Branxholm Knowe House is a large detached period property which is set in two acres of well tendered private gardens. The house is furnished to a high standard and is ideal for entertaining and features a fabulous garden room which is perfect for alfresco summer evenings as well as cosy winter evenings with the log burner glowing.
The property benefits from five large double bedrooms and can comfortably accommodate ten adults or two families. Four large bedrooms are located around a galleried landing with two modern bathrooms (one en suite) serving the bedrooms. Downstairs the sitting room and garden room, which is over 40 sq metres, ensure there is plenty of space for all to enjoy. The dining room provides a great setting for more formal dinner parties (table seats 12-14) and benefits from an open fire. There is also a twin bedroom downstairs which is served by a bathroom.
All the bathrooms feature high quality hotel style fittings (Makti, Hans Grohe) and have all been newly fitted. The fully fitted kitchen was newly installed in 2009.
Outside there is a private six person hot tub, Finnish grillkota bbq hut, two tables and benches, a pond (fenced) with cascading runs, large gardens and woodland for children to explore.

The Scottish Borders region
Often described as a 'Hidden Gem' the Scottish Borders has a landscape and terrain to rival anywhere in Britain. A walkers paradise the area offers a huge range of walks to suit all abilities. From the Borders Abbey Walk to the Souther Upland Way walkers are assured of peace and tranquillity away from the maddening crowds. Golfers are very well catered for with 21 courses in the area all offering super value for money.
Fishing is available on the world famous River Tweed and local tributaries and also on the many local lochs in the area (permits available locally). Mountain bikers will love the open spaces and tracks of nearby Craik and Glentrees Forest which have a great number of well marked routes. Other outdoor pursuits such as horse riding are available locally.
The Borders is packed full of history and offers many splendid houses such as Bowhill (home of the famous Scott clan), Floors Castle (Duke of Roxburgh), Abbotsford (Sir Walter Scott) and Traquair to mention a few. The Border abbey towns such as Melrose and Kelso have many shops and eateries with character and individuality and are within 30 minutes drive from Branxholm Knowe. Further afield Edinburgh (75 mins) is easily reachable and offers notably attractions such as the Castle, Holyrood Palace, the Royal Mile, the Military Tattoo and famous Festival held in August each year.
Hawick is famous for the production of quality wool and cashmere and still has a number of producing mills today. Within Hawick itself Wilton Park. situated in 100 acres along a river bank, offers walks, a childrens playground, tennis, bowls and a well stocked walled garden.
The recently opened Heritage Hub offers cinema, theatre and musical events as well as hosting the tourism board, and can be found in the town centre. The town also offers a large recreational centre with a child friendly swimming pool.
Further afield near Newcastletwon there is an excellent outdoor adventure centre (Rock) providing canoeing, sailing, rock climbing and many other pursuits.
Hawick hosts its annual common riding in early June each year which is a celebration of the towns history and independence and involves ride outs to many local historical sites along the town boundaries and further afield. Hawick also hosts an annual music festival, a weekly market and a number of high quality cashmere retail outlets.

"Wonderful House in idllyic setting"
We had a lovely holiday, six adults, four children and there was plenty of room for everyone. The house is well equipped and the children's toys went down well. Everywhere was so homely and comfortable and we were lucky with the weather - we only needed the log burner one night - but it was very welcome. We were surprised to find that the trees surrounding the property had been cut down so the posted picture looked very different in real life but this didn't detract from the lovely grounds and meant that there were wonderful views which might otherwise have been missed. The property was very clean and everything worked and we would (indeed have) recommend this property to friends. The hot tub was much appreciated and we had a BBQ in the quaint purpose-built cabin on the first evening as the weather was so good. We went to Edinburgh Zoo as the youngest grandson is mad on Pandas - be advised, you have to book a Panda viewing slot beforehand to be sure of getting in. We also visited Edinburgh Castle and were taught how to ride broomsticks al la Harry Potter. It was Hawick's Rideout that week and 200+ horses and riders rode into town to a brass band, very unusual. We didn't eat out at all what with early bed times etc but rustled up our own meals easily enough. Most days out we took a picnic, as snacks, drinks and sandwiches can get really expensive for 10. Many thanks to Ian and Isobel for providing such a great holiday home it was just what we wanted and very good value.

