Sant'Orsola is a stunning 13th century former monastery and villa sleeping up to 10 guests in spacious luxurious accommodation. It has a beautiful renovated chapel suitable for formal or informal weddings.
The house sleeps 10 comfortably in five en-suite bedrooms. Sant'Orsola is set in large grounds, full of mature trees.The large 12X6 swimming pool is easily accessible from the property.
Sant'Orsola is a perfect base for exploring cultural and spiritual places of interest both in summer and winter. Christmas (Natale) and New Year (Capodanno) are good times to visit Umbria and Sant'Orsola and to enjoy an explore the medieval centres out of the the tourist season.There are always musical concert throughout. the year ( a lot of them are free) many staged in beautiful villages such as Pannicale. As English owners living here we offer our local knowledge of village food festivals, excellent restaurants and local places of interest. We do offer long winter rentals in the winter (heating not included). For anyone wanting to spend some time in Italy whilst perhaps contemplating buying here, or waiting for a house to be built, this is an ideal opportunity to become immersed in Italian life and learn the language. There are many reputable language schools in the area.

The interior of the farmhouse lends itself well to groups of families or friends with a huge living area and smaller private library and television room. It sleeps up to ten comfortably. There is an eat in kitchen and huge eat on terrace with stunning countryside views.
Our chapel was restored two years ago when we discovered a 15th century fresco! The chapel is not consecrated and is available for symbolic/clebrant weddings. Local caterers are available.
The whole house is beautifully furnished with antiques and retains its original character with chestnut beams and terracotta floors throughout. It is situated on a quiet farm road yet within a five to ten minute drive of shops, restaurants and bars. It's possible to walk to the nearby village which has three bars and a supermarket.
A one bedroom apartment which leads out to the pool, is also available.
The beautiful restored chapel can be used for quite reflection or small wedding parties. Many of our guests visit Sant'Orsola to celebrate special occasions, such as birthdays and anniversaries, with their friends and families.

The grounds are laid to lawn with a large selection of fruit and nut trees and manicured hedges, large terracotta pots and statues. There are many private places away from the swimming pool, such as the olive grove, for resting and reading.
The pool is open from April to October and cleaned daily The house and monastery rooms are cleaned once a week inclusive in the price.
In the winter it's possible to rent Sant'Orsola for a long let of 4-5 months. This is a good opportunity for anyone wanting to spend the winter in Umbria or anyone needing to rent whilst waiting for a house to be built or renovated.
Further cleaning is available at a rate of €14 an hour. The linen and towels are changed once a week. Pool towels are provided. A small speedboat is available for hire at nearby Lake Trasemeno.
The house is available for shorter rentals for the popular Christmas (Natale) and Capodanno periods.
The Umbria region
Umbria enjoys beautiful warm weather in Spring and Autumn. May is a lovely month, warm temperatures and Green Umbria certainly lives up to its reputation.! Lots of blossoms and wild flowers. A fanatastic time to see Umbria without too many tourists. June offers beautiful warm to hot days. The local village food sagras festivals get into full swing. Fantastic for enjoying balmy evenings and watching the locals enjoying themselves. Throughout June there is always plenty to do and see, and of course there's guaranteed sunshine for just lazing about the gardens and pool. InJuly and August expect emperatures of around 25 to 34 degrees. During these high summer months there are plenty of events to enjoy such as Umbria Jazz (always wise to book tickets in advance!) and may local traditional festas and hilltop town food sagras. September is a perfect month, not too hot, and quieter because there are not so many tourists at popular places such as Todi and Perugia. There are always musical events to be enjoyed during September. For those guests not tied to school holidays we always recommend the months of May, June and September!
The region is steeped in history and the medieval towns of Perugia, Todi, Assisi and Orvieto are within a thirty minute drive on good road. It is possible to do day trips to Rome and Florence using the rail network.
All the nearby historic centres stage special events throughout the year, one of the most famous being the Umbria Jazz Festival in Perugia .This event attracts big names from all around the world.
Schiavo is a small village, five minutes walk from Sant Orsola with three bars (one does takeaway pizza),and a small supermarket.
During the summer months the local villages stage food sagras where local recipes are dished up. There are three good restaurants within a five to ten minute drive. We can always recommend and book restaurants for our guests.

I am very sorry that this guest felt unhappy when she left because she had written very positive comments in my Visitors Book about her wonderful experience at Sant'Orsola. The fact that they had to take rubbish to the public bins is normal practice in Italy and unfortunately,totally out of our control. I told her and her guests when they arrived they would have to do this as the four bins outside the house were full.The local council only take away rubbish from the small bins every two weeks. Throughout their week long stay this guest and her friends never indicated this would be a problem for them.I always explain this situation to my guests and I have NEVER had a complaint about it. Because of the heat in the Umbrian summer,leaving bags of rotting rubbish bags lying around in or out of the house is not good for all sorts of reasons! The local public bins are next to the supermarket, an eight minute drive away from the house, and a trip to take rubbish can be combined with shopping.
I'm sorry that this guest felt the note I left her was rude. It certainly was not intended to be as I always work hard to make my guests very welcome and other reviews posted about Sant'Orsola reflect this. I also felt that I had worked very hard to make the holiday, her birthday celebration and the wedding blessing as happy as possible and afterwards she told me that it had been a wonderful experience and that they were so happy with my cook Flavia and everything that we had done for them during their stay.
The day before they left, we visited the house and were surprised to see so much rubbish lying around in the kitchen. Bags of household rubbish and a lot of bottles. So I wrote a note asking asking them to take it all to the recycling bins before they left. I'm very sorry if they thought the note sounded rude, it was a simple straightforward request to do that and also to leave the kitchen as tidy as possible when they left. I had personally arranged with this guest to be at the house to say good bye before they left in the morning. She specifically told me what time they were departing. I always say good bye to guests and check that they are happy with their stay. When we arrived at the arranged time they had gone. They had left the house very tidy and all the rubbish had been taken away. I then wrote to this guest thanking her for leaving the house tidy, but I never heard anything back from her until she wrote her review..
