Home description
This beautiful 4 star rated period 4-bedroom farmhouse dates back earlier than the 18th century, yet has been sympathetically and stylishly refurbished to give a high level of comfort and luxury. The home is very well furnished with well-stocked bookshelves, television with DVD/Freeview and wireless broadband access, and a cook's kitchen. There are beamed rooms, an open fire and glimpses of the medieval structure yet we have equipped the house with all the modern equipment you might reasonably expect to find in a comfortable family home.
The farmhouse is on a quiet C road between three small villages on the outskirts of Tunbridge Wells, and is surrounded by nature and wildlife in the wooded valley of the River Teise. Besides the wonderful views of the millpond and distant fields, guests can see kingfishers, herons and mallards in the water meadows. The local pub at Bells Yew Green, the Brecknock, is a pleasant 30 minute walk through quiet country lanes or the Elephants Head at Hook Green does a wonderful Sunday lunch (5 minute drive and reserve in advance).
The house is a good size with a large open plan kitchen and dining room, the heart of which is the large 4 oven electric Aga. There is a limestone floor, elegant hand-painted kitchen units and granite worktops and a large French wooden dining table which seats 8 +. There is a cosy sitting room with a woodburner in which you can make a roaring fire, old oak beams and comfy sofas, leading through to the snug/study with bookshelves and wireless broadband access.
A particular feature of the farmhouse is the garden and the surrounding fields. Despite being a five minute drive from Tunbridge Wells, there is the feeling that you are deep in the countryside.

Tunbridge Wells / Bells Yew Green area
Bartley Mill Farmhouse is just 3 miles from Bewl Water, the largest area of open water in South East England. The area is beautiful and has a wide variety of wildlife. Bewl Water is perfect for active individuals with plenty of outdoor pursuits. Some of the activities include windsurfing, sailing, fishing, canoeing, rowing, and an adventure playground for the children.
Tunbridge Wells is an excellent shopping area and is a five minute drive from the Farmhouse. You'll find most of what you might need, and there is excellent parking.
In addition, you can go horse-riding, clay-pigeon shooting, fishing and cycling locally, some of this from the back door! We are close by a footpath and bridleway, and set in beautiful countryside.
In the summer you can visit Glyndebourne for the opera, go to the Hop Farm for the Monster truck weekend, or visit Sissinghurst Castle and Gardens when their world-famous wisteria blooms. There is something for all tastes here.
How to get there
The house is situated off the B2169 between Lamberhurst and Bells Yew Green villages, and is 3 miles South East of the spa town of Royal Tunbridge Wells.
Driving directions from the M25: take junction 5 southbound towards Hastings on the A21. Follow directions to Lamberhurst village, leaving the A21 at the first Scotney Castle roundabout. In Lamberhurst village, following signs to Tunbridge Wells, turn onto the B2169 on the green at Lamberhurst. Passing the vineyard and Swan pub on your right, and later going through Hook Green and passing the Elephants Head pub on your left, after approximately 3 miles from Lamberhurst you will pass through the hamlet of Little Bayham. Half a mile further take the narrow turning down to the left signposted to Cousley Wood. At the bottom of this lane (Bartley Mill Lane) turn left on Bartley Mill Road for Bartley Mill Farmhouse. 200 yards on, you will see that the Farmhouse is the second driveway on the right after the small river bridge on Bartley Mill Road.
By train: Take the South Eastern line from London Charing Cross, Cannon Street or Waterloo East mainline stations to Frant. If necessary, change at Tonbridge or Tunbridge Wells. 50 minutes from London.

Conditions
There is an extra charge of £50 per week in the winter for heating and the Aga and a free basket of logs is provided; this applies October 1st through April 31st each year.
A refundable security deposit of £200 is payable for lettings of less than 4 weeks at the time of booking.
Mobile phone coverage is poor, so there is a telephone available, at extra charge.
There is no booking fee to be paid, but guests must provide proof of cancellation insurance or buy our insurance at the time of the initial booking.
Booking deposits of 50% are accepted to secure the Farmhouse; the balance and security deposit is payable at least 8 weeks before the start of the booking. Please see our Terms and Conditions for full details.
