In Staverton, ½ mile riverside walk from its good food pub, a large, handsome house perched high looking out over its beautifully kept gardens (edge of lawn drops away, so caution with young children) with woods beyond. There is one neighbour at the back and the owner lives separately within the grounds. A lovely peaceful spot with just the occasional 'toot' from the little branch line steam trains. Access is up an initially steep driveway (unsuitable for low suspension vehicles).Entrance hall; utility room (washing machine); loo (washbasin); step up to fitted kitchen (dishwasher, microwave, fridge-freezer, gas hob/double electric oven); 2 steps down to light, airy living room with lovely views, 'living flame' gas fire, TV/DVD/HD recorder and box of toys/DVDs/CDs; dining room with iPod dock and French windows to terrace (table/chairs, barbecue). Stairs (steep, stairgate) up to four bedrooms – a double (5' bed) with TV/DVD, en suite shower-room (suite) and French windows to little balcony; another double (low 5' bed) with wood floor/rugs; a twin; and a room with single bed plus cabin bed (5'9” x 2'7”); bathroom (suite plus bath-shower). An immaculate house in a gorgeous spot situated between Dartmoor and the sea.

The West Country region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Totnes

Staverton: pretty, wooded hamlet (14th cent church, pub) on the banks of the river Dart with history dating from King Athelstan (925-940). Enthusiasts have restored the little steam branch line railway (the Primrose Line) from Buckfastleigh (5 miles) to Totnes (3 miles). Lovely riverside walks. Torbay, 7 miles.
