This detached cottage is nestled in peaceful farmland, between the towns of Rye and Tenterden where you will find all amenities plus local markets, antique shops and restaurants.
The cottage is in a rural setting with panoramic views of the surrounding farmland and river.It is a 15 minute drive to the coast where you will find 8 miles of both sandy and pebble beach to be enjoyed all year round.
With one double , one twin and one single room, it is ideal for families with children over toddler age.

As is traditional with country cottages,you enter the cottage by the back door through a porch where there is a space for hanging coats. This traditional country kitchen/diner has brick flooring, newly fitted units and a 5 hob range cooker. .
The lounge (5.75m x 4.5m) has wood block flooring and a wood burning stove so you can stay cosy should the evenings become chilly. There is a flat screen TV with Sky+ variety pack and DVD, CD players and radio.
From the lounge is the steep, winding staircase to the bathroom with roll top, free standing bath, shower, immersion heater, airing cupboard and toilet.
The master bedroom has stunning views across the open farmland and exposed wooden flooring.This room has a TV with Freeview and a DVD player. Bedroom two is a twin room, has views over the garden and the same wooden flooring.The third bedroom has a single bed with double aspect views over both the farmland and the side garden, also with wooden flooring.
The door frames on the landing are very low, please mind your head!

The garden has a summer house for your use. This catches the morning sun in particular and is a lovely place to enjoy your breakfast.
There is a gas BBQ in the shed and plenty of garden furniture and cushions.
There is a small herb garden and fruit and vegetable patch from which you are welcome to help yourself.
In the garden there is lots of wildlife to be spotted, you can regularly enjoy watching badgers, rabbits, barn and tawny owls and listen to the sounds of woodpeckers and cuckoos.
There is plenty of space for car parking on the drive and one covered space in the open barn.
The garden does have a well which is covered.

There will be a welcome pack on arrival with information about local places of interest and activities.
Fresh linen is supplied on a weekly basis.
If required, basic provisions can be arranged for your arrival, and added to your bill.
Conditions
This cottage may not be suitable for very small children or for the elderly or infirm due to the steep, winding staircase and uneven paths.
It should be noted that some doorframes upstairs are very low.
Well behaved, flealess pets are welcome. They are not permitted upstairs or on the soft furnishings. They cannot be left unattended in the property.

This area of the country offers many different landscapes and activities. There are long sandy beaches for walking, swimming and watersports facilities, farmland and woodland with endless walks or cycling and horse riding, rivers for fishing, golf courses, pretty villages and hamlets and towns steeped in history.
The Tenterden / Wittersham area
This beautiful property benefits from being situated between the historic towns of Rye and Tenterden. During those hot sunny days or even on a blustery winter's day, both Camber Sands with its 5 miles of golden beach and Winchelsea with its more rugged pebbled landscape are easily accessible by car. Close to Camber there is also a watersports centre.
The area has a wealth of historic National Heritage sites within easy reach such as Bodiam Castle, Bateman's (home to Rudyard Kipling) Great Dixter, Battle Abbey and Smallhythe to name but a few. Not forgetting the opportunity to explore the medieval hilltop town of Rye with its antique shops and famous cobbled streets and Mermaid Street (old home to smugglers). Rye harbour is also in close proximity, home of the RNLI Lifeboat Station and stunning walks along the Nature Reserve, always popular with bird watchers. The harbour also has an RYA powerboat school and kite surf instruction.
The quaint market town of Tenterden with its broad, tree lined main street and beautiful architecture will lead you further into the wealth of what Kent has to offer with popular eateries and award winning vineyards. Not forgetting that you are just one and a half hour's drive from the port of Dover should the need arise to sample what France can offer. Ashford International is also 30 minutes away.

My husband, 2 dogs and I have sayed at Ham Green twice previous and we are looking forward to our third visit in the next couple of months. The cottage is comfortable & cosy and located down a quiet country lane, so perfect if you want to get away from it all. On your doorstep are country and river walks to explore, and you can walk for minutes or hours if you wish - most of the time we hardly see a soul when we are out and about. We enjoy sampling the local fayre and in nearby villages we have discovered farm shops, along with a local cider maker and vinyard...all of which get visited for supplies whilst we are there and souvenirs! |

The property's weekend rates apply to: Friday, Saturday and Sunday nights
NB: Prices may be subject to change at the advertiser's discretion.
Payment by cheque with a £20 booking fee.
A deposit of 25% is required at time of booking to secure the cottage. The balance will be due 3 weeks before the arrival date.
A £100 security cheque will be required upon arrival. This will be returned 1 week after departure subject to satisfactory property inspection.
There will be a £10 charge per pet, per week.
Changeover day is Friday, this can sometimes be rearranged to Saturday if required.
