Located in a designated area of outstanding natural beauty nestling in the heart of the South Hams, Higher Norris Farm sits snugly on a hill above the River Avon.
With views north and west to Dartmoor, east across the Avon Valley to the small village of Diptford and beyond, and south towards Kingsbridge, Dartmouth and the coast, the quiet of the countryside is usually disturbed by nothing louder than birdsong.
Little Norris is a three bedroom converted barn at the bottom of a private drive linking the property to a single track Devon lane. This then wends its way north through the hamlet of North Huish and down to the village of Avonwick, and south towards Modbury, Salcombe and the sea.
Sleeping six and with two bathrooms, Little Norris is an idyllic, charming, comfortable, well furnished centrally heated cottage, perfect for those looking for a peaceful self-catering luxury farm cottage holiday, short break or long weekend in South Devon.

Close only to the farmhouse at Higher Norris itself, Little Norris lies surrounded by green rolling fields, home for much of the year to seemingly countless cows and sheep.
Higher Norris Farm is smaller now than it was in the past, but whenever the remaining fields are free of sheep, guests are still welcome to walk over them down to the Avon or explore the three acres of woodland adjacent to the river.
Little Norris has its own garden with picnic table, 2 sunloungers and BBQ.
Fresh eggs from our own hens and home grown seasonal vegetables are often available.
Parking is not a problem.

A recent survey by the magazine Country Life decided Devon was the best place to live in the whole of England thanks, amongst many other reasons, to its heritage, its landscape, the food and the pubs.
The appeal of the county lies in its sheer diversity, from bustling market towns like Totnes to old fishing ports like Brixham, to the spectacular coastlines around Salcombe and East Prawle, to the incredibly beautiful countryside surrounding Little Norris and elsewhere.
There is much that could be said. But many have already said it with far greater eloquence than I can summons.
The Totnes / Avonwick area
From countryside walks along the banks of the Avon and down the footpaths and Green Lanes in the immediate vicinity, to the wilds of Dartmoor lying but a few miles away to the north-west and the glorious beaches at Slapton, Blackpool Sands and Bigbury, all within easy driving distance, there is plenty to do should you wish to enjoy the great outdoors.
Or you might prefer to visit the monks at Buckfast Abbey, the art deco hotel at Burgh Island made famous by Agatha Christie's Poirot, the castle at Totnes, the craft centre at Dartington, travel on the steam train from Totnes to Buckfastleigh, or on the ferry down the Dart from Totnes to Dartmouth.
There is a zoo at Paignton and an aquarium in Plymouth, literary and other festivals at Dartington and elsewhere, horse racing at Newton Abbot, the organic farm at Riverford, as well as many other attractions and distractions.
There are reasonably local pubs within a mile or so at Avonwick and California Cross, but sadly walking back from either might prove unnecessarily challenging after a couple of pints!
There is also a village shop in Avonwick, a good butchers, bakers, greengrocers and Co-Op in South Brent, a giant Tesco just down the A38 at Lee Moor, along with the likes of delicatessens and fishmongers in towns like Ashburton and Totnes.
