We have lovingly renovated and extended this old single storey flint and brick building. Although the old part retains lots of its original character with wonky walls, beams and restored doors, it has all the modern comforts you would expect. All windows are double glazed and full central heating is provided for year round comfort.
All accommodation is on one level, suitable for guests with restricted mobility. It has an open plan lounge, dining area and newly fitted kitchen. The vaulted ceiling with beams and velux windows gives the space an airy and light feeling. It has a comfortable seating area with 32inch flat screen TV with Freeview and DVD player. Ipod docking station and Wi-Fi are also provided. A selection of games, books, puzzles and local information are available. French doors give access to the fully fenced garden and patio area with outdoor furniture and barbeque.
The kitchen is fully fitted with oven, hob, microwave, fridge freezer and integrated dishwasher.
Bedroom 1 has a zip & link king size bed which can be presented as twin beds on request. A large built in wardrobe with hair dryer and built in mirror is provided.
Bedroom 2 has a large double zip & link bed which can also be presented as twin beds. This room contains a smaller built in wardrobe and chest of drawers.
The compact bathroom contains newly fitted bathroom suite with shower-bath, featuring high and low shower fitting, heated towel rail and shaver point by the illuminated mirror.
Washing machine is available by the main house for all guests to use free of charge. Iron and ironing board are also available on request.
Parking spaces for two cars is provided next to the Barn.

The East Anglia region
The Norfolk Broads is England's largest area of wetlands with over two hundred kilometres of navigable waterways which have been popular with holidaymakers since the C19th. We are located a few miles from the medieval city of Norwich with its Norman cathedral and castle, excelent shopping, theatres, cinemas and lovely restaurants and pubs. Within easy reach are the Norfolk coastal resorts from Cromer to Great Yarmouth and the delights of the Sunrise coast between Lowestoft and Southwold and the Suffolk Heritage resorts. Visit the charming county towns of South Norfolk and North Suffolk, explore the winding country lanes, have a meal in the plentiful village pubs, or take in the Stately homes and gardens, historic sites and museums, they are all worth exploring.
Rockland St Mary is located approximate 7 miles south of Norwich with good road connection to the surrounding area. Although quiet and laid back, it is very popular with walkers, birdwatchers, fishermen, boaters and visitors who simply want to get away from the crowds. Only 200 yards from Rockland Staithe, and the village pub, on the famous Wherrymans Way footpath, within easy walking distance of Wheatfen Nature reserve and the RSPB Reserve at Rockland Broad, the cottages are perfectly placed to enjoy the delights of the countryside and the wildlife which this lovely habitat sustains. The relatively undiscovered Rockland Broad hosts a wide variety of migrating birds as well as year round residents such as marsh harriers, barn owls, herons and waterfowl.
