About the home
Highleigh House is a quiet and spacious family home looking out to sea on the edge of Teignmouth in Devon. The hot tub looking out over the sea offers some welcome warmth and relaxation after a walk on the beach, a day on Dartmoor, or a drink at The Ship - a traditional pub with local beer on the harbour beach.
The house is light and sunny and offers the added comforts of a wood-burning stove, well stocked book case and games cupboard. Ideal for families, Highleigh has plenty of space to absorb a range of activities. It well away from the road; has a large secluded garden and yet is only 15 minutes walk down the Eastcliffe Path, through parkland to the beach, seafront, town centre and railway station.
The house and hot water is heated by a wood pellet boiler (automatic) supported by solar water heating and discreet secondary glazing. In spite of its size it is warm and cosy on cold winter days and bright and sunny in the summer. A true eco-house!

The house has three enormous double bedrooms each with king-size double beds. There is also a single bedroom. Bedroom 1 has an en-suite bathroom with bath & WC. Bedroom 2 has a cot. Bedroom 3 has an additional single bed. So the house comfortably sleeps eight people. Towels are available on request. Summer lets are at a reduced rate because no bed linen is provided but fresh mattress covers and pillowcase liners. Linen can be provided in the summer by arrangement.
There is a family bathroom with bath / shower and WC upstairs. There are two additional WCs in the house.
A sofa-bed in the dining room turns into a very comfortable double bed and can be used for an additional two people if needed.

There is a terrace and lawned garden to side of house with sea views. A fully fenced 'wild' garden with fruit trees (great for children's hide-and-seek) is below the terrace.
There is an adjacent large timber-framed 'open garage' / pellet / log store with parking / turning space. Although not secured, this parking area is very private. The family cat is resident in the garage and fed by a neighbour.

A £250 security deposit is required for all bookings which will be returned as a cheque within 3 days of departure.
Conditions
Well behaved dogs are welcome. In consideration for all guests we ask that dogs remain downstairs where there is ample space in the house and garden. There are lovely walks straight from the back door.
You are asked not to smoke in the property but smokers may enjoy a beautiful view out to sea from the sunroom.

Devon is renowned for its mild climate, beautiful countryside, seaside and wild moors. Dartmoor National Park with its rocky outcrops or ‘tors’, its ancient stone age settlements and wild ponies is a major Devon attraction. Totnes and the Dartington Estate are important centres for the arts and the adjoining Cider Press Centre with its craft and other shops is another popular visitor venue. Exeter Northcott Theatre www.exeternorthcott.co.uk , the Phoenix Centre in Exeter www.exeterphoenix.org.uk and the Plymouth Theatre Royal www.theatreroyal.com offer opportunities to enjoy a range of artistic activities and theatre productions, including pantomimes. The North Devon Coast is popular with surfers.
The Teignmouth area
Teignmouth is situated on the South Coast just west of Exeter and is a sought after holiday venue; it is close to Haldon Moor and Haldon Forest with its woodland walks and adventure park offering cycle trails, bicycles for hire and Go Ape.
Teignmouth is a small traditional seaside town with a promenade running the length of the sea front, a pier, crazy golf and an excellent children's play park open all the year round. There is a pedestrianised town centre allowing easy access to a wealth of cafes, including the Wee Shoppe offering a range of their irresistible home made croissants and pastries, restaurants and small shops. Teignmouth is fast gaining a reputation for its music festivals (jazz and folk) and in September 2009 enjoyed a visit from its own home-grown band, Muse.
The sheltered river beach is home to the popular Ship Inn which faces onto Teignmouth harbour and offers views across the estuary to the picturesque village of Shaldon. Shaldon has its own selection of colourful beachside pubs, cafes and restaurants. Other Shaldon attractions include a small zoo (with meerkats!) www.shaldonwildlifetrust.co.uk and an original 'smuggler's tunnel' giving access to the secluded Ness beach. There is a passenger ferry to Shaldon across the estuary all year round. For wildlife enthusiasts, Paignton Zoo Environment Park priding itself on the protection of endangered species is only a 30minute drive away. www.paigntonzoo.org.uk
Teignmouth Golf Course is a favourite with keen golfers who come to play there from all over the country. The course looks out across the Teign estuary and enjoys panoramic views of Dartmoor. The railway at Teignmouth runs along the cliff edge and is known for its amazing views of the sea and Teign estuary. Teignmouth Station offers connections to all local towns including Exeter, Torquay, Paignton and Totnes as well as links to London, Birmingham, Manchester and other national destinations. Steam railway enthusiasts may like to link up schedules to incorporate a ride on the Paignton and Dartmouth Steam Railway. www.paignton-steamrailway.co.uk

A deposit of £250 is required upon booking and this will be returned two weeks after the end of the booking. Full payment is required 8 weeks before start of booking.
Rates do not include bed linen although linen can be provided by arrangement. Fresh matress covers and pillow case liners are provided for guests along with all pillows, duvets and bath mats and hand towels in bathrooms.

Highleigh is our family home and so not avavilable for much of the year. However we can make exceptions, so please get in touch if you have a particular time you would like to rent the house.
