more friendly and far less frenetic approach to life and it's truly blessed with its climate, topography and affability and invariably offers better value. Previous guests and their friends/family regularly re-book...

"A well equipped, stylish studio in convenient location with roof terrace"
We came on an early flight and David was kind enough to let us check in a couple of hours early, which made all the difference to our first day. The apartment is well equipped bright and airy and the bed comfy. The area is quiet, but close to the old town, and suited us perfectly, although if you are someone who only feels comfortable in an up market area this may not be right for you. We were drawn to this apartment partly because of the roof terrace, and it didn't fail to please..... we were up there catching the sun whenever it came out! I would certainly stay here again.
Thanks for your kind recommendations. I try to be as flexible as is possible re; early arrivals to make life easier. The roof terrace is quite private and offers an interesting perspective to this barrio with its quirky mux of modern & more traditional buildings thus offering a slightly more bohemian atmosphere
