Middle Coombe Farm is a sustainably run, historic C16th Grade II* listed property and part of our exclusive 400 acre rustic estate. Our luxury 4 star rated group accommodation sleeps 16-20 people and comprises of a stunning thatched farmhouse, open courtyard with huge working fireplace, Allensdown Barn, natural gardens, solar-heated outdoor swimming pool and hot tub, Oak Tree Ceremonial Site in 220 acres of sustainably run woodland, renovated thatched Cider Barn.

The spacious homely kitchen has a large range Aga as well as an electric hob and oven. There are 2 highchairs available for your use.
The cots available are 1 travel and 1 full size wooden one, though we do ask that you supply your own cot bedding.
The lounge seats are 3 large sofas in the living room where there is an open log fire, and in the TV/childrens play room/library there is also a 2 seater sofa, armchair and several bean bags.

Along with the facilities also mentioned, there are swings in the woods which can be found along several of the woodland walks, a pond in the middle of the woods.
Out the back of the house in the courtyard, is the perfect place to sit on a warm evening with the BBQ and outdoor fire, remnants of a previous room, which has been converted to an enclosed courtyard, but still with the original fireplace. Wooden tables and chairs provide seating for meals and gatherings.
We welcome up to 2 dogs maximum at an extra £15 each
Families with young babies/children are welcome.
Children/babies under 2 are free, and not included in the number count.
Our standard package is priced for 16 people, though up to 20 can be accommodated for, please call for a more customised pricing tariff.
We cater for large groups, holidays, alternative stag/hen events, conferences, residential courses for yoga, writing weekends etc.
We have 220 acres of sustainably run woodland on our exclusive estate with no traffic running through it. Middle Coombe Farm is a safe place to let your children roam free.
Smoking is only acceptable outside the accommodation.
The Devon region
Devon has an abundance of wildlife, walks, cycling areas, fishing. In some built up areas, but still with a lot of rural life.
Tiverton itself has a historical walk marked out around its town centre.
Tiverton is a place of interest with the history of the Heathcoat fabric factory, and John Heathcoat himself, lived in St. Peter Street, near to the town centre.
Tiverton is primarily a market town, with a market taking place every day and a car boot sale on the Sunday.
Near to there, Uplowman, where we're based is still very much a rural village, just 10 minutes drive from Tiverton. In the other direction, Bampton, is also a small town selling a lot of local produce from their fruit & veg and butcher's shops. Sampford Peverill, a 5-10 minute drive away has a farm shop, tennis courts, play area, and also the golf course and nearby railway station.
Sampford Peverill is a part of the canal walk, the basin starting in Tiverton. Along here is a traditional horse drawn barge offering trips along the canal in the Summer season, a tea room, including a floating one on a barge itself.

"Ideal Rural Getaway"
We used Middle Combe Farm for a family celebration of 23 people of mixed ages. The place has huge charm, comfort and personality, having earlier been a family home, and has "something for everybody":
-a very well-equipped kitchen seating 20
-a spacious lounge with log fire for gatherings or flopping out, with a "quiet room" next door
-an outdoor fire which we sat around, together with an outdoor pool (closed when we were there), a hot tub, plus a smaller barn with pool & table tennis
-lovely walks through the woods
-flexible sleeping arrangements in very comfortable beds.
Angela and Tim were wonderful hosts, attentive but discreet, and made us most welcome.

Great location, well equipped kitchen, extremely friendly and helpful hosts, beautiful woodland walks and a real treat having the hot tub and pool! We had such a wonderful stay!

"Great house, perfect atmosphere for weekend with friends, and our wedding!"
Angela was very helpful and easy to contact when we were planning our stay. Able to cater for individual needs. Flexible about arrival details, gave good advice about nearby services. Amazing house, beautifully maintained. Perfect atmosphere for our wedding weekend (wedding at another venue but all friends stayed at the house for the weekend). Fantastically equipped kitchen, 22 of us fitted very tightly round the table for meals. Hot tub was good fun. Easy to find with directions.

I cannot fault Coombe Farm. It was my 30th and a large group of us, and Angela and Tim couldnt have been more accomodating, they were totally relaxed and we forgot they were on site! the house is beautiful, we all felt as though it was 'ours' for thr weekend and didnt want to leave! it was very well equipped for parties, cooking and everything, and the dressing up box made for some amusing photos!! it snowed heavily in the few days before so we were worried we might not make it but Angela took all the stress out of it. we had an amazing few days and would love to come back!!!

