The Farmhouse is a peasant house built in the early ' 900 in the green countryside on the border between Umbria and Tuscany.

Recently restored, the property is composed by kitchen, large living room with fireplace, three bedrooms, two doubles, a single and two bathrooms.

The furniture have the essential character of rural architecture: wrought-iron beds, brass, wood-burning fireplace in the open space, staircase and terrace paving made of terracotta, wooden beams, essentially a restructuring under the banner of ' DIY ', but not for this less organized and functional.

The House entrance is accessible via a large terrace can be used as a relaxation area overlooking the pool and the adjacent Grove.

Nestled in an area at the center of the property, the main pool is placed in a rural and agricultural environment where olive trees and vines are the frame to the relaxation area.

The newly built swimming pool, sand-coloured internally, 12 metres long and 5 metres wide, was built with an innovative saltwater system, is equipped with a convenient staircase with six jets and whirlpool .

The surrounding hilly landscape has been transformed from agriculture to tourism behind the restructuring of the old houses in the area around the foot of the ancient feudal castles Reschio and Sorbello, testimony of the feudal past of this area.

The Farmhouse is situated only 3 Km from the village of Preggio, small village of Etruscan origin known for the Chestnut Festival in October and the Preggio Music Festival international recall takes place in August.

The Umbria region

"The green heart of Italy", extends to 8,456 square kilometers in the central part of the peninsula and has the distinction of being the only Italian peninsular region not to possess any outlet to the sea. A dense Web of settlements, connected by a Web of road winding paths winding on gently sloping hills, giving a characteristic to the territory of this noble ancient region, marked since the middle ages proliferating force urban aggregates. It is no coincidence, in fact, the unmistakable shape of the Umbrian landscape, which attracts just the Renaissance painting, is the result of that crucial historical period known as the "age of the municipalities". It is the middle ages to dominate the landscape, with the fascinating architecture of the fortified villages, the perfectly preserved castles, frescoed churches and isolated towers in the green countryside or on the heights. Sometimes referred to as "region-not region", for the lack of homogeneity elements with the neighbouring Tuscany, Marche and Lazio, this beautiful land has managed nonetheless to build over the centuries a strong cultural identity. Aware of the value of their traditions, has a dense Web of relationships with the outside world, which have recently stimulated religious and cultural tourism and rural tourism.

Located in high Tiber Valley, crossed by the River Tiber and Reggia (or Regghia), has a characteristic historical center, surrounded by medieval walls still in that line the waterways. Important center of tissue engineering, packaging and industrial ceramics, but also of tobacco cultivation and organic farming. The historic centre of the city has undergone a profound and massive intervention of stylistic and historic redevelopment; the intervention, which was created and completed in 2011, has led to the definition of the new market square and the new park along the Palace, which has restored the original conditions of the area. Today, starting from the market square, you can walk inside the Park of the Palace along which there is a pedestrian path and bicycle path that runs along the old city walls. A journey to discover the antique Fratta arrives to the Tiber, where both right, passing under the bridge, both left crossing the bridge built recently, you can walk the nature trails along the Tiber.

"What a find. The best family holiday yet!"

Fabulous! We were not sure about this property when we booked it as it seemed a little cheap. We only booked it for 1 week. What a mistake! The house is beautifully maintained and charming. The beds are comfortable. The setting and gardens are divine. The family owners have gone to extraordinary lengths to make sure that your stay is superb. Their attention to detail is some of the best that we have experienced. The area is beautiful. If you want to disappear into the Italian countryside; here's a great place to do it. The swimming pool is large and exquisitely maintained. We really had a great time with our three children and we would love to return. A rare find! Thank you to the owners for their generosity, discretion and kindness. Bravo.

"Perfect for unwinding, a relaxing break, beautiful house and surroundings."

We're fortunate to be the first to stay at this property and we all agree its a fantastic house. Simple, clean, beautifully presented and decorated, the pool and garden are great. The owners and family are close by, extremely warm, caring and welcoming and at the same time unobtrusive. We took two teenagers who are happy to either swim, relax or read, similar to other times we have been in Italy. A beautiful part go the country and perfect to unwind, there are no immediate bars shops etc within walking distance but a 10 minute drive will get you to all main amenities some nice restaurants and when you stay here you will not feel the need to venture out too much. Good central location to visit many of the main sites eg lakes, towns/cities of outstanding beauty, all within an hours drive or less. Highly recommended.
