In the heart of the countryside but only 25 minutes from Nottingham, 15 minutes Melton Mowbray, Grantham and 30 minutes from Newark.

Sleeps 12. The house can easily host up to 15 guests using one trundle in the family room and One large double L-Shaped sofabed in 3rd lounge. The house layout and downstairs space works particularly well for 2-3 sets/generations of families with children and adults. We do have groups of mature single adults too who have had a wonderful time, but it is in a residential area so meeting for parties would not work.

At Swallows Rest guests enjoy the feeling of being outside while inside! Enjoy the relaxing countryside views through the floor to ceiling windows looking onto beautiful countryside across the south facing garden and patio area. Or step onto the balcony and watch the sunset under the heat lamp. In the morning indulge in breakfast in bed push open the french doors to open the room up to outside. You may start the morning in the outside hot tub or enjoy it later with a glass of wine looking at the stars.

Inside Swallows Rest you will enjoy the substantial 6 bedroom house with 3 reception large rooms with stacks of space for family and group gatherings. Completely set up for guests with children and pets so you can relax in style. We find Farrow and Ball paint washes well!

The house is set within the picturesque and friendly village which has an award winning Egon Ronay pub, with a warm welcome beer garden backing onto the newly renovated park, There is also fabulous friendly local with sunny beer garden and pool table that does better fish and chips than Grimsby! Children and dogs are welcome at both. Swallows Rest is ideally located in the heart of the UK so it is easily accessible to the North and South (20 minutes from the M! and A1) with London readily available via fast link train (1 hour) in nearby Grantham. You have your choice of 3 pretty market towns 15 to 30 minutes drive or the vibrant city of Nottingham. There are heaps of activities in the area and the Peak District, Rutland Water, or Sherwood forest all accessible for a lovely day out. Stathern is a popular village situated in the heart of the Vale of Belvoir which is well known for being a fabulous gastro area with beer gardens, fantastic beers and very friendly locals. The local scenery is spectacular, popular with many cyclists and horse riders and walkers on the many public walking routes available.

Some key local attractions: Belvoir Castle, Rutland Water, National Ice Centre, Belton House National Trust, TwinLakes Adventure Park (15 mins), Melton Mowbray, National Watersports Centre, nationally known cycle and walking routes. There is also a private pool to hire In the next village. We have a list of babysitters used by the owners for years.

Swallows Rest is designed for the guest who enjoys style, luxurious amenities like the hot tub, jacuzzi and balcony in pleasant surroundings, while feeling able to relax without worrying about damaging designer furniture. Most of our flooring is and is being replaced with hard flooring and soft rugs, so that spillages are also less concerning for guests. There are two large 42 inch TVs, Additional TVs are in two of the bedrooms. Bose sound system, DVD, WIFI, iPhone doc are all available.

You will have a large american fridge freezer, double oven, balcony, jacuzzi, hot tub. Equally there are 4 WCs: 1 double shower and Jacuzzi, 1 family bathroom with over baths shower, 1 shower and a downstairs loo. Balcony and stacks of inside space to enjoy. The local shop run by Pat and Alf is busy and seems to stock everything and open daily. The butchers is a must - David cox sausages are a local legend and the bread and local Stilton is available here. We are lucky to have Fat Cheeks...wonderful food cooked fresh to heat that Saturday night. Gourmet food at home. Ocado deliver with one hour window, as do Tesco.

1 spacious Superking Family Room with a daybed single and trundle underneath, Double, King, Single, Twin, Bunk (high Quality) 12 Bed spaces 3 additional at a charge for costs only. Room six is a walkthrough room (please see the plan) The Dining seats 12 but we have additional seating and tables for guests to move around as needed. All rooms are spacious, even the family room with all beds up has lots of walking space.

When you arrive we leave a welcome basket and some logs/coal for the first couple of nights. Fresh arranged flowers by Sophie are also there to enjoy. We provide fresh linen including towels for the booked number of guests. The welcome basket has simple little things in for a little treat as you arrive. This ranges from Jelly Beans, Wine, Fizz, Elderflower water, popcorn and a little bread. Our aim is that you enjoy the space we can offer in a comfortable, modern and bright setting. We have a team of cleaners, planned maintenance and our bookings manager to try our best to ensure that even in the large space everything is set up for your group and is clean and functioning. The light bulbs alone total 200!! Large groups or sets of three families using the house requires a lot of maintenance so we plan it in and when you tell us something has been broken, we fix it. We don't provide toiletries but leave some hand wash by the downstairs sinks.

