Situated only 30 mins from Faro, the property consists of hall, comfortable L-shaped lounge with open fireplace, dining area and fully equipped kitchen. The pool and garden areas may be accessed through patio doors directly via the lounge.
Three good-sized double bedrooms on three floors offer more than ample storage space. Each bedroom enjoys its own bathroom, one with bath and shower, and two with sizeable shower cubicles, all with WC. The furniture and furnishings are of a very high standard ensuring you have a comfortable and relaxing holiday, 'home from home.'
From the impressive 1st floor Terrace, the whole family can sun-bathe on the 6 Sun Loungers, observe the wonderful swimming pool area and appreciate the truly magnificent panoramic views of both the sea coast to the front and the mountains and countryside to the rear.
For entertainment, Colour TV, with UK Satellite channels, DVD / CD Players and many games and books help wile away those relaxing evenings. The kitchen boasts every modern appliance - please see Facilities below.
The nearest beach is quaintly accessed by water-taxi / boat ferry- well worth the experience! The wide, safe and clean sandy beach is one of Tavira's key features, with restaurants and beach bars. In the Summer, there are watersports and organised beach games available, and the sea is warm and clear.
Algarvean and Roman history, architecture and culture are in Tavira in abundance! There are many lovely churches to see. The whole Ria Formosa region is well worth exploring. Other local places to visit include Cabanas and Santa Lucia, both close by with equally impressive beaches and restaurants / bars. The Spanish mainland is only 30 minutes away, and the beautiful city of Seville only one hours drive away!
Benamor Golf Course is the nearest 18 hole course only 2.5 km away. Quinta da Ria and Quinta da Cima golf courses provide first class challenges for the more accomplished golfer. Tennis and horse-riding are close by!

The facilities that our Villa offers provide that 'Home from Home' feeling, so that a family or party of up to 6 people can really relax. We provide 1 Double Bedroom, 2 Twin Bedrooms. All Bedrooms have been totally refurbished to a very high standard in 2006. There are 2 bedrooms with 2 single beds in each room, and one with a double bed, all bedrooms having fitted wardrobes.
There are 3 Bathrooms, 2 Showers, 3 WC's. 1 Bathroom on the 2nd floor is en-suite, with both ground floor and 1st floor enjoying access to separate bathroom / shower / wc facilities.
Fully equipped modern kitchen enjoying all necessary appliances to provide home from home comforts and facilities. A modern and airy Lounge / Dining Room provides a contemporary feel to your stay.
Maid Service, Air Conditioning, House Linen, Towels Provided. Airconditioning / Heating unit provided in one double bedroom, on the 2nd floor. Portable fans/heaters provided for other rooms. A safe has also recently been fitted for your personal possesions. All Bedrooms have hairdryers and Adaptor Plugs.

The Algarve region
The Algarve is famous for its lovely sunny all-year round climate, with the Eastern Algarve benefitting from warmer conditions, given its closer proximty to the Meditteranean than the Atlantic Ocean.
The Algarve consists of three key regions. Western Algarve, closest to the Atlantic Ocean incorporates places such as Sagres, where the famous Beer of that name is made, together with many little fishing villages and sandy coves and beaches. Lagos is a beautiful little coastal town, bursting with life, restaurants, bars and bustling street activity - not to be missed!
In Central Algarve, you will discover more well known places such as Faro, Villamoura, Portimao and Albufuera - all within a 30 minute to a 1 hour drive of Tavira and all having their own Marinas, with the one at Villamoura a particular favourite of ours. Loule Market - a place to banter and bargain. Hunt in the colourful and bustling gypsy market of Loule, within 30 minutes of the Alto do Perogil. Chance to see traditional skills of Leather, Copperware and Lace. Also the largest fruit and vegetable market of the Algarve. There are a number of Water Parks for the children to enjoy in the Central Algarve area.
Closer to Tavira in the Eastern Algarve, we have Olhao famous for its fishing industry and Sea Food Festival in August each year. San Antonio and Villa Real are picturesque and interesting destinations to visit along the Spanish border to the east of Tavira, along with Monte Gordo, a favourite destination of the Portuguese holidaymaker.
From Tavira, visit the beautiful City of Seville, the Capital of Andalucia and probably Spain's lovliest city!
Visit Castro Marim, Santa Lucia, Cacela Velha and Cabanas - all having their own quaint but nevertheless individual personalities - all only a few kilometres away.

Tavira is a charming old town often known as the prettiest of the Algarve, with a long history, where time seems to have stood still. There are many small and intimate Portuguese and other restaurants / bars to explore as you stroll around the cobbled streets and riverfront. Freshly caught local fish - a speciality!
The lovely Nature Reserve of Ria Formosa is within only 8 kilometres for the Bird-Watching and Walking enthusiasts.
Traditional Horse-Drawn Carriage provides a different perspective of Historic Tavira.
Miniature Steam Train connects Tavira with outlying villages - a great way to see the town and it's surrounding areas!

Locally, there is Tennis, Horse Riding, a Casino at Monte Gordo and even Bull-fighting from time to time!