We stayed in April 2015 at Branxholm Knowe and had an amazing time! Each bedroom was beautiful and unique. There was a comfy small lounge and a massive conservatory lounge both with fires which we loved! The garden was fab with amazing hot tub and BBQ hut which enabled us to have a BBQ even when it wasn't sunny outside. The kitchen was fantastically clean and a good size, with plenty space for all of our food etc! 2 fridge freezers was a definitite plus. We also liked how close it was to Hawick town centre with plenty of shops and supermarkets. All in all we had an absolutely wonderful time and loved the house :)

I am delighted to confirm that our family group had a superb stay in your lovely house and enjoyed the large garden area and woodland walks. The house is well appointed throughout and we found the conservatory great and excellent for watching the many species of bird life. Isabelle mentioned that you plan to install a jacuzzi and a BBQ house in the garden which should prove an excellent addition for your future guests. My family and I celebrated my husbands birthday in this lovely house. Despite some wet weather our stay was just perfect due to the spacious and comfortable accommodation set in beautiful grounds. It had everything we needed to enjoy the experience. The kitchen was well equipped and we even managed to bake a birthday cake! My granddaughter especially enjoyed searching all the rooms to find us however we spent a great deal of time in the lovely sun room with wood burning stove. The booking was made easy with the friendly and informative communication with the owner and his mother Isobel. A welcoming fire provided a great start to our stay and the whole family were happy to stay around the house and garden, relaxing and having fun. I will certainly return to this lovely spot but next time for at least a week. I would highly recommend Branxholm Knowe House.

"Superb house and grounds for all ages."
The house exceeded our expectations. The rooms were large, well furnished and the garden room with log burner lovely for relaxing in at any time of the day. The kitchen was very well equipped with plenty of everything even with a house full. The large garden, with bbq area, was safe for young children, plenty of car parking and the dogs enjoyed the paddock and wooded areas. The house is accessible from the north and south and the surrounding border countryside lovely to explore. Tesco delivery is easy to arrange. All in all to be recommended and we hope to return for a longer stay.

"Lovely spacious house and garden ideal for family get-together"
Our group of five adults, one teenager and a dog thoroughly enjoyed our week in this lovely house although the weather was not good enough to allow us so spend a lot of time in the amazing garden. We did the next best thing though and really enjoyed spending time together in the fantastic conservatory, watching the constant to and fro of the birds on the feeders. The house had everything we needed and more and was handy for the facilities of Hawick and at the same time had great places for walks not too far away. There was loads of space for everyone to do their own thing or to be sociable which is how we like it. Thank you very much to Ian and family. Would very much like to return in the future.

"You couldn't wish for more, absolutely fabulous!"
We stayed in Aug 2014 with a family of 9 ranging from19yr olds to 74yr olds. The house is so homely and comfortable with all the facilities you could wish for. Many hours were spent in the conservatory enjoying the variety of local birds feeding off the nuts on the tree which is a foot away from the window, including a very nervous woodpecker! I cannot fault the accommodation and the setting it stands in. It was ideally located for us as we were going to a family wedding in Gretna. Overall I would highly recommend this property , you won't be disappointed.

"Fantastic week in the Scottish Boarders"
We stayed for a week at Branxholm Knowe during October half term 2013. The week was intended as a celebration for my parents who both turned 60 this year and we had a range of family and friends in our group aged between 1 and 67. The house we all firmly agreed right from the start was absolutely amazing. It contained literally everything you could ever want or need during your stay there, providing fantastically for children and adults alike. It was the wide range of thoughtful touches such as small plastic toy fish placed on the edge of the bath for the kids bath time and the full array of cooking spices, condiments and ingredients in the kitchen that truly made Branxholm a home from home. We spent the majority of our time in the conservatory, heated by a wonderful log burner. After exploring the surrounding woods and doing a couple of good walks around Hawik, we were ready to come back and get cosy around the fire. Our two dogs enjoyed themselves immensely too. It gave me peace of mind that the area around the house was secure and I could let both of them roam freely. I simply can't recommend Branxholm highly enough and I know that I also speak for the other members in our group. We really didn't want to leave at the end of our stay and I do hope to be back soon for another idyllic, peaceful and regenerating week in this adorable home.

"A brilliant house for a famuily get-together"
We had an excellent stay at Branxholm Knowe and we all thoroughly enjoyed ourselves in what proved to be a wonderfully located house which was superbly furnished and big enough for a large party to not only function effectively in but which also allowed you to find a quiet corner when you needed some peace and quiet. The gravelled garden was ideal for our very competitive evening games of boules! The huge conservatory overlooking the garden allowed my elderly mother to watch the great variety of local birds to her heart’s content. And we will all remember where we were when we watched the opening ceremony of the 2012 London Olympics. The weather was somewhat 'Scottish' at times but it never prevented us doing what we had planned and we had some excellent walks and town visits. It was good to meet Isobel who was very helpful in recommending things to us. At the end of the week we all wrote some very happy comments in the Visitors Book in the hall. Thank you so much for all of your help and advice when we booked the property. It is this type of personal service which makes all the difference.

"Al's 40th Birthday retreat"
We had a wonderful week staying at Branxholme Knowe. The house had everything we needed and the grounds were beautiful. My one year old son loved exploring the gardens and as the main areas were gravel, he was out in all types of weather. Apart from sleeping, we lived in the kitchen and huge conservatory. The house was equiped to a high standard and a cot and childrens toys were a bonus. Even though there were ten of us staying, we never felt crowded. We would recommend this property to anyone to stay in.
