About the home
Capanna, a luxury villa, is based on a watch tower four centuries old. Two tobacco barns were added later. It is built in a game reserve designated as one of outstanding natural beauty. The villa has been converted to a high aesthetic standard by its designer owner, but it still retains its old character. Soaring wooden beamed ceilings and exposed stone walls merge with cool terracotta and granite floors. It is tastefully furnished with a blend of contemporary and traditional styles.
A large distinctive private swimming pool with travertine paving is set on a terrace and has breathtaking views. There's a shallow end of the pool for young children. The grounds have different levels of paving with extensive plantings of cypress, cherry, olive trees, acanthus, yuccas, etc. Wooden shutters keep the house nice and cool in the summer and warm in the winter. Log stoves, plus CH, make house suitable for all year self catering.

* Many areas to sit outside the house - various terraces, lawned areas, pool area. All are well equipped with quality tables and chairs for al fresco eating.
* Pool is placed close by, but in separate safe landscaped gardens up a stone staircase. There are at least eight quality aluminium loungers and parasols around the pool, plus an interesting swing chair set in the shade.
* Tall cypresses, mature laurels and many interesting shrubs and flowers give interest and shade. The pool and the gardens are meticulously maintained.

* Deposit of £100 required at time of final payment to cover any breakages or unforeseen expenditure resulting from your visit. This to be refunded within four weeks of your departure (subject to satisfactory property inspection).
* Deposit of 30% of rental feel due at time of booking. The balance, plus £100 deposit, is due six weeks before your stay.
* For rentals September to March 2009 gas and logs to be paid as extra for what you consume. Please consult owner

The Umbria region


Often referred to as the 'new Tuscany' in fact it's the old in Umbria which gives it its attraction. A beautiful region with rolling hills dotted with ancient castles, watchtowers and well-preserved medieval hill towns which were not built for the view but to protect themselves from marauders. . Our house - once one of those ancient watchtowers - is close to major historical sites at Assisi, Perugia, Cortona, Gubbio and Piero della Francesca country, etc. Rome and Florence are also about 2 hours' drive away.
Italy's largest lake, Trasimeno, is 20 mins away by car. On calm days it is blue and mirror-like, at other times more wild and choppy like the sea. But the water is always clean and fresh and a source of incredible fish dishes in the area. Several pretty little towns nestle on the shore, and you can reach them either by road or on the tiny ferry that pootles around the lake.
The Umbertide / Monte Corona area
Although set amongst fields of sunflowers and oil seed rape, Capanna is only minutes away by car from two small towns with markets, shops and restaurants. The villa is in a secluded location but it is accessible to many historic places. It's equidistant from Assisi, one of Italy's most atmospheric cities, and Perugia, another splendid medieval city - an art lover's dream. Gubbio is also close by. South-west of us is Lake Trasimeno - the Umbrian riviera - perfect for swimming boating and water sports. Within easy reach are Arezzo, Cortona and Siena.
We have some superb restaurants in the area, ranging from cheap family run trattorias serving traditional Italian fare to stylish slow-food restaurants with delicious local grown food.
With a local licence, you can shoot pheasant and other birds from our land as we are in the middle of a game reserve. Or you could just watch them, and even try to spot the wild boar.
The house is 25 mins drive away from Perugia, a stunning hill top town with some excellent restaurants and cafes which is home to the world famous Umbria Jazz Festival in July. At another smaller hilltop town, Montone, there's the Umbria Film Festival from July 11th. In Cortona, a foodies' paradise, you can spend time wine and food tasting in an open air Festival del Sole in August.
Our two local towns, Pierantonio and Umbertide, have local markets midweek where you can buy locally produced food. There's a good range of restaurants to visit too. Umbertide has an excellent supermarket.
Slightly further afield (about 15 mins by car) is Citta de Castello, a centre of Italy's 'slow food' movement. It's an intriguing beautiful town well worth exploring. For shopaholics there are may top quality outlet shopping centres in and around that valley.

Ryanair Flight to Perugia is best. Airport is an easy 20 mins ' drive from house on dual carriageway, E45.
Otherwise many flights can be taken to get to Capanna: Ancona (Ryanair), Forli (Ryanair), Bologna (Easyjet). Rome Airports with different airlines are within easy reach too. These flights are all about one and a half to two hours away by car depending on traffic.
Major international car hire agencies are located at all the airports.
