All properties are beautifully presented and have been renovated to the highest standards with Oak fittings, Triple glazing and under floor heating. Inside you'll find Oak Kitchens with Granite Surfaces and Butler sinks, Bosch & Neff Appliances (including Induction Hob, Double-oven, Microwave, dishwasher, Washer-Dryer), free Wi-Fi, DAB radio / CD with iPod dock, large Samsung LED TV with Blue Ray DVD player, Satellite TV with HD and International channels. The Lake District

The Hyning Estate is located on the edge of The Lake District & Yorkshire Dales National Parks.

Easy to get to and close to the area's main tourist attractions yet away from the Lakeland traffic hotspots, the Estate is accessed from a long private driveway which opens up to reveal extensive grounds with mature planting surrounded by farm and parkland in a beautiful and very peaceful setting.

The owners, Jan and Richard live on the Estate and welcome you to their “Grand Design”. We have a comprehensive library of books and guides and will do all we can to help you make the most of this spectacular and unique location whatever your ages or interests.

Flexible accommodation

Two pairs of cottages can be linked together so whether you just need a quiet secluded hideaway for a short break, something larger for the family holiday, or a venue for a get together then we can help. We have well equipped kitchens and can provide the catering for parties & larger groups (all sourced locally to order).

The Carriage House has been designed for those staying with someone with low mobility and The Old Forge is also on ground level.

Kendal is the gateway to The Lake District and is a vibrant local community. You'll find everything you need in the way of cafes, restaurants, shops & supermarkets plus the leisure Centre and the famous Kendal Brewery Arts Centre which hosts live gigs, films, theatre & more. Windermere and Ambleside are just down the road and our proximity to the M6 and A66 means that Keswick and the Western Lakes are no more than an hour away ... or maybe you'd like to visit Kirkby Lonsdale or Ingleton in the Dales ... less than 30 minutes away. This is a great location for a holiday whatever your ages or interests - you'll never run out of new things to do.


The Hyning Estate has its own private (1/2 mile) driveway and landscaped grounds which are illuminated in the evenings. Guests are free to wander in the grounds and the many tables & chairs are not specifically designated for any one dwelling. There is a splendid round Summer House in the gardens with circular seating and balustrades and roll-down canvas sides which guests are encouraged to use. A canopy stretches between the buildings over the seating areas on the Courtyard Patio for days when its warm enough but not dry enough to enjoy a glass of wine or a Pint of draught beer whilst taking in the spectacular views over the Farmland and Lakeland Fells.


The Carriage House is generously proportioned and has a offer a lot to those with low mobility. All the accommodation is at ground level with wide doors and the walk-in shower can accommodate a wheelchair. Other guests rarely notice the discrete, stylish, modern chrome toilet grabs. The large bedroom features a king-sized Rattan Sleigh bed and a Single bed for a Carer. Guide dogs are permitted in The Carriage House & The Old Forge (also at ground level but with no other mobility enhancements).

We have recently returned from a 7 night stay at the Hyning Estate with our two small children. We stayed in The Carriage House and found it perfect. The cottage is fitted out to a very high standard with everything you could possibly wish for in a self catering cottage. The beds are so comfy that our 1 year old actually slept through a few nights!! The location of the properties is ideal, only a few minutes drive to Kendal and around 20 minutes or so to Windermere (traffic depending). Richard and Jan are lovely hosts and we definitely recommend a visit to the on site bar. All round fantastic stay and we would definitely recommend a visit here, we'll certainly look to be returning.

"Totally fabulous place, friendly hosts, very relaxing"

everything we could have asked for - modern, welcoming, nice thoughtful touches and very well equipped accommodation. Hosts were friendly and helpful. Beautifully renovated and in a tranquil pretty setting. Well heated and with all items for kitchen in situ, was very relaxing and wonderful place to stay - we hope to stay again.

