This stunning villa is situated in an Italian garden of paradise, with mountainous fresh air the peace and tranquillity is unmissable. Gorgeous panoramic views of the coast of Naples, Gaeta and the local islands make this garden of Eden not to be missed, it's just as romantic at night when the whole coastline is lit up. Brand new on the market for the first time, we are offering this at incredible value. Surrounded by lemons, oranges, grapes, fig & olive trees this garden gives the opportunity to sample the freshest fruit imaginable, all your fish and meats can be cooked in glorious sunshine on the stone built barbecue overlooking the sea.

The Villa has it's own private mosaic tiled swimming pool. On the ground floor there is a spacious living room with TV, cd stereo with Ipod dock and an open plan Kitchen with breakfast bar which leads out to the main arched terrace perfect for al fresco dining. Next to the dining room is a reading room. On the first floor we have the master bedroom with en-suite bathroom a further double bedroom, single bedroom and bathroom. The second floor compromises of two large double bedrooms and another bathroom. All bedrooms have Air-Conditioning and a large outside terrace to see the beautiful views of the sea and coast.

10 minutes to the local beaches, which provide you with clean beaches and different Lido's, warm Mediterranean waters and rocks where you can pick fresh mussels, catch shrimp or fresh fish ready to cook later in the day. More beaches can be found in the nearby town of Gaeta 25 minutes away where the sea is calm all day, and towards late afternoon the winds pick up and is perfect for surfing or wind surfing.

Local hypermarket and shopping centre with restaurants and bars is at the bottom of the road to shop for anything you need. The centre of Formia (10 mins away) and Gaeta both have a medieval town centres with historic places to visit along with exclusive shops, five star restaurants and the best pizzeria's around. Formia port is a perfect opportunity to take a day to visit some of the local islands by ferry off the coast, Ventotene, Ischia and Ponza

Castles and small mountainous villages can be explored a few minutes away, and the mountain range is great for hiking and camping. Explore some historic churches built into the mountainside or drive close to the top to see the whole coast and the active volcano Mount Vesuvius in the distance.

A welcome pack of cheese, ham and wine all from the region will be provided upon arrival, espresso/coffee machine is provided for you to make the perfect Italian coffee.

Electric gates and alarm system makes this magnificent villa complete.

About this location

The Lazio region

The region is steeped in history and culture all around. Formia itself is a beautiful chic Italian town surrounded on three sides by the spectacular Aurunci Hills and overlooking the Mediterranean sea. Within driving distance of Formia are Rome, Naples, Gaeta and Sperlonga. Rome is one hour away by train and can cost as little as €15 return to get there and back. This town really does have it all. Designer shops, traditional southern Italian markets, restaurants serving delicious Southern Italian food at prices you won't believe and beaches and views to die for. This is an area which has something to offer all year round.

There are excellent beaches in Formia, Gaeta, and Sperlonga. All water sports are practised.

If you have children, then the Water Parks nearby are a must.

Thermal site (Suio Terme) is 25 km away. You may enjoy the great and healthy for the skin thermal water with massages and spa treatments.

Historical sites are all around; in particular very interesting visit are to the Roman Cistern, Villa di Tiberio, Cicerone and his daughter graves and medieval suburb of Formia and Gaeta.


In the summer Formia never sleeps: the magnificent roman amphitheatre at Minturnae puts on open air operatic and theatrial productions throughout the summer months. Just a short walk from two of our Sperlonga beach resorts the open air summer theatre, provides entertainment for the entire season for people of all ages: opera, neapolitan songs, classical concerts, pop and rock concerts, traditional folk dancers and more.

The port at Formia is approximately 5Km. You can take a ferry to the islands of Ponza and Ventotene, where the sea water is a beautiful deep blue and there are caves and grottos to explore all around.

The house and gardens were beautiful, very well maintained and the kitchen was very well stocked with everything you would need. We found the surroundings a little noisy due to local dogs barking into the night - not something relevant to the property or owners though it did disrupt sleep for some of us. It was easy and quick to get into the local town, but you need to have a car.

