The house is situated in a peaceful conservation area in the heart of the village, only a few minutes' walk from the local pub and the dramatic north Cornwall coast.
As well as full oil-fired central heating, the sitting room boasts a woodburning stove, great for those cozy afternoons in. The kitchen is well-equipped with a five ring gas hob, electric oven, warming drawer, fridge/freezer, dishwasher and microwave.
All the double or twin/double rooms are beautifully configured with stunning art deco-style en-suite shower rooms. The utility area has a washing machine and tumble drier and there is a further WC downstairs as well.

Three bedrooms have kingsize beds, while the other two can be configured as superkingsize beds, or twins, depending on guests' needs.

The driveway at the front of the house is large enough to accommodate six card. There are lawns and flower borders to the front and back and a secluded seating area, also at the rear of the property.
Orchard Lodge is available for two short lets only, December 23 to 26 2012 inclusive and December 29 2012 to January 1 2013 inclusive.
Pets are not allowed
The house is not suitable for very young children and therefore bookings for parties which include children under 12 years cannot be taken.
The West Country region
Cornwall is a magical location for Christmas and New Year - you may even get some snow, if you're lucky! Mainly, however, the climate is mild on average with only a few days of frost a year. North Cornwall is a perfect base for exploring the Eden Project, Lost Gardens of Heligan, Doc Martin's Port Isaac and Rick Stein's Padstow. National Trust land and properties abound from the dramatic Bedruthan Steps to grand Lanhydrock House.
In Boscastle you are right on the South West Coast Path, with its dramatic cliffs and valleys, perfect for blowing away the cobwebs.
Boscastle is a harbour village with plenty of shops, two pubs and numerous restaurants, most of which open over the Christmas and New Year period. Until the beginning of the 20th century it was a vital seaport with visiting ships carrying cargo such as lime and slate around the world.
In 2004 it was swept into the headlines after a devastating flood, but the village was re-built and today hardly a trace of the catastrophe remains.
Nearby in the neighbouring village of Tintagel you can find romantic "King Arthur's castle" clinging to the cliffs.