"Stunningly beautiful rustic wedding venue with exceptional hospitality :o)"
Coombe Farm is a magical place to get married. Tim and Angela the lovely proprietors go way beyond the call of duty when it comes to making their guests feel welcome and seeing to their needs.
The 17th century Farmhouse is beautiful and is decorated with Tim's amazing photography, my folks said it was far superior to any 5 star hotel in their opinion. It's warm, comfortable, spacious and unpretentious. It feels like home and none of us wanted to leave at the end of the weekend.
The campers had a marvellous time too, the facilities are all great but the highlight for them was probably the opportunity to have a lovely warm hot-tub first thing in the morning followed by a dip in the pool if they were feeling energetic.
The cider barn is a magnificent venue for meals, speeches and dancing and this flexibility along with the extra space in a very reasonably priced marquee, ensured we had ample room to cater the event ourselves.
The best weekend of my life, without a shadow of a doubt. Thank you to all involved :o)

"Coombe Farm is a great escape from hub hub of everyday life, run by a charming family in rural Devon"
We hired the farm for a week for a wedding celebration.
The old thatched barn is now used as venue for celebrations for up to 70 people it still retains it's charm with the cider press at one end
The original farmhouse can sleep about 14 and the annexe an additional 7 plus the use of cots
The accommodation is very comfortable with library, lounge and excellent kitchen facilities.
The house is decorated with fresh flowers and refreshments to welcome you
There are lots of walks, fishing, swimming pool and hot tub to relax in,
We had a wonderful and memorable time and the owners could not have been more helpful

"Beautiful setting with warm and friendly welcome."
We were celebrating our daughter's wedding in this beautiful woodland setting. The bride and groom are both very mindful of green issues and loved the ethos of Middle Coombe farm. We spent three days in the 16th century farmhouse which was very comfortable. There were a hundred guests at the wedding and everyone had such a wonderful time. The children had their own play area and a trampoline as well as the swimming pool. The cider barn was a great place for a barn dance and the pizza man and the juggler had plenty of space in the camping field. But by far the most overwhelming impression of this venue was the friendliness and helpfulness of our hosts.

"Fabulous - will stay longer next time!"
What an amazing place this is! We had an off season short break and are delighted we found such a haven that reflects our eco values.
Rural woodland nature at its very best in an incredible Devon setting. Angela met us and gave us a truly warm welcome on arrival. She took us on a tour with lots of information on the property and area. She told us the house is some 500 years old and set in its own grounds. This should give you an idea of the building itself with rustic beams and heavy wooden doors.
Fortunately very clear directions on finding Coombe are sent on booking as you are in the heart of deepest Devon yet easy access from nearby Tiverton and main roads.
We particularly liked the green element here which is quite clear that they do from a genuine long held interest and not just a nod at trying to be eco friendly. Lots of recycling and we were even given a peek at the incredible eco boiler used to heat the water.
The Annexe is beautifully furnished in the traditional manner in keeping with such a historic property. This is not your "mod bungy" but a totally unique property tended with total love and care by the owners and evident at every turn.
We plan to return in the summer months to use the pool and hot tub. Sitting in the tub
looking at the trees must be quite an experience.
You really are "away from it all" at Coombe and we really enjoyed a peaceful break in glorious surroundings with such charming hosts on hand should we need them.

"Historic rural farmhouse, ecological, fantastic location"
Excellent service, we felt well looked after and were made very welcome. Great amenities outside (hottub, swimming pool, forest walks, tree swings, ...) and inside (large kitchen, aga). Peaceful location. Ecologically sound. Little mobile phone signal and internet access restricted.

"Beautiful location, stunning house, excellent company"
We were a group of 16 staying for a long week-end in this beautiful house - the facilities were superb, the location was stunning and we had a fantastic time! Mixed group of adults, kids and teens - hot-tub was great, swimming pool was bracing, BBQ and outdoor fire were ideal and the ever-hot aga in the kitchen made breakfasts around the 16 place oak table a delight! Bedrooms immaculate and the olde worlde beams and oak panelling were very atmospheric. Also very accommodating for our 3 dogs.
