This beautiful country house is situated only 3 kilometers from the small town of San Venanzo, in the heart of Umbria. It’s unique hilltop location reveals splendid views of the town as well as characteristic forest filled valleys and open fields. Privacy in a calm and intimate setting is ensured. The surrounding area offers the possibility of walking, hiking or bike riding on guided paths. Although recently restructured, the villa has maintained the characteristic of a typical Umbrian farm house, while offering the comforts of a private bath, centralized heating system and satellite TV in each room. The 5 spacious rooms, decorated in tromp d’oeil and stencils, are tastefully furnished with period furniture, wooden and rustic terra cotta floors, fireplaces and unique stoves. Located on the main floor is the spacious salon with TV, a stately fireplace and French windows leading out to the garden, a big dining room a professional kitchen perfect for lovers of kooking and a billiard room. Although it is isolated, the property is only 10 kilometers from E45 motorway and within easy reach of the most important cities of Umbria such as Orvieto, Todi, Perugia and Assisi. Access is through 3 km of gravel road (in good conditions)

The Umbria region
Umbria is characterized by hills warm as the ploughed land, green as the Mediterranean bush, embellished with urban centres small, but all perfect as for city planning, and their burden of history. Todi / Marsciano area
Todi’s territory is situated between Perugia and Terni’s provinces and offers to the visitor a sensation of return to those ancient times which the modern civilization seems to have forgotten. While you are walking through the village and its environs, you can enjoy the atmosphere of a land that has got a mystic and a friendly glow at the same time. In fact, Todi is a very old town that dominates the river Tevere’s valley. Todi’s district includes other centres, which are: Collazzone, Fratta Todina, Marsciano, Massa Martana and Monte Castello di Vibio. All of them are famous for their unpolluted environment and their historical-cultural heritage. What marks out the whole area is the warm welcome towards the visitors, the beauty of the landscape and the taste for the genuine and simple food.
How to get there
The best way to reach the property is to fly onto Rome Fiumicino or Ciampino airport and there rent a car. The village of San Venazo is 1,5 hour drive from Rome airports

Further details indoors: Description of the interiors: Entrance is on the first floor, into a spacious living room with sofas and armchairs, fireplace and TV with DVD and French doors leading onto the front garden and pergola.On the same level there is a very well equipped kitchen with a professional cooking stove and dining area. Connected to the living is a lovely billiard room (the use of which is normally not permitted or upon agreement with the owner). Always on the ground floor are two service bathrooms. On the first floor there are five double bedrooms, all of which have private bathrooms, one with a shower and four with bath tubs.
Further details outdoors: The garden extends in about 1 hectare, and is surrounded by oaks, willows, pine trees and beautiful bushes and flowers. In front of the house there is a large pergola furnished with tables chairs and wooden sofas, and a wood oven for grilled meals. Th 6,5 x14 ms swimming pool is in a fantastic position with stunning views over the surrounding hills and the village of San Venanzo. It is surrounded by a solarium made of terracotta flooring and is equipped with sun lounges, chairs, umbrellas and an outside shower. In front of the pool there is a little cottage comprising a fitness area with a gym and a sauna.

The owners have reserved for them a little dependance, detached from the villa, that they sometimes use.
A gardener will have free access to the house for taking care of the garden (usually in the morning or evening)

Refundable breakages deposit of Euro 600,00 required on arrival, to be refunded before your departure (after a property inspection).