We know a lot about you but only in terms of guests ages and type of occasion. This is so firstly we can recommend you don't stay with us if it won't work for your group. But hopefully you will! Then it's just a question of making sure you have the right number of beds, cots and can offer a space as everything is set up so you wont be disturbed by us once you have arrived. One of us will come over once or twice. Our typical guests are sets of families meeting together in a large peaceful and relaxing space. We also welcome corporate events with 9 guests staying in separate beds and 3 showers available. We have fantastic feedback and already have return bookings as we listen to your comments and respond to any recommendations you find as a particular group.

If you enjoy peace and quiet but with access to village amenities like the shop, butchers and a country pub (more famous than the village) come to Swallows Rest. The owner has successfully run a holiday cottage in the neighbouring village for several years. Swallows Rest has just become available and while very different, has been brought up to the same high standard as the highly rated (5 star trip advisor) Cherry Tree Holiday Cottage.

"Great stay, very spacious but in need of some TLC"

Thank you so much for all your feedback I am so pleased you had a great time! We listen carefully to our guests so we can retain what you enjoy and plan to alter what does not work for how we want the house to work so you can relax. We have learnt a lot in the last year since opening and apply things as soon as possible and plan in what we agree would work well.

Swallows Rest has a relatively large downstairs square footage for the amount of bedrooms, which we think makes it idea for sets of groups meeting, lots of space together or apart. However this does mean that there are a lot of areas to manage and maintain with such a high number of guests during each stay. It is a pleasure to see little legs running around giggling and adults watching them through the windows as they run in and out. We want to retain this relaxed atmosphere. However things like the flooring and the upholstery need lots of care or replacement with more suitable fabric. We find lots of little things can become broken or lost so our inventory system and lots of spares is important.

We were delighted to have invested in an upgraded Hot tub – Hot springs high quality range, with 4 massage zones replaced in late 2014.
New hard Flooring re-placed in 2014 in two downstairs rooms. We have plans to replace all downstairs with hard flooring and polishing/cleaning system to manage the dust from the fields. Hard flooring in the large lounge and new rugs are booked in during any empty dates in February 2015.
We are sorry that some windows were missed and little hands were left on them, we have a karsher cleaner that we have instructed our cleaning team to use every stay. Our apologies, the views are lovely out and all those windows are a feature to enjoy.

Monthly painting schedule and maintenance small fixes. Plans for industrial strength fixtures and fittings.
New instructions as the main bathroom cord is usually left on since modernising the main bathroom suite and replacing fabric with a glass screen. To be reviewed for an alternative switch system.

Monthly deep clean to all hidden not accessible and easily noticed, replacing out units that are not needed for holiday stays with simple lines and visible cubby holes.
Regular management and review with quarterly audit of the cleaning and maintenance systems.
Shower in 2nd Ensuite shower painted with bathroom sealant removed and resealed in Feb 2015.

Interior Designer booked for February prior to scheduling the next phase of maintenance and updating .

Sky full package is a new system on trial following positive feedback from introducing BT Sports. We have plans to place a management system in place to allow access to the pin for the guests and check purchases made can be charged against a credit card authorisation. In the meantime we hope the extra channels can be enjoyed and the adult ones which SKY block with a pin, in the evening.

The large tank and pump to provide water at high pressure to the large Jacuzzi bath requires this system. We have built a new cabinet to place the pump in the bathroom and out of this bedroom with sound proofing. The tank will reviewed for insulation to prevent heat entering the room.

I hope this is the kind maintenance you would expect and feel assured that we do care for Swallows Rest and it receives the TLC that might make you feel confident to recommend the house. We appreciate all the feedback and when our manager catches guests before they leave it is fabulous to see them enjoying themselves and sharing how parts of the work we do are valued. We hope to see lots more smiling faces meeting and enjoy the benefits of the size, space, and location in Stathern. Yes it is a special little village in the heart of the countryside in the middle of the UK.

I'm so pleased you had such a good time and will come back again. It sounds like all the facilities we have and the layout and sizes worked really well, which is how we set the house up for guest to enjoy their time together.

We take cleaning and maintenance very seriously with 250 light bulbs and nearly 3000 sq feet of space we have a team of cleaners and maintenance for each change over. It was reassuring to speak to you and find that your experience of the overall cleanliness was very good. We have fed the ideas for your cleaning comments back into the management processes with the removal of unnecessary objects and an updated checklist. This is now managed by the new team of permanent cleaning, maintenance and management staff. When you come back we will be keen to hear that our measures have worked to achieve the highest standard possible.

I'm really pleased to note you found it the best holiday in years, we like to read the comments book and get feedback to hear that people are enjoying their time at Swallows Rest and all there is around the area too.
