Suspended in the jungle high above the Tiracol River this architecturally designed villa has to be seen to be believed. This amazing house was featured in the May/June 2002 issue of “Perfect 10” an Indian Interiors Magazine, so as you would expect a simple description couldnt possibly do it justice.
The sitting/dining area has L-shaped built-in seating with comfy cushions ideal for lounging and enjoying the spectacular view. There is dining for 8 around the large farmhouse-style dining table hewn from a single piece of local wood. Living space is completely open sided and flows out across the terrace into the infinity swimming pool and sunbathing decking.
The open plan kitchen is open-air – wonderful for cooking in. There is a range of cupboards under a long work surface and shelves above displaying stainless steel utensils. There is an enclosed food store containing a large fridge freezer and built in to the wall of the store is a bottle cooler.
The front facing walls of the three bedrooms are trellised and hung with muslin curtains for privacy. They each have hand made double beds draped with mosquito nets. There are simple hanging poles for clothes. One of the bedrooms also has an an attached bathroom which is opensided.
The main bathroom is situated to the side of the bedrooms and is “open to the sky”. The shower area is hidden from view by a curved mosaic wall and a wooden door separates the bathing area from the toilet.
On a slightly lower level down a short flight of stone steps is an open air barbecue area.
This property is ideal for friends and family looking for something a little bit special. Kiranpani offers a unique blend of tranquility, simple and stylish accommodation and possibly one of the best views in Goa. All this in an area free from large-scale hotels and little other tourist development. Come and see for yourselves, we are the first here.
Kiranpani also has a House Steward to supervise the gardener and maid. Shopping for guests and preparing breakfast/light lunches is also performed by the steward. 24 hour security is also provided.

Dog Lovers - There are two family dogs – one a Labrador, the other a local “mixed” breed, that live around the house. They are totally harmless and affectionate but above all they are well cared for and fully vaccinated. For many people their holiday is enhanced by their presence but if you are generally nervous of dogs or have an allergy and the dogs could spoil your holiday, please allow us to suggest an alternative canine free property.

The Goa / West India / Goa region


Goa, on the west coast of India, has over 100 Kilometres of coastline divided between secluded bays and golden sandy beaches lapped by the warm Arabian sea. Between October and April there is unbroken sunshine with temperatures that rarely drop below 91F. The pace of life is relaxed. You can spend your evenings enjoying a sunset walk along the beach or a stroll through the street markets in safety.
Although most people come to Goa to relax and unwind there is more to Goa than just its fabulous beaches. Here are a few ideas of what Goa has to offer.
The Portuguese colonised Goa for 450 years and this unique blend of Portuguese and Indian culture is evident in its architecture, mix of religions, cuisine and social structure. There are the colonial old quarters, the magnificent Mansion Houses built at the height of the Portuguese rule and Old Goa, the old capital, built as a testament to the Portuguese wealth and power. There are wildlife sanctuaries, over 400 different species of birds, market towns, a famous flea market which attracts sellers from all over India, designer shops and why not come at Christmas and the Easter Carnival and enjoy some real Goan-style dances. The exuberant Hindu festivals of Divali and Holi are celebrated with as much enthusiasm by this multi-cultural and well-integrated society.
We want to show people that there are many interesting "things to see". Above all experience Goa by being out and about. Early morning and late afternoon are perfect times for catching that magical rural scene of bullock cart and driver ambling along country lanes or the water buffaloes having their well deserved mud baths. Watch the sun rise over the river Sal, stand at Chapora harbour and select fish for that evening's meal, fresh from the boats, go to a village festival or Zatra and most of all, meet the people who are fun loving, generous and genuinely want you to have a great holiday.
The Teracol area
This area north of Siolim was undiscovered by the average tourist, cut off by the Chapora River and a slow ferry crossing until 2002, when the long awaited bridge was completed opening up this stunning area of Goa.
The road from Siolim follows the Chapora River down stream through fishing hamlets before turning north. From here it winds through fields full of rice, chillies and onions before climbing on to the plateau giving breathtaking views of the beach and ocean.
The whole area remains mainly agricultural interspersed with sleepy villages and fishing, prawn farming and cashew nuts are still the main stay of the villagers.
The beach, dotted with the occasional sleepy beach shack stretches to infinity with miles of golden sand from Morjim at the mouth of the Chapora, Mandrem, Arambol and finally Tiracol, the last beach in Goa.
Many determined lovers of utopia however had already made the journey a few years ago and put down roots. This area has attracted artistic and creative people who enjoy a casual lifestyle but demand high standards and know good food, company and ambience when they see it. When they couldn’t find it they just set it up themselves!
Loulou has set up ‘The Olive Ridley’; Florence, Serge and Morgan (Le Restaurant Francaise) opened ‘La Plage’ and Uddam Singh of MTV fame runs ‘The Other Side’ (where the clientele are a “who’s who” of the Bollywood film crowd) - all currently on the top of Goa’s “must do” list. Tiracol Fort Heritage Hotel is also close by and is now being run by Hari and Claudia from Nilaya.

How to calculate your holiday price.
This property is available for rent for a minimum period of one week.
For part weeks thereafter the rate is calculated on a pro rata basis. Therefore a booking for ten days will be calculated at 1 and 3/7th weeks.
Special extended stay discounts during certain periods are available. Please enquire for details.
Where a letting period spans two pricing bands the cost is calculated by applying the pro rata weekly rate per pricing band E.g. 1 week 12th to 19th march = 3 days @ Standard rate + 4 days @ Mid rate
If any week includes either the night of the 31st December, please add the New Year supplement to the Peak rate for that week.
