Casa delle Rose is a beautifully restored 17th century farmhouse with a self-contained apartment on the ground floor in the heart of green Umbria. Set amidst olive groves and vineyards near the picturesque village of Canalicchio, Casa delle Rose offers spectactular views over the gentle Umbrian hills with sunsets and starry nights that have to be seen to be believed.
Traditional chestnut beams, handmade terracotta floors, fireplaces and white-washed walls all add to the glorious ambience and the virtually chlorine-free 5x10m pool offers cool respite from hot summer days.
Major cultural centres like Assisi, Perugia and Todi are half an hour away and Rome and Florence less than two hours. It takes a mere 10 minutes to reach the ceramics capital of Deruta. The nearest restaurant is within walking distance.The owners Michael & Sophie, who live on the top two floors of the house, speak English, Italian, German and some French and will be delighted to help you make your stay in Italy a truly memorable one.

The spacious and generously equipped self-contained apartment is on the ground floor of the farmhouse and combines the best of traditional Umbrian style and the comforts of modern living. It consists of a large living/dining room with a large log fireplace and a modern fitted kitchen (complete with a gas hob/electric oven, microwave and a dishwasher), 2 large double bedrooms, one of which can be turned into a twin on request, each with its own bathroom with shower.There is satellite TV and an extensive library of books and DVDs/videos. (Wireless) broadband internet access is available. The apartment has its own private covered loggia with access to the pool and garden and all the windows are fitted with fly-screens.

The house is set within a beautiful garden with olive trees. There is also a wide variety of fruit trees - figs, apples, pears, plums etc, an orto (vegetable garden) and herb bed. Guests are welcome to pick the fruit and use the herbs, and there is never a need to buy tomatoes during the summer season!

The swimming pool is open from mid May - end September.
Conditions
A non-refundable deposit of 20% deposit is required on booking, with the balance payable 8 weeks before your visit to the apartment, or immediately if booking is made within 8 weeks of departure date. A refundable security deposit of €200 required.

Holidaymakers seeking culture will delight in Casa delle Rose's unbeatable location in the centre of Umbria - "The green heart of Italy' - a region of stunning beauty dotted with medieval walled cities steeped in history.
The Todi / Canalicchio area
Umbria's capital and famous university town Perugia is 30 minutes away, splendid Todi only 20 and St Francis' Assisi about 40. There are many small towns worth a day trip: Montefalco, Bevagna, Spello or the gourmet mecca of Norcia, to name but a few. Between the months of May and October, Umbria is brimming with local festivals. Highlights are Spoleto's world-renowned celebration of the arts "Festival dei Due Mondi", Perugia's mouth-watering chocolate festival in honour of the "Bacio" and Gubbio's spectacular Candle Race.The quiet country lanes around the house are perfect for walking and mountain biking to work up an appetite for lunch at a colourful local trattoria and Alvaro, a friend of the owners who manages a large country estate nearby, can arrange for horse-riding, truffle-hunting (in season), Italian cookery classes, fishing, tennis and archery. There are two excellent restaurants within walking distance of the house.

Arriving by air: Rome (Fiumicino or Ciampino), Pisa, Ancona or Perugia Airport, (Ryanair currently fly from Stansted to Perugia on Wednesday, Friday, Saturday and Sunday) and then hire a car. Casa delle Rose is about 2 hours drive from Rome and 25 minutes from Perugia.
Arriving by train: Perugia Station and then hire a car.
Arriving by road:
From ROME: Take the A1 to Firenze and turn off at Orte and follow the signs to Perugia on the E45. Continue past Todi and take the exit at Ripabianca and follow the signs to Foligno. Once off the motorway you will come to a junction, turn left towards Foligno. After about 1 km you will see the sign to Canalicchio on the left. Continue up the hill for about 4 kms following the Canalicchio signs and continue past the Canalicchio village sign and after 1/2 km you will see a 'Ristorante', take a sharp left turn in the direction of Torre Burchio. As you turn you will see a large stone house across the small valley on your right- Casa delle Rose. Take the first turning on the right down a 'white road' and you will come to Casa delle Rose.
From the NORTH: Take the A1 Milano/Firenze/Roma and after passing Arezzo take the exit to Perugia and after skirting Lago Trasimeno follow the signs for Roma (E45). Continue south on the E45 and shortly after passing Deruta take the Ripabianca exit and follow the directions as for "From ROME'
From PERUGIA: Follow the signs for Roma and take the E45, exit at Ripabianca then follow directions as for "From ROME'
From ANCONA: Take the S76 in the direction of Roma and at Fabriano take the S3 towards Foligno. At Foligno take the S75 to Assisi/Perugia and at Perugia follow the signs for Roma and the E45. Exit at Ripabianca and follow the directions as for 'From ROME' (This may look a roundabout route but it is fast and cuts out cross country small roads).

The apartment has all the comfort needed. It is a typical Italian country house set in the middle of olive trees with a dreaming view. First thing in the morning was to go and get figs from the tree and watch the sunrise covering the hills around. Magical and so relaxing. The garden and the swimming pool had many different areas for sitting and relaxing. Thanks to Sophie and Michael to have shared their paradise with us. Even The Cat (this is their cat name) was so friendly! |

3 good reasons for going : 1. The Sophie and Michael make you feel at home without being intrusive. They have paid attention to the small details in the villa. You might even get some home grown produce in season ! 2. Umbria is one of the most undiscovered regions in Italy, with few British tourists and very little english herd. Within 30m of the villa, there are many little gems to visit, including Assisi, Todi and Spello. 3. Il Fiaschetto is a rtue iItalian restaurant and pizzarie, which is frequented most;y by loclas and rarely by foreigners. The food and value for money are excellent, and the service is superb, especially Donica and Marta. If there wasn't so much more to see on this planet, I would holiday there every year ! |
