The charming stone and cob detached cottage is adjacent to the picturesque farm pond surrounded by trees. It lies in its enclosed garden with seating area and lovely views. The thick oak stable door takes you into the open plan triple aspect living room with massive oak beams, oak shutters, wood burner, comfortable sofas, TV/DVD player recorder, French door onto garden, underfloor heating, slate floor and impressive heavy oak staircase.
The custom designed kitchen has granite floor, granite work surfaces with lovely oak dining area and cupboards. Upstairs under the exposed roof trusses there is another cozy seating area with HiFi and a lovely view of the pond. All the flooring is waxed oak. Both double bedrooms have their own en suite facilities and are spacious and light and very comfortable. Apart from casement windows the Velux windows have remote control blinds operated by solar power.

The farmhouse with range of stone barns is surrounded by its own garden, arboretum, orchard, swimming pool and ancient pond which laps against the stone walls of the granary.
Inside the granary is the old two screw cider press and crusher, used every autumn to make cider and apple juice from our 10 acres of orchard. You are welcome to participate in this activity.
The cobbled court yard also contains the unique 18th century hen house still in use.

The 7 Kw Lorraine wood burner is the perfect way to heat the house due to the substantial insulation (free logs & kindling from the wood shed) but should it turn very cold during the winter months there is electric underfloor heating downstairs and programmable electric radiators in the bedrooms and heated towel rails in the shower rooms.
Conditions
The cottage is available all year on a weekly basis with shorter breaks also available in the low season.
A deposit of £200 is required before a reservation can be confirmed and the balance is due 4 weeks before arrival together with a £100 damages deposit, which will be return to you at the end of your stay.
All bookings include linen and towels, which are changed weekly.
The West Country / Devon region


The rolling wooded hills of Devon with small hedged fields and narrow lanes is ideally suited to grass growing and therefore livestock rearing. Our part of Devon is remote and therefore quiet and at night you can see the stars and hear the owls.
Due to the heavy soil the fields remain green all year round and there is abundant wildlife, including numerous red deer which roam freely on our fields. The wooded streams which border our land are perfect for taking quiet walks, picnics or for painting or photographing the varied landscape. Our weather comes from the south west and is usually mild even in winter.
The Tiverton / Witheridge area
Tiverton is a historic market town occupied by the Romans who used it as a base for their activities in the West country.
The local museum provides an interesting insight into this aspect of the town's history. Visit the castle with its famous tapestry hangings and the pannier market held Fridays and Saturdays. There is a newly built leisure centre and a cinema.
The river Exe passes through the town as does the Grand Western canal and horse drawn barge trips take you through the most picturesque countryside. Knightshayes and Killerton House, two National Trust houses with beautiful garden are close by and well worth a visit.

Pond Cottage lies halfway between the villages of Rackenford and Witheridge.
10 miles to the west of Tiverton, it is in one of the few remaining unspoilt areas in England and only 17 miles from the M5.

Dear John and Renate, Just what we needed - a "chill-out" few days. Thank you for allowing us to stay in your beautiful cottage. Thank you for your hospitality and time showing us around. For future guests, we would recommend the "Mount Pleasant Inn" for their amazing food.
Wow! You guys are legends! We love you. Since the moment we arrived we have felt actively involved in farm life and we have loved every minute of it. From pressing the cider, sheepherding sheep, picking raspberries, feeding the ducks and collecting eggs ...it's been the most fun. The cottage is lovingly cared for and fitted out as if it were your own with beautiful excellent quality products. Thank you John and Renate, we are really looking forward to coming back. We all thoroughly enjoyed ourselves and found the cottage to have far more than we have ever experienced in previous self catering holidays. The bottle of wine, jam and eggs were a lovely touch and very much appreciated. The cottage is so spacious and warm, with the log burner being particularly beneficial during the cold weather.
Our daughter really enjoyed walking in the fields with the sheep and collecting eggs from the hen house - she cannot wait to tell all her school friends about her experiences. I loved being able to walk freely and safely through your fields - with only the sheep to speak to!! We found lots of interesting places to visit during our short stay with you - not bad as we were having to please 3 generations!
Thank you so much for the warm welcome that you extended to us - it made our holiday all the more enjoyable. We certainly will visit you again - hopefully next summer for yet another week! We may even have the opportunity to try out the swimming pool should the weather permit.

Dear Renate and John,
I so enjoyed my stay at Pond Cottage.. You welcomed us so warmly and made sure we were comfortable. The setting was beautiful and being on a farm and out in the middle of nowhere was the very best..we laughed every time we left to go touring as we were sure we would not find our way back to the cottage..a real challenge for us but we managed beautifully after several daily wrong turns going to and fro.
We realized when we were about an hour away on the day we left that we had left behind the jar of homemade jam and the bottle of wine..hopefully the next renters enjoyed them..the fresh eggs were delicious.
Pond Cottage is so well appointed with all the comforts of home and then some. Loved your big kitchen, my comfortable bed and hot showers. May I just add one more thing: I could not read the instructions on the heater in the bedroom [above the kitchen] as the writing was too small and my eyes not good enough.