"Really comfortable, brilliant location, gorgeous setting"

We chose Hyning because it is relatively new inside (about 18 months), while the outside is very old. It was a great location for us between the Yorkshire dales and the Lake District. All new appliances (that did take us a bit to work out, especially the dishwasher and washing machine - thank heavens for the manual). But the welcome was superb, with the yummiest bread, jam and especially the onion jam - awesome. Great location for a couple or an extended family. And thanks to Richard for being so helpful with a few things I needed to print. Must dos: Borrowdale Castle Crag; Ingleton waterfall walk; Grasmere.

"Everyone should have experienced this at least once..."

We stayed in the Carriage House at the Hyning Estate for two weeks this Summer. Drawing from our experience last year, we were sure to have another amazing time staying with Richard and Jan.
We love staying at the Carriage House for its space and facilities. The apartment sleeps 3 people, a king-size bed and a single bed in the same room. Since it's just the two of us, we have all the room we could ask for. The kitchen is very well-equipped (better than our own) and gives you limitless possibilities to cook and bake to your heart's content. The double oven and induction cooker are a treat. The dishwasher is a fantastic extra, so you don't have to bother with doing the dishes after cooking in the afternoon. Morrison's supermarket is a ten-minute drive towards Kendal and it is extremely well stocked and offers a great range of fresh fish, meat and deli produce. Also, three farmer's markets and shops are nearby. The beef they sell is phenomenal for a Sunday Roast.
The bathroom is something to come back for. The huge overhead shower and a gorgeous bath tub really help you relax after a day exploring the Dales or the Lake District. We plan on visiting the area some other time than Summer to see how the scenery changes and to finally get a go at the wood burner in the living room. We didn't have the courage to fire it up in July…
The standards that Richard and Jan have are exceptional. The apartments (looking at the Carriage House and the Byre Bar) are decorated to such an amazing level, you can really see the love that went into it. Not to mention the dedication to the Green aspect without compromising sheer luxury.
We came across this gem last year by chance, but we will certainly be back over and over again. The families that visit the Hyning come there to relax and to enjoy the surrounding area. The grounds are quiet, yet there always is an invitation to anyone who wants to have a pint in the bar and meet Richard and Jan or the other guests. We love the conversations we had.
If you are looking for a romantic getaway, be sure to consider one of the apartments at the Hyning Estate. You will not regret indulging in the luxury of fantastic beds, spectacular bathrooms and relaxing in the ambiance of your own living room for one minute.

"An excellent stay- comfortable and luxurious"

We have just returned from a stay at the beautifully renovated Hyning Estate. We booked the Tack Barn for 3 of us, my husband and I and 14 year old son. The cottage is advertised for 2 people but can accommodate 4. Each room was beautifully appointed with quality furnishings. Our cottage comprised of an entrance hall with a downstairs room housing the kitchen, living and dining area with a very comfy pull down double bed and wood burning stove. Upstairs was a bathroom with a walk in shower and a spacious bedroom with oak furniture. The estate is located in the countryside and apart from the stream which ran alongside the buildings, it is very peaceful. Richard and Jan give a very warm welcome and can be contacted at all times if needed. There is a lovely bar, where you can order food if you wish and the reception has a huge array of DVD's to borrow. The cottages are equipped with everything you could possibly need and there was a bottle of wine, bread, cheese, preserves and milk to start off our holiday which we thought was lovely (and delicious). We had planned lots of activities therefore didn't spend as much time as we would have liked in the cottage, but we will certainly be returning, next time with friends and would thoroughly recommend the Hyning Estate to anyone who is looking for top quality accommodation is a peaceful and relaxing setting.

Just one point of clarification for people reading the review - we do offer catering but this should be booked in advance and is typically for special occasions and parties and usually for 6 adults or more. From time to time we also arrange events such as a Curry or Wood-fired Pizza Evening or a Halloween BBQ / Pumpkin Cutting competition or Sunday lunch where we cater for a number of smaller groups but where the overall numbers enable us to keep prices competitive.
