This detached cottage is nestled in peaceful farmland, between the towns of Rye and Tenterden where you will find all amenities plus local markets, antique shops and restaurants.

The cottage is in a rural setting with panoramic views of the surrounding farmland and river.It is a 15 minute drive to the coast where you will find 8 miles of both sandy and pebble beach to be enjoyed all year round.

With one double , one twin and one single room, it is ideal for families with children over toddler age.

Broadband has arrived at Ham Green, at no extra cost to guests. In fact some of the high season prices have gone down a little in 2014.

As is traditional with country cottages,you enter the cottage by the back door through a porch where there is a space for hanging coats. This traditional country kitchen/diner has brick flooring, newly fitted units and a 5 hob range cooker. There is a feezer, fridge, dishwasher and washing machine for your use.

The lounge (5.75m x 4.5m) has wood block flooring and a wood burning stove so you can stay cosy should the evenings become chilly. There is a flat screen TV with Sky+ variety pack and DVD, CD player and radio.

From the lounge is the steep, winding staircase to the bathroom with roll top, free standing bath, shower, immersion heater, airing cupboard and toilet.

The master bedroom has stunning views across the open farmland and exposed wooden flooring.This room has a TV with Freeview. Bedroom two is a twin room, has views over the garden and the same wooden flooring.The third bedroom has a single bed with double aspect views over both the farmland and the side garden, also with wooden flooring.

It was built in 1825 and once belonged to Noel Coward's pianist. It is by it's nature a sweet cottage with some uneven, slightly sloping floors upstairs. Also,the door frames on the landing are very low, please mind your head!

The garden has a summer house for your use. This catches the morning sun in particular and is a lovely place to enjoy your breakfast.

There is a gas BBQ in the shed and plenty of garden furniture and cushions.

There is a small herb garden and fruit trees from which you are welcome to help yourself.

In the garden there is lots of wildlife to be spotted, you can regularly enjoy watching badgers, rabbits, barn and tawny owls and listen to the sounds of woodpeckers and cuckoos. Take walks along the River Rother and on a quiet, still day you may even see a Kingfisher in action.

There is plenty of space for car parking on the drive and one covered space in the open barn.

The garden does have a well which is covered.

The South East England region

This area of the country offers many different landscapes and activities. There are long sandy beaches for walking, swimming and watersports facilities, farmland and woodland with endless walks or cycling and horse riding, rivers for fishing, golf courses, pretty villages and hamlets and towns steeped in history.

Tenterden

This beautiful property benefits from being situated between the historic towns of Rye and Tenterden. During those hot sunny days or even on a blustery winter's day, both Camber Sands with its 5 miles of golden beach and Winchelsea with its more rugged pebbled landscape are easily accessible by car. Close to Camber there is also a watersports centre.

The area has a wealth of historic National Heritage sites within easy reach such as Bodiam Castle, Bateman's (home to Rudyard Kipling) Great Dixter, Battle Abbey and Smallhythe to name but a few. Not forgetting the opportunity to explore the medieval hilltop town of Rye with its antique shops and famous cobbled streets and Mermaid Street (old home to smugglers). Rye harbour is also in close proximity, home of the RNLI Lifeboat Station and stunning walks along the Nature Reserve, always popular with bird watchers. The harbour also has an RYA powerboat school and kite surf instruction.

The quaint market town of Tenterden with its broad, tree lined main street and beautiful architecture will lead you further into the wealth of what Kent has to offer with popular eateries and award winning vineyards. Not forgetting that you are just one and a half hour's drive from the port of Dover should the need arise to sample what France can offer. Ashford International is also 30 minutes away.

"Perfect peace"

This was our second visit to the cottage and it won't be the last. The cottage is well equipped, tastefully furnished, warm and comfortable. The view from the front is fabulous and the back garden is a large dog-proof haven of peace and tranquility. And now the cottage has wi-fi which actually works, it's even better.

Great walks straight from the cottage, including College Wood with its mysterious 'lost garden'. The location is quiet and secluded without being isolated. Rye, Camber Sands and Tenterden are a 20 minute drive away and there is a lovely village shop in Iden for day to day shopping. There's so much to do and see in the area, or just sit and read in the garden. Perfect.

"Lovely olde worlde feel but mind your head"

Lovely old cottage down a country lane and overlooking fields. The owner Sharon met us there and showed us around. She gave me her mobile number in case we needed anything. The garden was beautiful and our labradors loved it. The rooms were all large especially the lounge and kitchen with a cooking range which was good when I got the hang of it. The only thing you have to be careful with is upstairs with the different heights of door frames (especially to the bedrooms). There are notices upstairs to say beware but being both tall we still managed to bump our heads several times but on the last day we remembered. We really enjoyed our stay here as did the labradors and will definitely go again.

"The perfect resting week"

We are a family of five, three daughters 14, 11 and 8. We were looking for a week where we could just relax and the children can chill out and play and we found the perfect place. Even the 14 year old was happy!! The cottage was plenty big enough for all of us and didn't feel at all cramped. The garden is a great size and the summer house is perfect for slipping away and reading in the morning whilst everyone was still in bed! Plenty of walks on the doorstep, we only drove the car once and that was to get the shopping (supermarket 5 minutes away) and fish and chips! We will definately be coming back.

"Very pretty cottage with lovely garden."

We booked the cottage for a week in the Easter holidays. We wanted to spend time with our granddaughter, who lives in north Kent and our son and daughter-in-law who live in Sedgefield. We had a great time - the cottage looked tiny from the outside but was roomy and very well-equipped inside with fab views across the countryside from the front windows. The garden was lovely with lots of space for the puppy to play and a summerhouse for some peace and quiet! Although the weather was very mixed and we had frost a few mornings, I had breakfast in the summerhouse most days as it was quite warm with the morning sun shining in through the windows. We loved the fact that we could walk the puppy from the cottage without having to take the car, and we walked to the river most days (which was just the right distance as the puppy is still quite young - but you could walk much further if you wanted). Rye is well worth a visit, also Tenterden, but its just as nice to stay around the cottage, light the lovely log burner and play games! All in all a very relaxing break in comfortable and pretty surroundings.

"Peaceful retreat, ideal for when you want to re-charge your batteries"

My husband, 2 dogs and I have sayed at Ham Green twice previous and we are looking forward to our third visit in the next couple of months. The cottage is comfortable & cosy and located down a quiet country lane, so perfect if you want to get away from it all. On your doorstep are country and river walks to explore, and you can walk for minutes or hours if you wish - most of the time we hardly see a soul when we are out and about. We enjoy sampling the local fayre and in nearby villages we have discovered farm shops, along with a local cider maker and vinyard...all of which get visited for supplies whilst we are there and souvenirs!
