Castellino is a luxurious house set in beautiful well-maintained gardens and with an enviable position and fabulous views. The house is fully fenced, entered through iron gates. The living accommodation is over two floors with a wonderful paved and covered terrace well furnished running the length of the back of the property looking out over the garden, pool and the views beyond of the Niccone Valley and the picturesque ruined castle of Pierle on the far hillside. It is only a short 7 minute drive to the village of Lisciano Niccone in the valley below the house. There is Wifi internet. It is spacious and comfortably and stylishly furnished with all modern fittings. All the windows have insect screens and there are ceiling fans in the bedrooms. Bed linen, bath and pool towels are supplied and changed weekly, a cot can be provided at no extra charge.
On the ground floor is a kitchen/dining room with a working 14th century fireplace. The kitchen has a large oven, 5 ring gas hob, dishwasher and fridge freezer, it is well-stocked with utensils and tableware. There is a large wooden farmhouse table for inside dining. Off the kitchen is a shady courtyard with more outside dining furniture.
The spacious living room adjacent to the kitchen- dining room has sofas and armchairs, there is a door through to the covered terrace and stairs to the floor above. Also on the ground floor is a large double bedroom with its own sitting room and door onto the terrace. next to this bedroom is a shower room with shower, WC and basin. The utility room opposite the downstairs bathroom has a washing machine and a drier.
Upstairs is a 2nd sitting room with TV and DVD player, sofas and coffee table. Each bedroom has two single beds, the rooms share a shower room. On the other side of the sitting room is the master bedroom (en-suite) with large double bed, this has an en-suite bathroom with walk in shower and stand alone tub (positioned so you can look out the window while you bathe and remain in complete privacy), wc and basin.
The large 14 x 5 metre swimming pool (50 feet) takes full advantage of the sloping terraces to provide breathtaking views across the treetops to the hills of the Tuscany Umbria border and the Niccone Valley. It has a deep end and shallow end with sunken steps at the shallow end. There is a large paved surround with high quality sun loungers and umbrellas to provide shade. The slope between the house and the pool has been planted with scented Mediterranean plants including lavender and rosemary.
The grounds are extensive with olive groves, orchard, organic vegetable garden and traditional stone built barbecue. There is also a tree house and plenty of space for children to play and explore.

The Umbria region
Castellino is high above the Niccone Valley, a beautiful green valley that runs between Tuscany and Umbria, Castellino has views over both regions. It enjoys warm summers, hot for a few weeks at the end of July and brimming with wild-flowers in May and June. It is great place for walking, relaxing and visiting interesting, historic towns and villages.
The Tuscan towns of Cortona, Siena, Arezzo, Montepulciano, Pienza and Sansepulchro are all nearby, even Florence can be visited as a day trip, Rome too if you get up early!
The Umbrian towns of Perugia, Assisi, Gubbio, Todi, Orvieto, Deuta, Citta di Castello are all nearby and worth visiting.
Tuoro sul Trasimeno
The Umbrian village of Lisciano Niccone below has 3 restaurants/pizzerias and some shops and 2 bars/gelaterias. It is a friendly, lively village with a festa celebrating its own pasta "bringoli" in late July. There are tennis courts and a mini glof course in the village. The neighbouring Tuscan village of Mercatle is 1km from Lisciano and has 2 small supermarkets, 2 butchers a good bakers and several bars/cafes and a great trattoria. The beach at Tuoro on Lake Trasimeno is only a 25 minute scenic drive. Here there are sun beds and parasols to hire, ferries to the islands and other lake towns and children's play equipment, pedaloes, and trampolines.
