About the home

Villa Kadyanda is a large 5/6 bedroom self-catering Holiday Villa with a private pool situated in an elevated position, surrounded by pine forests, with stunning views over the plateau of Uzumlu and the nearby mountains. At 500m above sea level the area benefits from mountain breezes even in mid-summer. The traditional Ottoman village of Uzumlu is a 2km walk away and has shops, restaurants, bars and a weekly market. A short drive takes you to the beaches at Calis, Olu Deniz, Patara, Katranci, Gocek and to Fethiye town. The villa is an ideal holiday venue for families with children or for larger parties of friends.

This lovely villa has everything that you could want. The three living rooms all access the outside veranda with two BBQs (gas & charcoal) and an illuminated and fenced private pool. The five bedrooms on the two upper floors all have sun terraces with astounding views, there are en-suite and family bathrooms and all the rooms are air-conditioned. The basement has a Gym/Games Area with punch bag, weights, cross-trainer, darts, quoits and table tennis in a 60m2 area with toilet/shower room and bar area. We also provide a Nintendo Wii with a library of 40+ games together with many CDs and DVDs for the surround sound theatre system. There is a top-up mobile 'phone and wi-fi Internet throughout the villa.

Facilities

From the entrance hall an arch leads to a fully equipped kitchen with all the facilities to cater for 13 people with particular emphasis on children's needs. Another arch leads into the main lounge with a wood-burning fireplace and a further archway then leads into the separate dining room. Also on the ground floor there is a separate second lounge which has two single sofa-beds.The main lounge is equipped with satellite TV/DVD/CD and the second lounge has a stereo music system with an iPod dock and many books, board games and CDs . All these rooms have access to the outside veranda with another dining area, two BBQs and the private pool area which is equipped with a gated fence. There is a toilet/shower room on this floor and both the ground and first floor and spiral staircase are finished in local marble. Downstairs is a large fully equipped Gym/Games Room with table tennis, cross-trainer, darts, quoits, a punchbag, a Nintendo Wii with 40+ games and a surround sound theatre system together with a toilet/shower and bar area.

The first floor includes a master double bedroom with a large en suite bathroom, another double bedroom, a twin bedroom and a large family bathroom. All these bedrooms have private sun terraces with stunning views and are equipped with local hand made furniture. The second floor has a large family bedroom with a hidden sun terrace, a twin bedroom and a large toilet/shower room. All rooms are fully air-conditioned and all the double bedrooms have king size beds.

Further details outdoors:
The poolside is equipped with sun loungers, parasols etc and is provided with toddler proof safety gates. The outside dining area on the terrace seats 6 and is close to the gas and charcoal BBQs, this makes it a lovely location to dine with outstanding views across the Uzumlu plateau. The gardens are fully grassed with a variety of fruit trees and plants and there is a separate breakfast patio area. All the bedroom sun terraces are provided with tables and chairs. The lower garden has patio doors leading out from the Gym/Games Room onto another secluded sun terrace complete with table, chairs and a sun-lounger.

Further details

A full cleaning service is provided weekly which includes changing the provided bed linen and towels, this frequency can be increased for a small charge. A Welcome Pack is provided, free of charge, the pack provides all the necessities to cover your arrival at unsocial times. The pool is cleaned and maintained daily and our English speaking agent will contact you at the Villa to provide any advice and he can also help you arrange tours excursions, vehicle rental etc. The rental rates include electricity, gas, water and all cleaning, there are no additional charges.

Conditions

When booking pay 25% of the rental with the Booking Form, the balance is then paid 8 weeks before arrival together with a £150 security deposit which will be returned to you within 7 days of your return. Payments can be made by Cheque or Bank Transfer or by Credit Card using a PayPal secure portal on the 'Rental Costs' page of our website.

The Turquoise Coast/Lycia region

The bustling port city of Fethiye is only 17km away and can be reached by the regular Dolmus minibuses, or if you hire a car the roads are excellent and the driving is easy. The well known resort of Olu Deniz with its sandy beaches and sheltered lagoon is a short distance from Fethiye as is nearby Hisaronu with its lively night-life, clubs, restaurants and bars. The deserted 'ghost town' of Kaya Koy is also close by. Further away on the road to Kalkan is Patara beach with its ancient Roman/Lycian ruins and a 20km unspoilt beach. Saklikent Gorge with its water rafting is a must to visit as is Dalyan for the mud baths.

Closer to home is Calis Beach which is a 20min drive and has a 6km beach and various restaurants, bars and night-life, also the hilltop Roman city of Cadianda is 15min from the Villa. Calis Beach has a good water-park and is an ideal parking place to allow you to get a water taxi into Fethiye centre.

The Uzumlu area

Locally the attractions are endless. By the sea there is paragliding, microlights, wind-surfing, sailing, swimming, diving, water-skiing and kite-surfing. While inland there is walking, cycling, mountain biking, quad biking, horse riding, and visiting the numerous archaeological sites from the Roman/Lycian times. The traditional village of Uzumlu is a 2km walk away and has managed to retain the charm and character of a typical Turkish village whilst having all the necessities such as post office, shops, many restaurants and a wine bar.

WATERSPORT SPECIALIST TUITION
As part of our ongoing efforts to make your holiday a memorable occasion we offer short courses and bespoke packages in kite-surfing, wind-surfing, sailing instruction and scuba diving. All courses are available locally from 2-4 days, are run by experienced instructors and are offered at very competitive rates. A great idea for the more adventurous and an excellent way to experience more of the surrounding areas and combine relaxation with adrenalin fuelled activities. Qualifications can be provided on completion of a course and full details will be sent with any booking enquiries.

INTERNATIONAL AIR GAMES OCTOBER EVERY YEAR
Centred on Olu Deniz with para-gliders, microlights, hot air balloons and anything that flies together with an aerobatic display and fly past by the Turkish Air Force - well worth visiting.

GYM AND GAMES AREA
We have a 60 m2 area that includes active games and fitness equipment with table tennis, darts, a punch bag, weights, quoits and a cross-trainer. The area includes a surround sound theatre system and a Nintendo Wii with 40+ games, there is also a bar area and a toilet/shower room.

Fly to Dalaman Airport and use an arranged return transfer by car at ~£84 or by minibus at ~£120. Alternatively we can arrange for a hire car/minibus to be available at the airport - car or minibus rental from £140 or from £350 per week. Booking requires a 25% deposit which can be paid by Cheque, Bank Transfer or by Credit Card via PayPal.

The Balance is paid 8 weeks before arrival together with a £150 returnable Damage Deposit.