"Beautiful villa in a beautiful location"
We had a fabulous holiday in your villa in Tavira, and would love to return in the not too distant future. The large pool and pretty gardens were as you had said – excellent. All the facilities and comforts in the villa were of a high order and we particularly enjoyed the views of the hills and sea from the first floor balcony. Eating lunch and dinner out there was a real treat. We loved the walks into town, the bustle of the place in June and the great weather, bars, restaurants and bistros of Tavira. The beaches are out of this world

"Holiday in Tavira"
We stayed in a fab villa just outside Tavira. We all really enjoyed this holiday! Pool was great and villa had absolutely everything you could possibly need. We walked into Tavira everynight down a gorgeous wee lane and got a taxi home each night which was very cheap. Loved Tavira and the buzz about the place! Found some great restaurants that we will return to one day! Great holiday had by all!

"Perfect for golfers and families alike"
Went on a golfing trip with friends and it ticked all the right boxes: short drive to golf; can walk downhill into Tavira (medieval streets next to river with great choice of bars and restaurants); beautiful views over local countryside; private balcony for sunbathing; shared pool with big grassy area.
Planning to go back with the family who will love the local beaches though will need to use a car (or local taxis) to get there.

"Fabulous accommodation and location"
We thoroughly enjoyed our recent stay, the accommodation has everything needed for a fantastic home from home experience. The location is very peaceful with magnificent views and a short drive will take you into Tavera, an unspoilt, traditional Portugese town. We also walked there on several occasions, taking around 20 minutes, and there is a great choice of coffee shops, bars and restaurants. It is not necessary to hire a car however we did and discovered beautiful sandy beaches and places of interest within easy reach.

We stayed at the property at half term June 2012. We picked a rental car up form Faro Airport and found the property very easily after a 30min drive! The one way system at the complex was a bit confusing at first and we had to ring the agent up...but we picked it up ok after the initial 'getting lost' situation! The villa itself is lovely and having a bathroom for every bedroom is a dream (no waiting for showers) We experienced no problems with water, heat or any electricals. The villa is well equipped and it is almost like being at home..every utensil you can think of. The terrace is great for dining alfresco and for barbecuing. We also watched many a beautiful sunset from here! Tavira is a pictureesque little village, which we will definately visit again! Highly recommended and the beach is Fantastic (a small trip by ferry 5mins)! The walk to Tavira form the villa is around 10/15mins and quite easy, little harder coming back as its uphill !! We used the car most visits though although the younger members of the group did the walk a few times. A great holiday was had by all !!

"Our holiday home from home!"
We love this villa, it's our home from home! This will be our 5th consecutive year, we love it so much!
The villa has everything you need. Fully equipt kitchen including washing machine and dish washer,modern living/dining room with tv, 3 bathrooms , one on each floor, 3 very nicely furnished bedrooms, outside balcony with BBQ and sun longers which you can take out onto the grass instead of lying on the ground! A big plus for us!
We would recommend a car to get your shopping but you can walk down into town and the taxi's are cheap to come back.
Ian and Jan will meet you and give you lots of good tips about the villa and the town, including where to park, where the supermarkets are and nice restuarants.
All in all we would greatly recommend this villa ans Tavira!

This is a really lovely, comfortable villa in a quiet elevated estate with a sea view from one balcony and a mountain view from the other.
It was nice to deal directly with the owner for a change rather than agents and Garry could not have been more helpful expecially as we were booking the holiday at short notice. We stayed in the villa in January so were unable to make use of the pool which looked very inviting. The Villa is really well equipped with everything you could possibly need unlike some others which seem to provide the absolute minimum required
Tevira town is very quaint with a large selection of good, well priced restaurants only 5 mins by car from the villa. About the same distance away is a fantastic and totally unspoilt beach at Pedras De El Rei in the Rio Formosa National Park
We have holidayed in The Algarve several times but this was our first time in Eastern Algarve. We found it much less commercial, more laid back and certainly better value for money.

"Perfect family holiday"
The Villa was really nice and as there were three families plus a small baby it was nice that there were three floors and three bathrooms so we still had our "own space". The kitchen was spacious and it was great that we had a dishwasher and washing machine plus everything else you could want in the kitchen. Also the BBQ and balcony were nice additional features which we enjoyed using. It was so nice for the pool to be right outside and we each had our own sunbed.
We did have a few problems with ants but this didn't spoil the enjoyment of our holiday. as we used some spray. Also one of the dining chairs gave way beneath us but we reported this immediately and it was fixed within hours which we were happy about.
Although a car would have made it easier to get around we managed without one but you need to be aware Villa located on top of a hill so you either need to be fairly fit or get a taxi which we did several times.
Tavira itself is such a lovely town and the beach is beautiful.
We are pleased and indebted to our client for a rounded, honest and informative review. We are very attentive to the immediate needs of our clients should there be accidents or things go wrong. We have employed English Agents, Ian and Jan who know the area and our villa very well, and they are very, very handy indeed at resolving minor problems as they occur. Yes, unfortunately we do see the appearance of ants from time to time, Portugal being quite a hot country, however we and the guests can take sensible preventative measures to ensure that this problem is quickly brought under control, if from time to time, it might appear. "clean and cozy house in quiet and convenient location"
The house was clean and cozy, the roof top balcony was just great. Owner was very helpful and we had no problme getting the key and finding the house even though we arrive really late in the evening. We had a great stay.