"Stunning and relaxing experience"

Best villa holiday ever. The villa is in a fantastic setting and the peace and tranquility that you get on arrival is the most lasting memory of the holiday.Our children loved the freedom of the gardens and the pool, and so did we. It's not many places that we would say that we would go again, but this is definitely one of them,

"Amazing, spacious villa with stunning views and great pool!"

We stayed here for 2 weeks after 3 nights sight seeing in Rome. The villa had plenty of space for our party of 3 families which included 6 adults and 5 teenagers. The pool was great for all and the gardens extremely well looked after and all made for a very relaxing holiday. Owners always easy to contact and very helpful. A car is essential as the villa is up country lanes on the side of the mountain. The views are stunning. Formia and Gaeta have harbours and a variety of sandy beaches. During the evening there are a variety of craft stalls along the sea front and all the locals are out for their evening stroll as they meet for a chat and the wonderful ice creams. The Turks grotto and the split in the cliff by the sea are very impressive and again splendid views out over the bay. Sperlonga beach and village are a great place for the day about 25 min by car, with a superb little fish restaurant at the end of the beach by the harbour. Sight seeing of Pompeii, Herculaneum, and the climb up Mount Vesuvius all easy to do by car or train. Sorrento is doable by car in the day but would be better with an overnight stay. A trip to the top of the mountain behind the villa gives even more amazing views. The teenagers loved the go carting, again about a 25 min drive away. The local hypermarket has everything you need. A great villa to come back to to BBQ, and relax in at the end of a busy day. Decent wifi throughout the house.

"We had a perfect stay!"

We stayd at casa irene with 9 adults. Everybody was very, very pleased. It looks even better than on the pics. The contact with the owner went very smoothly. His brother picked us up and brought us
to the villa. He came once in a while to check up on us, and did little maintenance at the pool and the garden. The villa was beautifull en very clean. Also the view was magnificent!

We really enjoyed staying in this gorgeous villa. View to the sea and mountains was incredible and the wheather was great. Kids liked especially swimming in the pool and jumping from board with all kinds of styles into the water. Good location near shopping center. The owner was very helpful.

Very successful location, nearby is a lot interesting places which we with pleasure visited. The villa is located on a height and from windows the fantastic view of the sea opens.

"Breathaking view - perfect for a romantic trip for two or a group of friends/family!"

My boyfriend and I stayed at Casa Irene during our tour of Italy and it was absolutely perfect! It's close to everything you need - the beach, supermarket, and a pub! ;) Owners were VERY helpful, the weather was gorgeous... couldn't ask for more! Can't wait to go back!

"Amazing, Relaxing, comfortable, ... Just Gorgeous vacation stay!"

Wow! What an amazing holiday and Villa!!!
We had family from Australia, Scotland and ourselves from Dubai all come together to enjoy a family vacation at Casa Irene. We had children with us aged 2yrs to 9yrs and it was the perfect location and amenities for each and every one of us.
On the ground floor kitchen & lounge room,and also 1 bedroom with 2 single beds. Second floor 3 bedrooms - 1 with double bed, ensuite & A/C, 1 with double bed & A/C, and 1 with single bed and fan, there was also another bathroom. Third floor 2 bedrooms - 1 with double bed and a single bed and A/C and 1 with 2 single beds and A/C, there was also a bathroom on this floor. On the lower ground is the laundry and extra toilet.
Everyday we were in the pool, July/August was a perfect time to go. We only left the villa to get some groceries from the store just at the bottom of the hill. It's very easy to get to and a large range of everything.
The kitchen was a little small - but who wants to spend time in the kitchen when they're on vacation? It had everything we needed. We also used the BBQ outside for dinners and the children roasted marshmallows!
It was very easy to collect the key. We met Albino at the store at the bottom of the hill, and we followed him up the mountain to the Villa. Albino was at the Villa most days taking care of the gardens and pool. He is a very lovely man, and was able to answer any questions we had.
All the booking was done with Franco. He responded to e-mails quickly, confirmed receipt of monies, and gave us some great recommendations for restaurants, and things to do in Formia and nearby.
I don't have anything negative to say about this property.
We had a wonderful and relaxing holiday. Everyone had a great time, and we will certainly go back another time.
Franco & Albino - you both should be very proud and happy of the wonderful Villa that you have and your service to your guests. AMAZING!!!!!
