About the home

This recently completed high specification villa is situated within a small leafy and peaceful cul de sac, only a few minutes walk from Tala Village Square, with its small yet diverse collection of bars, restaurants and tavernas. All 3 bedrooms have En-Suite or adjacent bathrooms and overlook the garden, pool and Sea.

The furnishings are not typical of a rental property; the owners have equipped the villa to a very high standard (thus the beds are orthapaedic and sofas are nice and comfy!).

Things to do in the area include Paphos Bird Park, reptile park, horse riding, Akamas Peninsular & Lara Nature Reserve, hiking/walking, buggy safaris, 4 x 4 safaris, sea caves area, sailing and many more. Amusement and water parks in Paphos are also easily accessible from Coral Bay as are numerous archaeological ruins such as the Tombs of the Kings.

The open plan ground floor features a fully equipped kitchen, benefiting from an electric oven and hob, fridge/freezer, microwave, and washing machine. The living area is stylishly furnished with a flatscreen TV (with satellite to include BBC & ITV channels), DVD and CD player. The dining area is furnished with a dining table that comfortably seats 6. The first double bedroom with king-size bed is located on the ground floor and has patio doors that open directly on to the pool terrace. A separate shower room is located close by. Ideal for those who don't want to climb stairs to bed!

A bright and open white marble staircase, leads to the first floor where the spacious landing area (with picture window and seating) and remaining bedrooms are located. The spacious master bedroom features a king-size bed and has a full en-suite bathroom. Patio doors lead onto a large balcony with 'Rattan' sofa set affording a relaxing setting to enjoy the sunshine and views (maybe even with a glass of wine in hand). The final bedroom is a twin bedded room with adjacent shower room and a private balcony overlooking the swimming pool. All 3 Bedrooms benefit from ample cupboard and hanging space. Air-conditioning (which is included in the price) is provided in all bedrooms, living area and kitchen. All bed linen and towels including those for by the pool are provided and changed weekly.

Further details outdoors:
The 8m x 4m private pool is surrounded by a large sunbathing terrace equipped with sunbeds (6), parasols (3) and a poolside shower. A traditonal stone built BBQ is provided along with table and chairs (2 sets) for alfresco dining at all times of day and on those warm summer evenings. The pool, gardens & terraces are all illuminated at night. The Privacy fencing to the front of the garden provides additional screening.

**Please note that this property can be accessed at any time after 3pm on arrival day so don't worry if you have a late flight. You will me met locally by the property manager. We can arrange taxi transfer by our own driver who knows where the property is and assist with car hire from the airport if desired. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis. Air-Conditioning is included in the rental price as is a welcome pack of basic essentials for your arrival.**

The Paphos region

Paphos combines ancient history with a cosmopolitan, modern tourist resort. The area by the coast is known as Kato Paphos and boasts a pretty little harbour and plenty of open air cafes and bars. Further inland is the old town of Paphos, known by the locals as Ktima. With its narrow streets, hustle and bustle, covered market and typically Cypriot atmosphere, it is well worth a visit. As a consequence, Paphos is on UNESCO's World Cultural Heritage list.

Cyprus is famous as the birth place of the goddess Aphrodite, Venus in Roman mythology. She is known as the Ancient Greek goddess of love and beauty. Legend says that she emerged from the sea at Aphrodite’s Rock in a surge of sea foam.

The Tala area

Villa Zivania is situated in the breathtaking hills of Tala, in Paphos. Its elevated position ensures sea views can be enjoyed from the landscaped garden, balconies, and from most rooms of the house. The surrounding area (although recently developed and improved) still retains a very Mediterranean feel and charm with plentiful greenery creating a most serene atmosphere.

Only a 10 minute drive from the Blue Flag beaches at Coral Bay and from the centre of Paphos, Tala is a popular location for visitors, ex-pat residents and holiday home owners alike.

Looking down on the main town of Paphos (out to the Med), and often labelled
the 'Beverley Hills' of Cyprus, Tala offers a peaceful location with a good village heart including a fine selection of bars,restaurants, traditional taverns and other eateries.

Standing above Tala Village, a 5 minute drive way is the imposing 12th Century Monastery of Saint Neophytos. Watersports, diving and horse riding are all within a 15 minute drive. Paphos airport is a 25 minute drive with Larnaca airport under 2 hours away. Car hire is recommended to make the most of your stay.

The village is conveniently situated for Golf at 'Minthis Hills', with a further 3 golf courses less than 30 minutes away by car. The villa provides an ideal location for wedding parties and honeymooners with the many weddings that take place in Cyprus (the island of love), and is perfect for those seeking a peaceful, relaxed lifestyle within close proximity of modern amenities.

“Fantastic villa, voided two years running” This villa is fantastic, clean and everything for a holiday wad provided. A car is required as villa is about 20 mins drive from pathos, but wasn't a problem as we hired one. Tala square 5 mons walk with many restaurants to eat. The villa is fully equipped and a bar-b-q is provided as well which we used many times. Pool was kept very clean during our 2 week stay and wouldn't hesitate to recommend to anyone, a contact number Is provided at the villa for amy problems and the person only lives down the road. We had a wonderful holiday and will definitely be visiting again in the future

"The property was brilliant. Very clean and everything we needed for a great holiday was provided. We had a few nights eating in the villa using the bar b q area which we thoroughly enjoyed. The location for us was great, villa in a quiet location with tala square about 5 mins walk for somewhere to eat. A car is needed if visitors want to go onto pathos. I would recommend melitza in tala square, lovely food for very good value for money. Also a trip to turtle beach is a must and a visit to the last castle, or viklari as the kocals know it, for food (a car is required for both of these) but fabulous beach and food. All information required was provided and the hire car company that was recommended to us was very reasonable. Hannah was great nothing was too much trouble for her when we contacted her throughout our stay. I would like to add is this is our second year in this villa for our main holiday and I wouldn't hesitate on booking again in the future. Thankyou for a lovely holiday"

"The property is in a beuatiful location, quiet and picturesque, but just round the corner from Tala Squar, which is 5 minutes walk, with many places to eat. The villa was fantastic, couldnt have asked for anything more, everything required was provided from a dishcloth to a barbeque!! Pool cleaned twice while we were there, spotless!! Hannah who met us at the villa was very helpful we contacted her a couple of times and nothing was too much trouble. The villa is approximately 15 mins drive from Pathos harbour, which we didnt find a proble as we hired a car for the duration of our holiday. Will definitely, come back again without hesitation, looking to book for next year. Thankyou for a fantastic holiday!!"

"Following our visit to Cyprus in July, we are very pleased to recommend this excellent villa. We found the villa to be bright, very spacious and fitted out to a very high standard. The pool and patio areas are well equipped in order to take advantage of eating out of doors from morning until night. In addition the upstairs balcony affords lovely views and a perfect place to relax and watch the sunset. The modern air conditioning system proved to be essential considering the lovely Cyprus sunshine. There are a number of local restaurants in Tala which we can recommend. Due to the location, being a fifteen minute drive from Paphos, a car is recommended but not essential.''
