A delightful cob/stone barn renovated in 2008 . Internally the property offers reverse level accommodation with superb vaulted first floor living area. The property is double glazed and centrally heated.

Carwinnick is a small quiet hamlet of five properties, three of which we let out and the fourth we live in! The area is convenient for both coasts, The lost Gardens of Heligan, Eden Project and the very beautiful and unspoilt Roseland Peninsula.

This delightful cob and stone barn was completed to a high 2008. Internally the property offers reverse accommodation (very common in Cornwall) with large first floor living room with vaulted ceiling, solid oak floors, kitchen area with built in cooker & fridge, plus washing machine and dishwasher. On the ground floor are a twin & double bedroom, with exposed stonework. Beautiful bathroom with shower over bath.

The two barns together with the cottage stand in gardens and grounds extending to around 2 acres. The majority grassed and making it an ideal area for children to play and explore. There is a small copse where bluebells flower in the spring. In addition we have set over 3,000 daffodil bulbs since we have been here!!

The former enclosed farmyard is a wonderful sun trap and catches the setting sun and is laid out with limestone paved patios to provide both sitting and outside eating areas, weather permitting!!

The cottage and two barns have their own drive to the rear with ample off road parking.

We live on site and are more than happy to give advice on beaches, walks, local pubs & restaurants.

The Roseland Peninsula region

Pam & I moved to Cornwall in 2005 and to Carwinnick in 2006. We love both! If you are looking for peace and quiet, the main disturbances are owls, pheasants and the cry of the buzzard. We live on site in Swallows Barn (there are plenty of those too!). Whilst converting the barns we also found we had a wide variety of bats including both Greater and Lesser Horseshoe!

As we are on site we are only too happy to recommend a local walk, pub, restaurant or beach. I play golf at Perranporth but can recommend other golf courses in the area.

Carwinnick is a delightful rural retreat on the edge of the Roseland Peninsula, yet convenient for both the north & south coasts. Truro is 20 minutes drive and beaches on both the north and south coast are readily accessible.


We are located on the edge of the Roseland Peninsula, a hidden gem of unspoilt beaches and rolling countryside and acknowledged as an Area of Outstanding Natural Beauty. We have walked extensively on the coastal paths and have several circular walks for the energetic.

We can organise golf locally and keep trying the local hostelries and restaurants if advice is needed.

For those wishing to visit the excellent Lost Gardens of Heligan & Eden these are 4k & 11k away.

There is a thriving street market in Truro (13k) on Wednesdays & Saturdays and this cathedral city is well worth a visit.

"Lovely accomodation in peaceful countryside."

We had a wonderful stay, hosts were extremely welcoming and accomodating. Excellent barn conversion giving comfortable and well equipped accomodation. Hope to stay again.

Lovely property, everything you need for a relaxing break, in a beautiful part of Cornwall, very quite and peaceful, enough off the beaten track, but close to both of Cornwalls coasts to visit lots of places, Pam & Nigel the owners were very helpful and include places to see and restaurants to try,(which we did), in their booking pack. Ideal too if you have Kiddies as there is a lovely green attached at the rear of the property for them to play on, also weather permitting a BBQ Is supplied for you to have on the terrace of your property. Fluffy white towels and all bed linen also supplied. The cottage has everthing you require dishwasher, microwave, fridge etc and a lovely power shower for you after the day at the beach wonderful.... hope to visit again very soon thanks Pam & Nigel..

"A beautiful barn with absolutely everything needed..."

We stayed a week at Little Carwinnick & wished we'd stayed longer. there is a beautiful little lane which leads to the barn, which is situated nr. Grampound. The barn & grounds are beautiful. Absolutely everything we needed was there. Nigel & Pam are wonderful hosts & made our stay very comfortable & enjoyable.
The barn is well equipped & has all mod cons needed. The grounds are stunning & our children had an amazing time playing in the back field building wigwams. We had a wonderful time & hope to go back one day soon.

"Very peaceful, lovely location"

Stayed at Little Carwinnick for a long weekend and it was lovely. The location was great, very quiet but within distance of lots of lovely beaches. The cottage was very clean and had everything we needed - Nigel and Pam were very helpful as well. Will definitely look to stay again.

"A Little Gem"

Nigel and Pam make you feel so welcome at Little Carwinnick.
Everything was to such a high standard and nothing was too much trouble.
A peaceful location and superb accommodation within easy reach of all of Cornwall's main attractions with some beautiful beaches on their doorstep.
We would not hesitate and will certainly be recommending to many others.

"Lovely, clean and beautiful views"

We arrived at the barn to a warm welcome and lots of info on where to go and things to do. Lovely beds and bedding, well designed and equipped cottage. We will be back next year.
