HQ is situated in the centre of Topsham, and is within a five minute walk of shops, cafes, bars and all amenities in the town including: antiques market, outdoor heated swimming pool, tennis courts, bowling green, railway station, and ferries. There are marvelous walks and cycle paths nearby, including the newly opened estuary cycle path to Exmouth, with its beaches and the start of the World Heritage Jurassic Coast. The estuary is famous for its migratory birds particularly during the winter, many of which can be spotted from the comfort of the cottage.

Ground Floor

Glazed porch and door into superb, very spacious kitchen/diner. This lovely bright room has a polished oak floor, a dining table to seat eight and a window seat. There is a large electric Smeg oven with 6 gas rings, microwave, large Smeg fridge/freezer, Belfast sink with in-built water filter, dishwasher and flat screen TV. Panasonic DAB Micro system for CDs with an iPod dock. At the other end of the room is a utility area with tumble dryer, washing machine and large hanging cupboard. Luxury downstairs shower room with extra large shower enclosure, basin and WC.

First Floor

Carpeted stairs to a large and sunny sitting room with estuary views from the two sets of French doors that open to a railed balcony. From the balcony there are breathtaking views across and down the estuary and on which one can sit and watch the sunset over the Haldon Hills. There are two huge sofas (one converts to a large double bed), a large contemporary flame effect gas burner, a telescope for bird watchers, flat screen TV with DVD.

Second Floor

Stairs up to the bedrooms that both have pitched ceilings. Attractive and cosy double room with 5ft bed and lovely views. The second bedroom has a 3ft bed with a full size pullout beneath to form a large double or twin beds. The lovely bathroom is tucked under the eaves with a superb jacuzzi bath, electric shower over, basin, WC and even a shelf for the champagne!

The property is protected from the lane and estuary beach by a high wall with both a wrought iron gate and large electric sliding gate for car access onto the yorkstone paved area immediately in front of the cottage.There is space on the yorkstone courtyard at the front of the house for a mid-sized car. There is also public on street parking on the quayside at the front of the house and charge parking 250 metres away

The Devon region

Devon is famous for its beaches, watersports, and beautiful countryside. Topsham is well placed to enjoy all that Devon has to offer being on the Exe estuary and only one mile from the outskirts of the cathedral city of Exeter.


Topsham town, as its name suggests is the topmost town on the Exe estuary and was originally the commercial port for Exeter with strong connections with the Netherlands, which is reflected in some of its architecture.

The town is now predominantly a pleasure sailing port, famous for its many pubs and restaurants, and an antiques centre, all within easy walking distance of Hannford's Quay.

There are many facilities in the town: bowling green, during the summer a heated outdoor swimming pool (open early mornings for ‘The Nutters Club), tennis courts, a recreational ground with children's playground and skateboard park. There are numerous other activities to pursue, virtually on the doorstep: walking (there is a new traffic free cycle path that follows the estuary from Exmouth, through Topsham to Exeter), sailing, windsurfing, kite-surfing, canoeing, golf (nearby Woodbury Park), bird watching (the Exe estuary is a famous protected bird sanctuary), beaches at Exmouth and Dawlish Warren, and much more.

Although Topsham is very pretty, it is not just a summer holiday town, but is an all year round town predominantly inhabited by locals, which is just as lively in the winter as in the summer, with access to all the facilities of nearby Exeter.

"Stylish spotless house with fab view"

Lovely house overlooking the estuary with top of the range furnishings including comfy beds and sofa bed. Great views over the water to distant hills. Teenagers enjoyed the jacuzzi bath, also easy acc… More

"I would defy anyone to find better"

The location is perfect, overlooking the Exe, close to pubs, restaurants and shops, buses and trains. Yet far enough away from traffic noise across the bridge. In fact we travelled by train and you… More
