- Large living room with double doors leading to a laid to lawn garden, with a patio table and chairs.

- Master king-size bedroom with an en-suite shower room, plenty of room for a travel cot (available upon request).

- Children's bedroom sleeping three; bunk beds and a single bed.

- Third room with a single bed.

- Clean, fresh beds will be ready made up for your arrival.

- Family bathroom upstairs.

- Third toilet room downstairs.

- Free Wi-Fi.

- Kitchen/Diner, an extendable six-seater dining table, fully equipped kitchen with the usual equipment, also a microwave and all the utensils you need to cook the perfect holiday meal. (No dishwasher, washing machine or tumble dryer at present).

If eating in isn't for you and you can't resist traditional seaside fish and chips this can be found just a short walk away from your holiday home. You'll also find an array of sea-view cosy pubs within the local area. The village of Totland is a few minutes' walk away as is the bus stop where a group of 5 can purchase a group ticket for £48 for seven days' worth of unlimited travel. Inclusive in the ticket is the open-top bus ride to Allum Bay, one of the islands most famous and colourful attractions.

A drive away and you will find Black Gang Chine and the Isle of Wight Zoo which will certainly keep the little ones entertained. But if you'd like to stay closer to home, you can take a ten minute scenic stroll down to and along the sandy shores of Colwell Bay beach.

Newport town center is about a 20 minute drive with Sandown, Shanklin and Ventnor being about a 40 mins drive.

Local shops are within walking distance, or a very short drive.

The closest port, being a ten minute drive from the house, is Yarmouth, which is a 40 minute Wightlink Ferry crossing from Lymington. Should you be travelling over by sea from Portsmouth to Ryde, Ryde to Totland is just a 30 minute drive.

There is a parking space for one car outside of the house but plenty more spaces available on the neighbouring road.

A drive away and you will find Blackgang Chine and the Isle of Wight Zoo which will certainly keep the little ones entertained. But if you'd like to stay closer to home, you can take a ten minute scenic stroll down to the sandy shores of Colwell Bay beach. Totland Bay beach is very nearby too. Freshwater Bay is a short drive away, straight through the village and provides beautiful views.

Newport town centre is about a 20 minute drive as is Sandown, Shanklin and Ventnor being about a 40 mins drive.

The closest port, being a ten minute drive from the house, is Yarmouth, which is a 35 minute Wightlink Ferry crossing from Lymington.

If you should be travelling over by sea from Portsmouth to Fishbourne (Ryde), Ryde to Totland is just a 40 minute drive. These ports are served by Wightlink. Alternatively, there is a longer crossing from Southampton to Cowes, operated by Red Funnel, Cowes is approximately a 15 minute drive to Totland.

Freshwater village is a short walk or drive away and there you will find the main banks, a library, leisure centre, GP, dentist, Supermarkets and numerous shops, Fish and Chip shop, Indian Restaurant, Chinese Restaurant and other cafes. The Chinese Restaurant offers an excellent full English breakfast at a very reasonable cost.

A trip to Alum Bay is a very worthwhile experience, this is a short drive away, or you can enjoy taking the open top bus to admire all the beautiful views on the way. There you will see the famous coloured sands and can ride on the chair lifts down to the beach.

The main shopping centre, Newport, is in the centre of the island. Newport is approximately a 25 minute drive away. Buses serve Newport from very near the property and operate every half an hour. Family bus passes can be purchased.

Very pleasant eateries can be found on Totland and Colwell Beaches during the Season which offer good value meals and refreshments, with stunning views and scenery.

"Wonderful stay at roselands"

We had a wonderful stay at roselands in August. The property is in a lovely area of Isle of Wight. It is very close to totland bay and colwell bay. Colwell bay has a lovely shingle / sandy beach with a selection of beachside shops and easy parking facilities.

The accommodation was ideal for us as a family with 2 young children. The owners provided a cot and high chair and even a stairgate for the top of the stairs. The house was very clean and very well equipped. It has a big garden which was ideal for our 2 boys to run around in.

We had a wonderful stay here and I would say one of the best holiday rentals we have stayed in.
